Home Equity Lines on a Rental Property for Landlords: What Qualifies

Home Equity Lines on a Rental Property for Landlords

The Quick Read: A landlord can get a home equity line on a rental property, but few lenders offer one, the file is judged on the borrower rather than the rent, and the limits are tighter than on a line against your own home. Lendmire is a broker, so it places these files with select wholesale partners and never lends itself.

  • On an investment property, the network ceiling is 70% CLTV (combined loan-to-value), with a maximum line of $500,000, subject to lender guidelines.
  • The minimum credit profile on an investment line is 700. Above 700 buys eligibility, not extra leverage.
  • Title must sit in your own name or a revocable living trust. LLCs cannot hold title on these lines.
  • If the rent is what makes your file work, a DSCR loan is usually the better fit.

Two Routes: A Line on the Rental or on Your Home?

The phrase covers two different products. One line is secured by the rental itself. The other is secured by your primary residence, with the cash going to the rental.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Factor Line on the rental Line on your home
Collateral at risk The rental Your residence
Network ceiling 70% CLTV (investment) Up to 90% CLTV, only at 720+ (primary)
Credit floor 700 Lower tiers exist
Who is underwritten You, personally You, personally
Main drawback Fewer lenders, tighter limits Your home backs an investment

Both routes qualify the borrower, not the building. The rental-secured line keeps the risk contained to the investment. The home-secured line is easier to find and allows more leverage, but a missed payment can threaten the place you live.

Key Terms Defined

HELOC: A home equity line of credit, a revolving credit line you borrow against repeatedly up to a set limit.

CLTV: Combined loan-to-value. It adds your first mortgage and the new line together, then divides by the property’s value.

Draw period: The stretch when you can borrow from the line, usually paying interest only. Repayment follows.

Vesting: How title is held, such as an individual, a revocable living trust, or an LLC.

DSCR: Debt service coverage ratio. It divides monthly rent by the monthly payment (principal, interest, taxes, insurance, and any HOA dues).

Automated valuation: A computer estimate of value used in place of a traditional appraisal.

How Underwriting Treats the Line, Step by Step

Underwriting follows a fixed order, and the first test is about you. Here is the sequence across the lenders that place these files.

1. Collateral is chosen. The lender confirms the property is an eligible type and that title is held in an eligible way.

2. Equity is measured. Value times the allowed CLTV, minus every lien already on the property, gives the maximum line.

3. Credit is pulled. On an investment line, the profile must reach 700. Some programs key the score to the primary wage earner.

4. Debt-to-income is tested. The ceiling is 50%, and the payment is calculated on the interest-only amount at the maximum draw, not on what you plan to borrow.

5. Value is set. Lines at or below $500,000 usually run on an automated valuation, so a traditional appraisal is commonly not needed. You can still request one.

6. Closing draw is set. At least 75% of the line is drawn at closing, so this is not a pure standby reserve.

Notice what is missing. Nobody divides rent by payment. On a DSCR loan, that division is the whole file, and the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

What Qualifies on an Investment Line

An investment-property line through the network runs to 70% CLTV, requires a 700 credit profile, and caps at $500,000. There is no higher investment tier. Credit scores of 720 and 700 reach the same leverage, so a stronger score does not buy a bigger line.

Market surveys paint a similar but looser picture. NerdWallet reports that many lenders want a 720 score or higher on a rental and that the ceiling is commonly 80% or below. Within the network, the investment figure is 70% CLTV, and nothing above it exists.

The structure is also narrower than most landlords expect:

  • The line sits in first or second lien position.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.
  • Pricing floats through both phases and never converts to fixed.
  • Line sizes run from $25,000 up to the $500,000 investment cap.

Because the cap is $500,000, an investment line is typically in the automated-valuation lane, though a borrower can request a full appraisal. A line above $500,000 is available only on a primary residence and needs a full appraisal.

Availability is narrower than the DSCR side. These lines are offered in 16 full-service states, while Lendmire’s DSCR programs span 41 markets, including Washington, D.C.

Title and Entity: Where LLC Owners Get Stuck

Title decides the product before credit does. The vesting must be an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That makes this the sharpest difference from a DSCR loan. DSCR loans commonly lend to LLC-titled properties, subject to lender program eligibility. A rental already deeded to an LLC needs a vesting change before a home equity line is possible, or a DSCR cash-out instead.

Be careful with a re-title when a mortgage is in place. Moving title can run into the first mortgage’s due-on-sale clause, so check the note before you sign a deed. Talk to your attorney first.

Which Properties Are In and Out

Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums are eligible, including non-warrantable condos. Not eligible are manufactured homes, co-ops, condotels, log homes, commercial property, mixed-use property, and agricultural zoning.

Keep that list in mind if your portfolio is a mix. The DSCR side also does not offer manufactured homes (single- and double-wides), log homes, or barndominiums, so those properties need a different plan entirely.

How Much Line Does the Equity Support?

The formula is the same one the CFPB’s HELOC booklet describes: take a percentage of appraised value, then subtract what you already owe. The booklet also says the lender weighs your ability to repay using income, debts, and credit history.

Run it on a rental in percentages:

  • Free and clear: At 70% CLTV, the line can reach 70% of value, capped at $500,000.
  • With a first mortgage at 55% of value: The room is 15% of value, in second lien position, before the cap.
  • With a first mortgage at 70% of value or more: No room remains on an investment line.

That last case surprises people who bought with a high-leverage purchase loan. A larger down payment on a DSCR purchase raises equity and can lift coverage. It never erases leverage caps, credit floors, or property eligibility, though, and the same logic applies here. Equity helps, but the credit and debt-to-income tests still have to pass.

Where the General Rule Breaks

Most rules about these lines bend in a handful of places. Here are the ones that matter.

A line on your home carries a different risk. According to the CFPB, a HELOC is an open-end line you can draw on repeatedly, and failing to repay can cost you the home. Pledge your residence for a rental purchase, and a vacancy or a repair bill becomes a threat to your own house. On a primary residence, the ceiling reaches 90% CLTV, but only at a 720 or better credit profile.

Portfolio size caps eligibility. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Past credit events carry long clocks. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Variable pricing flows to cash flow. With pricing that floats through the draw and repayment, your payment can move. The line can also be frozen or reduced in certain circumstances, so do not treat it as a permanent reserve.

Mixed use muddies the records. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Practitioners see the same pattern on many files. A landlord with a strong personal profile and a free-and-clear rental fits the line well. A landlord with several mortgaged rentals, an LLC wrapper, and income that depends on the rent rarely fits at all. Those files tend to move to DSCR the moment the title or lien position is reviewed.

When a DSCR Loan Fits Better

A DSCR loan makes sense when the rent, not your paycheck, is the strongest part of the file. Start with the complete DSCR loans guide if the product is new to you.

Typical ranges across the network look like this, subject to lender guidelines:

  • Purchases usually land at 75%-80% LTV (20%-25% down). Select programs reach 85% LTV with roughly a 700+ score.
  • Cash-out refinances top out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation.
  • A 620 credit floor exists in parts of the network, most programs want about 660, and 700+ opens the strongest tiers.
  • Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and reserves are commonly around 6 months of PITIA, which varies by lender, leverage, and loan size.
  • Coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Terms center on a 30-year fixed, with 40-year and interest-only options through select lenders.

One caution. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the ratio.

Situation Better fit

Rental titled in an LLC DSCR cash-out
Wants to keep a favorable first mortgage Line on the rental, or a home line
Income depends on rental coverage DSCR
Borrower owns more than 15 financed properties DSCR

Frequently Asked Questions

Can an LLC take out a home equity line on a rental?

No, not on these lines. Title must be held by an individual or a revocable living trust. If the property is already in an LLC, the options are a vesting change or a DSCR cash-out, subject to lender program eligibility.

Does my rental income count toward qualifying?

Not the way it does on a DSCR loan. The line is underwritten on your credit, your debt-to-income ratio (50% maximum), and the property’s equity. Rent is not divided by the payment, which is why landlords with thin personal income often move to DSCR.

Do I need an appraisal?

Usually not on an investment line. The $500,000 cap keeps these lines in the automated-valuation lane, so a traditional appraisal is commonly not required. You can still request a full appraisal.

Can I leave the whole line undrawn as a reserve?

No. At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods, so factor in a payment that can move.

How many lines can I hold?

Up to three, and a borrower owning more than 15 financed properties is not eligible. Growing portfolios often shift to DSCR for that reason.
