Can You Get an Investment Property HELOC With High DTI?

Can You Get an Investment Property HELOC With High DTI?

The Quick Read: Usually not. A traditional investment-property line is underwritten on your personal credit and debt-to-income ratio (DTI, your monthly debts divided by gross monthly income). Across the wholesale network Lendmire brokers through, the ceiling is 50% DTI, so a borrower above that line generally needs a rent-qualified DSCR loan instead.

  • The network tests an investment line at a 50% maximum DTI, with a 700 minimum credit score.
  • The payment tested is interest-only on the full line, so an unused line still counts against you.
  • Investment lines cap at 70% combined loan-to-value (CLTV) and $500,000.
  • Title must sit with you or a revocable living trust, not an LLC.
  • DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

Lendmire is a mortgage broker. It arranges financing through select lenders in its wholesale network and does not lend directly.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does High DTI Mean on a Rental Line?

On an investment-property line, high DTI means anything near or above 50%. That is the maximum across the network, and a ratio above 45% requires at least a 680 credit score. Investment lines already floor at 700, so that second test never becomes the binding one. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

DTI is simple math. Add every monthly debt payment, including the proposed new line. Divide by gross monthly income. A borrower with four financed rentals, a primary mortgage, and a car loan can hit 50% long before equity runs out.

Market surveys point the same direction. NerdWallet reports that rental-property lines come with a smaller lender pool and stricter terms, and that DTI around 50% may be acceptable at some lenders based on projected rental income. Those are market-wide figures. The network figure is the one above: 50% maximum, qualified on credit and DTI.

How Do Lenders Test DTI on an Investment Line?

They test the interest-only payment on the maximum draw, not the balance you actually borrow. A $300,000 line with nothing drawn still adds a full-line payment to your debts. This catches many investors off guard.

1. Equity test. Value times the CLTV ceiling, minus all existing liens, sets the room. The CFPB’s HELOC booklet describes the same sizing logic: a percentage of appraised value, less what you owe.

2. Credit review. Investment lines require at least 700 on this network. A 720 profile reaches the same 70% CLTV, so credit above 700 buys eligibility rather than extra leverage.

3. DTI test. All debts plus the full-line payment, divided by gross income.

4. Valuation. Because investment lines cap at $500,000, they sit in the automated-valuation lane and commonly close without a traditional appraisal. A borrower may still request a full appraisal.

5. Title review. The property must be held by you individually or in a revocable living trust.

Opening the line before you stack more mortgages helps. DTI is lowest at the moment you have the fewest financed properties.

Does Rental Income Fix a High DTI?

It depends on the lender, and on this network a standard rental line is underwritten on credit and DTI, not on rent. Some lenders elsewhere count a portion of projected rent. The network’s investment line does not let rent carry the file.

So a borrower hoping the lease will rescue a 55% DTI should expect disappointment. Rent matters a great deal on a DSCR loan, which is a different product with a different test.

What Are the Rules for Investment Lines on This Network?

The parameters are narrow and specific. They are subject to lender guidelines and full file review, and none is a commitment to lend.

Factor Investment-property line
Max CLTV 70%
Line size $25,000 to $500,000
Minimum credit 700
Max DTI 50%
Structure 5-year interest-only draw, 25-year repayment
Title Individual or revocable living trust
Number of lines Up to three per borrower

At least 75% of the line is drawn at closing, and pricing floats rather than converting to a fixed figure. The CFPB describes a HELOC as an open-end line secured by home equity, meaning value minus what you owe. A borrower who owns more than 15 financed properties is not eligible.

Eligible property types include single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

The line is also available only where Lendmire has full-service licensing, which is 16 states. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Which Edge Cases Block a High-DTI Borrower First?

LLC ownership. An LLC, corporation, partnership, or land trust cannot hold title on these lines. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. This is the sharpest structural difference from a DSCR loan, subject to program terms.

Several rentals. Each line is secured by one property. A borrower is limited to three lines. Personal DTI usually binds before equity does.

Credit history. Bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on investment files follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows 4 years.

Recently listed property. In several states, including IN, NC, PA, TN, TX, and WA, a property listed for sale within the past 60 days is ineligible.

Borrower profile. The credit report can be no more than 90 days old at closing, and no rescores are allowed.

What Can You Do If You Are Over the Limit?

Match your move to how far over you are. There is no single fix.

Your situation Likely next move
Slightly over 50% Pay down a revolving or auto balance, or request a smaller line
Well over 50% Skip the personal-income route and look at DSCR
Property held in an LLC DSCR cash-out refinance, or a vesting change
Credit under 700 Rebuild first, or use a DSCR path where credit tiers differ
Many financed rentals DSCR, reviewed property by property

Shrinking the line works because the full-line payment is what gets tested. Cutting a requested line in half cuts that payment in half. Paying off a loan that carries a high monthly payment can help even more, since DTI counts payments, not balances.

Consider a borrower just above the ceiling because of a large line request. Asking for a smaller line may bring the ratio under 50%, while still keeping the draw useful. Leverage stays capped at 70% CLTV either way.

When Does DSCR Beat a HELOC for a High-DTI Investor?

When your personal debt load is the problem and the property’s rent is the strength. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR (debt service coverage ratio) is monthly rent divided by the monthly payment, which covers principal, interest, taxes, insurance, and any association dues.

Because the review is property-based, one more cash-out does not stack onto a personal DTI figure. For the full picture, see Lendmire’s complete DSCR loans guide.

Realistic expectations matter here. DSCR is not a no-questions product. Lenders still review credit, the lease, valuation, entity papers, and title. And clearing 1.00 does not mean the property produces positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Typical network ranges for DSCR cash-out refinances:

  • Leverage tops out around 75% LTV on a standard rental cash-out, and 70% on a short-term-rental cash-out.
  • About 6 months of seasoning is the common expectation.
  • A 620 credit floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
  • Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders.
  • Reserves commonly run around 6 months of PITIA (principal, interest, taxes, insurance, and association dues), though they vary by lender, leverage, loan size, and transaction type.
  • 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Here is the honest tradeoff. A DSCR cash-out replaces your first mortgage and raises the balance, which lowers the coverage ratio. A HELOC leaves the first mortgage alone. If your current first mortgage is one you want to keep, a line is attractive, and if your DTI blocks it, the cash-out is the workaround.

Can You Use a Line on Your Own Home Instead?

Some investors do. A line on a primary residence is a different product with its own, higher ceiling, and it is underwritten on your income and debts just like any owner-occupied line. High DTI hurts there too. The advantage is leverage: primary-residence lines can reach higher CLTV tiers, but those tiers carry stricter credit requirements.

If you already have a strong 700-plus profile and moderate DTI, a primary-home line may be worth a look. If your DTI is the problem, moving the collateral does not change the ratio.

A Pre-Application Checklist

Before you apply for any personal-income line, run through these.

  • Add up every monthly debt, including each financed rental, and divide by gross income.
  • Add the full-line payment, not the amount you plan to draw.
  • Confirm your credit score is at or above 700.
  • Confirm how the property is titled.
  • Gather the first-mortgage statement, insurance declaration, and vesting deed.
  • Check that you are within the three-line limit and the 15-property cap.
  • Pull a credit report that will be fewer than 90 days old at closing.

Do this before the hard credit pull, not after.

Frequently Asked Questions

Is a HELOC on a rental property harder to get than on a primary home?

Yes. Lenders see rentals as riskier, so the pool of lenders is smaller and terms are stricter. On this network an investment line tops out at 70% CLTV and requires a 700 score, while primary-residence lines can reach higher tiers with a 720 profile. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Does the unused part of the line count toward DTI?

On this network, yes. The payment tested is interest-only on the maximum draw, so the full line counts whether you borrow it or not. That is why requesting a smaller line can help.

Can I get a rental HELOC if the property is in an LLC?

Not on this network. Title must sit with an individual or a revocable living trust. An LLC-held rental generally needs a vesting change or a DSCR cash-out refinance, subject to program terms.

Do HELOCs have fixed rates?

Usually not. On this network, pricing floats across both the draw and repayment periods.

What if I am self-employed with a high DTI?

Bank-statement documentation can help establish income, and business accounts need a 680 minimum for the deposit analysis. But investment lines already floor at 700, so income documentation is rarely the binding limit. If DTI is still above 50%, DSCR is the stronger path.
