How to Qualify for a DSCR HELOC When Rent Comes From Airbnb

How to Qualify for a DSCR HELOC When Rent Comes From Airbnb

The Quick Read: Through select programs, a DSCR HELOC qualifies primarily on property-level rental income covering the payment, and that income is the lease and the appraiser’s market rent, not your Airbnb booking history, so a nightly-only host usually needs a lease in place first, subject to lender guidelines. A DSCR HELOC is a home equity line on a rental, tested on the rent instead of your personal income. Lendmire arranges these lines as a broker through a wholesale lender in its network.

  • The rent test is a minimum 1.10x coverage ratio, run on a stress payment over the entire credit limit.
  • Rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.
  • A lease in place is required, so a furnished lease on a hosted unit can work where pure nightly bookings do not.
  • A second lien reaches up to 70% combined loan-to-value at a 720 score or better, on lines of $50,000 to $500,000.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What Is a DSCR HELOC, and Why Does Airbnb Complicate It?

A DSCR HELOC is a revolving line of credit on a non-owner-occupied rental, qualified on the property’s rent. It is written as a standalone second lien behind the first mortgage you keep. It can also be a standalone first lien on a rental with no mortgage.

Nothing about your paycheck enters the file. There is no traditional personal-income documentation: no W-2s, pay stubs, or debt-to-income ratio. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You can hold title in your LLC, and the members sign as guarantors.

Airbnb complicates this because the whole test starts with a rent number, and a nightly booking calendar is not a lease. Across the wholesale network Lendmire works with, the home equity line side of the market is built around leases. The purchase and refinance side is where short-term income gets more flexible treatment. Investors often assume the flexibility carries over to a line of credit. On this program it does not.

Key Terms Defined

DSCR (debt-service coverage ratio): Gross monthly rent divided by the qualifying payment. A result of 1.10x means rent is 110% of the payment.

HELOC: A home equity line of credit, which lets you draw against equity in a property up to a set limit.

Second lien: A loan recorded behind your existing first mortgage. If the property is ever sold or foreclosed on, the first mortgage is paid first.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

Stress payment: A fully amortizing payment on the whole credit limit, calculated at a higher test rate than the line starts with. It is a qualifying figure, not what you pay each month.

Form 1007: The appraiser’s single-family rent schedule, which estimates market rent from comparable properties leased by the month.

How Does Underwriting Treat Airbnb Rent, Step by Step?

Underwriting treats the property as a landlord’s rental. It reads the lease, compares it to the appraiser’s market rent, and tests the lower figure against a stress payment on the full line, unless three months of rent receipts support a lease above market. Booking history is not the coverage figure. Here is the sequence on a typical file.

Step 1: Choose the lien position. If you keep a first mortgage, the line is a second lien. If the rental has no mortgage, the line can be a first lien. A first lien is never available while a mortgage remains on the property.

Step 2: Show a lease. A lease in place is required. For a host, that usually means a furnished lease with a tenant who stays for a set term. A two-to-four-unit property may have at most one vacant unit.

Step 3: Get the appraiser’s market rent. The valuation includes the appraiser’s rent estimate. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. Confirm early how the lender wants those receipts documented.

Step 4: Run the coverage test. The qualifying payment is principal and interest on the entire credit limit at the stress rate. Taxes and insurance are not part of it. Gross monthly rent divided by that payment must reach at least 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

Step 5: Check combined leverage and credit. A second lien reaches up to 70% CLTV at a 720 score or better, on lines up to $500,000. A first lien on an unencumbered rental reaches 75% LTV at 740 or better and 70% from 700 to 739, on lines to $500,000. Lines above $500,000, up to $1,000,000, are capped at 65% LTV at 720 or better. All of this is subject to underwriting. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Step 6: Clear the property and seasoning rules. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Condotels, row homes, rural-designated properties, and leaseholds fall outside the program, which matters because many vacation rentals sit in condo-hotel buildings.

Why the appraisal form matters

The appraiser’s rent form is where a host’s expectations usually collide with the rent figure. Fannie Mae’s appraiser update explains that Form 1007 calls for indicated monthly market rent, built from comparables leased by the month. It says the form cannot be used to estimate a nightly fee for a short-term rental. The same page notes that a lender treating short-term income as business income does not need the 1007.

HousingWire reports that applying a 1007 to a short-term rental can produce artificially low coverage ratios, and it recommends a narrative addendum for short-term income. McKissock, an appraiser-education provider, adds that appraisers do not assess income at all. That is the lender’s job.

Here is the practical takeaway. Multiplying your nightly rate by 30 does not produce the rent figure on this line. The appraiser’s monthly comparables and your lease do.

How Does a DSCR HELOC Compare With the Alternatives?

A bank HELOC on a rental usually runs on your personal income and debt ratios, while a DSCR HELOC runs on the property’s rent. A DSCR cash-out refinance replaces your first mortgage instead of sitting behind it. The table compares them side by side.

Factor Bank investment HELOC DSCR HELOC DSCR cash-out refinance
What is reviewed Your income and debts The rental’s rent The rental’s rent
Your first mortgage Stays in place Stays in place (second lien) Paid off and replaced
Rent basis for Airbnb Often not credited Lease and market rent Varies by program
Personal income tested Yes No No
Title in an LLC Often individual only Allowed Depends on program

The bank column describes how many banks and depository lenders structure these lines. The refinance column describes a different product with its own rules, which differ from this program. Some DSCR purchase and refinance programs review short-term income from an appraiser’s analysis or booking history. Treatment varies by lender, so ask before assuming.

Which Type of Host Are You?

Your rental type decides your path. A furnished lease points to this line, nightly-only hosting usually points elsewhere, and a new listing waits on seasoning.

The nightly-only host

You have no lease, only guest bookings. This line is not built for you as the property stands, because a lease in place is required. You have three options: convert the unit to a furnished lease, wait and use a different product, or ask about a DSCR refinance program that reviews short-term income.

The host with a furnished lease

You rent the unit furnished to a tenant on a lease. This is the cleanest fit. The lease is your rent figure, the appraiser’s market rent checks it, and the file runs like any other landlord’s.

Pay attention to the comparison. If your lease is above the appraiser’s market rent, rent is the lesser of the two unless three months of receipts support the higher lease. Gather those receipts before you apply.

The newly bought or newly converted listing

Seasoning is the waiting period between events. Here, the line is not available on a rental bought or refinanced in the last 6 months, and title must have been held for 6 months. A property you bought last quarter simply is not ready. A listing you converted to a lease on a property you have owned for years may be.

The LLC-held property

An LLC on title is allowed, because the property is an investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Per lender program requirements, the borrowers on the line need not match the borrowers on your first mortgage.

One more caution for hosts: short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Worked Example: Tracing One Rental Through the Test

Run the numbers on a duplex held in an LLC with a first mortgage and a 720 score. The figures below are modeled assumptions for illustration only, and the lender’s calculation governs.

Say the owner wants a line sized to land near 70% CLTV. The lender sets the stress payment on the full credit limit, not on what the owner plans to draw. That detail matters less than it sounds, because at least 80% of the line is drawn at closing anyway. The test payment and the real payment are closer than they seem.

Now compare three versions of the same property.

  • Version one: The furnished lease and the appraiser’s market rent are close. Rent covers the stress payment at roughly 1.25x. That clears the 1.10x minimum.
  • Version two: The owner’s lease is higher than the appraisal’s market rent, and no receipts exist. Rent defaults to the appraiser’s figure. Coverage lands near 1.05x, which falls short.
  • Version three: Same as version two, but the owner shows three months of receipts that support the higher lease. The lease counts, coverage moves toward 1.15x, and the file can be reviewed.

When coverage falls short, the owner can ask for a smaller line, since the stress payment scales with the credit limit. Another fix is waiting to build the receipts. Each option is subject to lender guidelines, credit approval, and property review.

Lendmire’s team sees this pattern often. Files for hosts rarely fail on credit. They fail on the rent basis, because the owner priced the calendar and the lender priced the lease. Putting the lease and the appraisal side by side before applying prevents most surprises.

Documents You Will Still Need

The line skips the personal income file, but it is far from an empty file. Expect to provide the following, subject to underwriting.

  • Government ID and authorization for a credit report, with the score tier taken from the lender’s own report.
  • The current lease, plus rent receipts if you rely on the receipts exception.
  • A mortgage statement for the first mortgage, if you are taking a second lien.
  • Entity papers if the property sits in an LLC, with guarantor signatures from the members.
  • Hazard insurance covering both liens, and flood coverage where required.
  • A valuation: an automated valuation with a property inspection report on lines up to $400,000, or a full interior appraisal. Appraisal waivers are not accepted, and lines above $400,000 always take a full interior appraisal on Form 1004, 1073, or 1025.
  • Title work, which is a full policy on a first lien and on larger second liens.

Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible on this program. Mortgage history needs no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale, or deed-in-lieu.

Why Airbnb Files Get Declined, and What to Do

Most declines trace to the rent basis or the property type. The table lists the common causes with the usual fix.

Problem What happens Usual fix
No lease No rent basis to test Convert to a furnished lease
Lease above market Rent falls to market figure Document three months of receipts
Coverage under 1.10x Stress test fails Request a smaller line
Condotel or rural property Property type is excluded Look at other products
Bought in last 6 months Seasoning not met Wait, then reapply
Listed for sale recently Excluded for a 2-month window Wait out the window
Score under 720 on a second lien No second-lien tier Improve the score or review other options

Notice what is missing from the list: your booking calendar, your occupancy rate, and your review score. None of them sets the coverage figure on this line. Strong hosting performance helps you on the products that review short-term income, but it does not change the rent test here.

What If the DSCR HELOC Does Not Fit?

If the unit is nightly-only or the coverage falls short, you have real alternatives. The right one depends on whether you want the line, the cash, or the short-term income credit.

A DSCR cash-out refinance replaces the first mortgage and pulls equity in one lump sum. Some DSCR programs review short-term income from an appraiser’s analysis, trailing history, or a data projection, though terms differ widely and are not this line’s rules.

Some hosts have strong bank deposits and little else on paper, and a broker who sees several lenders can help them find a product that fits.

The decision usually comes down to three questions. Do you want to keep your first mortgage? Do you have a lease? Does your coverage clear 1.10x? If yes to all three, the DSCR HELOC fits. If not, a broker who sees several lenders can point you to the product that does.

Frequently Asked Questions

Can I qualify if I only host on Airbnb and have no lease?

Not on this program as written, because a lease in place is required. Rent used for lender review comes from the lease and the appraiser’s market rent, not from platform income. Converting the unit to a furnished lease, or looking at a DSCR refinance program that reviews short-term income, are the usual paths.

Do I need tax returns or W-2s?

No. The line is reviewed on the rental’s income instead, with no traditional personal-income documentation, W-2s, pay stubs, or personal income calculation, subject to lender guidelines. You still provide a credit report, the lease, insurance, entity papers if applicable, and a valuation.

Can my LLC be the borrower?

Yes. Title can be vested in your LLC, since the property is an investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.

How long must I own the property first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Does the program work in every state?

No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Property types such as condotels, rural-designated property, row homes, and leaseholds are also outside the program.

Next Step

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote. Programs change, and every file is underwritten individually, so nothing here is a commitment to lend.

Short-term rental income earns its keep on the purchase side, but a home equity line still asks what a tenant will pay, which is why a furnished lease so often turns a nightly-only host into a qualifying landlord.

About Lendmire
