The Quick Read: Not directly: on the equity lines Lendmire places through its wholesale network, a borrower is reviewed on credit, debt-to-income, and combined loan-to-value, and assets serve as supporting strength rather than as the income that carries the file, so an asset-rich borrower with thin reported income should look at other routes first. Asset-based qualification does exist, but it belongs to a different loan family.
- On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score.
- The maximum line on an investment property is $500,000, subject to lender guidelines.
- Title must sit with you or your revocable living trust, never an LLC.
- Asset depletion (turning savings into qualifying income) is a non-QM tool, mostly used on closed-end loans.
- A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and often fits the asset-rich borrower better.
Three Things People Mean by “Qualified on Assets”
Borrowers use the phrase to describe three different ideas. Mixing them up is the main reason this topic feels confusing.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Assets as reserves. The lender wants proof you could keep paying if the rental sat empty. Experian lists cash reserves among the requirements for a rental-property line for exactly that reason. Here, assets support the file but do not replace income.
Assets converted into income. This is asset depletion. Lenders spread eligible assets over a set number of months to produce a monthly figure. Divisors and discounts by asset type differ from one program to the next.
Rent as the qualifier. A DSCR loan checks whether the property’s rent covers its own payment. Your personal income is not the focus. Your assets still matter, mostly as reserves.
An equity line that is reviewed around savings alone would need to be the second type. In the network Lendmire works with, the equity line is underwritten on the first type plus income and debt ratios.
So Can an Investment HELOC Be Qualified on Assets Alone?
No, not on the lines Lendmire places. Qualification starts with credit, a debt-to-income ratio, and how much equity the property holds.
Here is what the network’s investment-property equity line asks for, subject to lender guidelines and full file review:
- Credit: a 700 minimum. Both the 700 and 720 tiers reach the same 70% combined loan-to-value (CLTV, the total of all loans against the property divided by its value), so a higher score buys eligibility rather than extra leverage.
- Debt-to-income: 50% maximum, measured on the interest-only payment at the maximum draw.
- Line size: $25,000 up to $500,000 on an investment property. Larger lines exist only for primary residences.
- Structure: a standalone line in first or second lien position, with a 5-year draw period followed by a 25-year repayment period.
- Draw at closing: at least 75% of the line is drawn at closing, and the cost of the line floats rather than converting to fixed.
Because the cap is $500,000, an investment line sits in the automated-valuation lane. A traditional appraisal is typically not required, though a borrower can request one.
Market surveys report that rental-property lines commonly want a 720 score and cap leverage at 80%, with at least 20% equity left after a full draw, per Experian. Those are market-wide figures. The network’s investment ceiling is 70% CLTV.
Where does that leave a retiree with a large portfolio and little reported income? The debt-to-income test still needs income to measure against. Lendmire’s piece How to Qualify for an Investment Property HELOC for Retirees Qualifying on Assets Alone walks through that profile in more detail.
Why Investment Lines Look Different From Primary-Home Lines
The same bank can offer a generous line on your home and a cautious one on your rental. Lenders treat the rental as riskier, and Experian notes these lines are less common and harder to qualify for than primary-residence ones.
That shows up in this network as a tiered ceiling. Primary residences and second homes can reach 90% CLTV, but only with a 720 or better profile. An investment property tops out at 70%, with no tier above it.
Many investors also ask why a rental can be financed with less personal-income scrutiny at all. Investor loans are generally treated as business-purpose credit, which sits outside consumer-lending rules. The Federal Register notice on ability-to-repay states that investment-purpose loans are considered business-purpose loans. The OCC’s examination handbook lists credit extended primarily for a business purpose as exempt. The exemption is not automatic, though. A lender must look at the primary purpose of each loan.
How Asset Depletion Works (and Why It Is Not an Equity-Line Tool)
Asset depletion takes eligible assets, divides them by a set number of months, and treats the result as monthly income. Different programs use different divisors, and they also discount assets differently. Retirement accounts often get a haircut, and age can affect whether funds count as accessible.
Three points matter for you:
1. Not every asset counts equally. Cash and brokerage holdings usually count most. Retirement funds are usually discounted. Borrowed money, funds earmarked for closing, and equity in other real estate generally do not count as liquid assets.
2. Seasoning applies. Lenders want assets sitting in your accounts for a stretch, and recent large deposits need explanation.
3. Reserves are separate. Even when assets produce income, lenders typically still want reserves on top.
This method is documented mostly on closed-end loans, such as a purchase or a cash-out refinance. Lendmire does not place asset depletion on the equity lines described here. If a lender advertises an asset-based line, read its terms carefully, because the program is set by that lender and not by any rule.
Which Route Fits Your Profile?
Pick the route by what your file actually has plenty of: income, rent, or savings.
| Your profile | Strongest route | Why |
|---|---|---|
| Steady traditional employment income, one or two rentals | Equity line on the rental | Income and debt ratios carry the file |
| Self-employed, heavy write-offs | DSCR cash-out | Property rent drives lender review |
| Rental held in an LLC | DSCR cash-out | Equity lines cannot be held in an LLC |
| Large portfolio, little income | DSCR cash-out or a non-QM asset program | Rent or assets replace income |
| Several rentals, big draws planned | DSCR cash-out | Equity-line exposure is capped |
This is a starting map, not a verdict. Each file is reviewed individually.
Title, Entity, and Property Rules That Decide the Outcome
On the investment equity lines in this network, title must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan.
If your rental already sits in an LLC, you have two choices. You can change the vesting before applying, or you can use a DSCR cash-out refinance instead, subject to lender program eligibility.
Property type matters too. Eligible: single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Not offered: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned property.
Exposure has limits as well. A borrower is limited to three lines in total, and an owner of more than 15 financed properties is not eligible. Bankruptcy requires 4 years of seasoning from discharge or dismissal. Foreclosure-family events follow a 7-year path, or 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
Availability is narrower than the DSCR footprint. These equity lines are offered in Lendmire’s 16 full-service states, while DSCR investor loans cover 40 states plus Washington, D.C.
What Documents You Still Need
“Qualified on assets” does not mean skipping paperwork. It means the proof takes a different form.
Expect to provide these items, with specifics varying by lender:
- Mortgage statements for the property and any other financed properties.
- A credit report no more than 90 days old at closing, using a single-bureau score model keyed to the primary wage earner.
- Income documentation that supports the debt-to-income calculation.
- Asset statements, where assets are used for reserves or support.
- Leases or a rent roll when rental income is part of the picture.
Many investors expect a rental line to run on the property’s income alone. On the equity line, your debt-to-income ratio is still part of the test.
When the DSCR Cash-Out Is the Better Tool
A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It is the natural fallback for the asset-rich, income-light investor. Lendmire’s complete DSCR loans guide covers the full mechanics.
Typical ranges across the wholesale network, subject to lender guidelines:
- Cash-out leverage: around 75% LTV on a standard rental refinance, with about 6 months of seasoning commonly expected.
- Coverage: 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest tiers.
- Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders).
- Reserves: commonly around 6 months of PITIA (principal, interest, taxes, insurance, and any association dues), though they vary by lender, leverage, and loan size.
- Title: an LLC can hold the property, subject to lender program eligibility.
Here is the trade-off to weigh. An equity line gives you a revolving balance for small, repeated draws. A cash-out refinance replaces the existing loan with a new one and delivers the proceeds in a lump sum. If you plan several modest draws over time, the line fits. If you want one large injection for a down payment elsewhere, the refinance usually fits better.
One caution on DSCR math: the ratio compares rent to the mortgage payment only. Clearing 1.00 does not mean the property produces positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
What Breaks These Files
A few patterns come up again and again:
- Equity-rich, asset-poor. Lots of equity with thin reserves and weak credit will hit the 700 floor or the reserve expectation.
- Asset-rich, income-poor. Savings that cannot be converted to qualifying income leave the debt-to-income test with nothing to measure.
- LLC title. The property cannot be financed on an equity line until the vesting changes.
- Ineligible property types. Manufactured homes, log homes, and the other categories above are not offered.
- Hidden leverage. A first mortgage already near 70% of value leaves little room for a second lien.
Risk deserves a plain sentence. A HELOC typically is a second mortgage, and your rental is the collateral, so Experian notes the lender could foreclose if you fall behind. The line is also interest-only during the 5-year draw, and the payment steps up when repayment begins.
Frequently Asked Questions
Can retirement accounts count toward an investment HELOC?
They can count as reserves, depending on the lender and whether the funds are accessible. They do not replace income on the equity lines Lendmire places. Retirement balances are typically discounted whenever any program counts them, so expect less than the face value.
Does a bigger down payment or bigger savings balance raise my CLTV limit?
No. The investment ceiling stays at 70% CLTV regardless of how much you hold in savings, and credit above 700 buys eligibility rather than extra leverage. Savings help with reserves, not with the leverage cap.
Can I use a HELOC on my primary home to buy a rental instead?
Often, yes, and it is a different product with different rules. A primary-residence line can reach higher leverage, but it puts your home at risk, and the rental purchase itself still has to meet its own loan requirements. Compare the exposure before choosing.
What if my rental is already in an LLC?
An equity line cannot be written against it, since LLCs cannot hold title on these lines. You can move title to yourself or a revocable trust first, or use a DSCR cash-out refinance, subject to lender program eligibility. Moving title can have other consequences, so confirm it with your attorney and lender first.
Is a no-income-documentation investment line a real option?
Not in the literal sense. Verification changes form but does not disappear. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, while assets and credit still get reviewed.
