The Quick Read: You qualify by showing a lender three things: the duplex is a legal two-unit home where you live in one unit, your deposits support the income needed after the program’s adjustments, and your combined loan-to-value, credit profile and title all fit the program’s limits. Because you occupy one unit, the file is tiered as a primary residence. That is the most generous tier on the wholesale network Lendmire works with.
- Primary-residence lines reach up to 90% combined loan-to-value (CLTV) only at a 720-or-better credit profile, subject to lender guidelines.
- Business bank statements need a 680 minimum for the deposit analysis. The program-wide credit floor is 600.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
- Lines run from $25,000 to $750,000. Above $500,000, the cap drops to 75% CLTV and a full appraisal is required.
Most investors who ask this question already own the duplex, or are about to buy it. They are self-employed, and their tax returns show less income than their deposits do.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Does a Lender Treat a Duplex You Live In?
A duplex with you in one unit is a primary residence for tiering purposes. That puts it in the same tier as a single-family home you occupy. The rented unit does not turn the file into an investment file, as long as the occupancy is real and stays real.
BiggerPockets’ house-hacking overview describes the duplex strategy the same way: you live in one unit, rent the other, and owner-occupied financing carries a one-year occupancy expectation. Lender policy sets the tier, not the label you put on the deal.
Lendmire is a mortgage broker. It places these lines through select wholesale partners, and those partners run two program structures. This article calls them the higher-leverage program and the longer-runway program. The higher-leverage program reaches the top CLTV tiers. The longer-runway program emphasizes longer draw and repayment terms and tighter tradeline standards. Where a figure belongs to one program only, the text says.
Property type matters before income does. Single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos, are all eligible. On the longer-runway program, a 2-4 unit property needs a 640 minimum credit profile. The network does not offer manufactured homes, co-ops, condotels, log homes, commercial property, mixed-use property or agricultural zoning. A duplex with a storefront below is mixed-use and does not fit.

How Do You Qualify for a Bank Statement HELOC on a Duplex You Live In?
Qualification runs in a fixed order, and a gap at an early step usually sinks the later ones. Here is the sequence a broker walks through before a file goes to a wholesale partner.
1. Confirm the collateral and occupancy. The property must be a legal 2-4 unit residence, and you must actually live in one unit. If you plan to move out soon, say so up front. Occupancy is verified, and a misstated plan is a problem that no later step fixes.
2. Check title. The property must be vested in you as an individual or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A duplex already deeded to an LLC needs a vesting change first, or a different product.
3. Pull the credit profile. Programs use a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not allowed. The program floor is 600. Business bank-statement income needs 680 or better.
4. Document the income. You supply personal or business bank statements for the period the program requires, plus proof of business ownership and self-employment history. The minimum history varies by program.
5. Run the CLTV math. The line plus every existing lien, divided by appraised value, must fit the ceiling for your occupancy and credit tier. Your first mortgage uses up part of that ceiling.
6. Clear the debt-to-income test. Maximum DTI is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% requires a 680 minimum.
7. Order the valuation. Lines at or below $500,000 ordinarily run an automated valuation. Larger lines need a full appraisal.
The next two sections cover steps four and five in more detail, because they cause most of the friction.
How Is Bank Statement Income Calculated on a Duplex File?
The lender totals the eligible deposits across the statement period and averages them by month. Then it removes anything that is not income. Transfers between your own accounts, loan proceeds and refunds come out. On a business-account file, the program also applies an expense factor, which varies by program. The result is the qualifying monthly income.
The result then goes against your obligations. The DTI test is reviewed around the interest-only payment calculated on the maximum draw, not on what you plan to draw. A borrower who intends to take only part of the line is still tested as if the full line were drawn. That catches files that looked fine on a small planned draw.
Two documentation points are specific to duplexes.
Rent deposits. Whether the rent from your second unit counts toward qualifying income depends on the program. Do not build the file on the assumption that it does. If the rent lands in the same business account the lender is analyzing, the deposit analysis can get muddy. Keeping rent in a separate account makes the file easier to read, and it lets the lender decide how to treat it.
Lease evidence. Have the lease or rent roll for the rented unit ready regardless. A lender that counts the rent will want it, and a lender that doesn’t will still want to see that the unit is genuinely tenant-occupied and you are genuinely living in the other.
This product is reviewed against documented income under the applicable program, subject to lender guidelines. It is a fully underwritten line. Not every deposit counts, and ownership and business documents are still checked.
How Much Can You Borrow Against a Live-In Duplex?
The ceiling depends on occupancy, credit and line size. The table shows the network figures for the three occupancy types. Every figure is subject to lender guidelines and full file review.
| Occupancy | Max CLTV | Credit needed | Max line |
|---|---|---|---|
| Primary residence | 90% (at 720+ only) | 600 floor; 680 for business statements | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 90% (at 720+ only) | 640 minimum | $500,000 |
| Investment property | 70% | 700 minimum | $500,000 |
Four rules sit on top of the table.
- A primary-residence line above $500,000 requires a 700-or-better credit profile (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
- A Texas primary residence is a homestead and caps at 80% CLTV. The upper tiers never apply to it.
- New Mexico and Ohio apply a CLTV cap that depends on the credit profile.
- At least 75% of the line is drawn at closing.
Picture a self-employed owner with a 735 credit profile on a duplex where the first mortgage equals 55% of appraised value. At the 90% primary-residence ceiling, the line could use up to 35 points of value. The same file at a 690 profile gets a lower tier, so the room shrinks. Equity alone does not decide this. Credit tier and line size cut the number down as well.
Exposure limits matter for investors with several properties. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
These lines are available in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the DSCR footprint covered below.
Where Do Live-In Duplex Files Stall?
| Situation | How the file reads | What to do |
|---|---|---|
| You live in one unit, other unit rented | Primary residence | Document both leases and your occupancy |
| Both units rented, you move out | Investment tier | Expect 70% CLTV, 700 minimum, $500,000 cap |
| One unit vacant between tenants | Lender judgment call | Ask the lender before applying |
| Second unit used as short-term rental | Varies by program | Disclose it up front |
| Title held in an LLC | Cannot hold title | Re-deed to yourself or a revocable trust |
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. On a bank statement file, the bigger question is whether the lender will count that income at all.
The timing point deserves its own warning. The cleanest moment to open a line is while you still live in the unit. Investors who wait until they have moved out find the file reclassified as an investment, and that tier is more restrictive.
- Listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.
- Texas rules. A Texas primary residence carries a 12-day waiting period, a one-lien-at-a-time rule and 12-month seasoning. Texas properties are limited to 10 acres. Texas second homes and investment properties are eligible as non-homestead transactions.
- Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs. For a foreclosure on a primary residence, one program seasons it in 7 years, and a deed-in-lieu, pre-foreclosure or short sale in 4. The other program declines that history entirely, regardless of age.
- Housing history. The longer-runway program requires two tradelines seasoned 12 months, or one seasoned 24. Housing history must be 0x30x6 and 1x30x12 at 640 and above, and 0x30x12 from 600 to 639. These standards apply across all financed properties.
Why Can a Line Use Bank Statements at All?
A home equity line is open-end credit, and the federal ability-to-repay rule does not cover it. The eCFR text of 12 CFR 1026.43 excludes a home equity line subject to section 1026.40 from its scope. A line therefore lets the lender choose its own method of income verification. Bank-statement analysis is one such method.
That does not mean the lender skips the repayment question. Underwriting still looks at your credit, your housing history, your DTI and your occupancy. The method for measuring income is what changes.
What Happens After Approval?
The line is a standalone product. It can sit in first or second lien position, so your existing first mortgage can stay in place. That matters when the first mortgage is one you do not want to replace.
Primary residences and second homes have two draw structures. One has a 3-year interest-only draw followed by a 17-year fully amortizing repayment. The other has a 5-year interest-only draw followed by a 25-year repayment. Tennessee shortens both, to 3 years and 12 years, and 5 years and 10 years. Investment lines use the 5-year draw and 25-year repayment structure only. Pricing floats across both the draw and repayment periods and never converts to fixed. A quote always carries its own program’s draw and repayment structure.
Once the line is open, the longer-runway program sets a $1,000 minimum for each subsequent draw, with Texas at $4,000.
The CFPB’s HELOC brochure covers the general mechanics every borrower should read. Payments during the draw period are typically interest-only or minimum, they can change, and the full balance is generally due if you sell the home. Federal law also gives you a short window to cancel a line secured by your primary residence.
Variable pricing and the lender’s right to freeze draws are real risks. If you know exactly how much money you need, ask whether a fixed-term product fits better than a line.
When Does DSCR Make More Sense Than a Bank Statement Line?
A bank statement HELOC qualifies the borrower on documented income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The two answer different situations.
DSCR becomes the better fit when you have moved out of the duplex, when both units are rented, or when the property sits in an LLC. A DSCR cash-out refinance can work on a rented duplex held in an entity. The network generally tops out around 75% LTV on cash-out for standard rentals, and 70% for short-term-rental collateral. Roughly 6 months of seasoning is the common expectation. A coverage ratio of 1.00 is where many select programs start, and stronger ratios open better pricing and leverage.
Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the full monthly housing obligation only. Repairs, vacancy, management and utilities sit outside the calculation.
Lendmire’s complete DSCR loans guide walks through that product in full. A DSCR loan is a replacement path rather than a better version of this line, and which one fits depends on how you hold title and where you live.
Key Terms Defined
CLTV (combined loan-to-value): The total of your first mortgage and the new line, divided by the appraised value of the property.
Bank statement income: Qualifying income built from the eligible deposits in your bank statements, rather than from tax returns.
Draw period: The stretch of time when you can borrow against the line and pay interest only.
Repayment period: The stretch after the draw period when the balance amortizes and you can no longer draw.
Vesting: The legal form in which title to the property is held, such as you personally or a revocable living trust.
Owner-occupied duplex: A two-unit property where the borrower lives in one unit as a primary residence.
Frequently Asked Questions
Do I need tax returns for a bank statement HELOC on a duplex?
Not under a bank statement program. The file is documented with your personal or business statements, proof of business ownership and your self-employment history instead. It is still a fully underwritten line. The lender checks credit, housing history, DTI and occupancy, and every figure is subject to lender guidelines.
Does the rent from my second unit count as income?
It depends on the program, so do not assume it does. Some lenders count documented rent and others rely on your deposits alone. Have the lease or rent roll ready either way. Separating rent deposits from the business account being analyzed keeps the file clean.
What happens if I move out after the line opens?
The property becomes an investment property, which carries tighter terms on this network. Investment lines cap at 70% CLTV, require a 700 minimum credit profile and top out at $500,000. A line opened as a primary residence should be read against its occupancy terms. Talk to the lender before you move.
Can my LLC hold title on the duplex?
No. Title must be held by you as an individual or in an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change before applying, or a DSCR cash-out refinance instead.
Does a triplex or fourplex change the rules?
The property types are eligible up to four units. The longer-runway program requires a 640 minimum credit profile on any 2-4 unit property. Five or more units fall outside these programs.
