The Quick Read: A super jumbo bank statement cash-out turns twelve or twenty-four months of deposits into qualifying income, then tests that income against leverage, reserves, valuation and the use of the proceeds, and the title’s compressed schedule depends almost entirely on how complete and clean the file is on day one. Timing varies by file, and Lendmire does not promise a specific timeline. Each file is underwritten individually, through select wholesale programs, subject to full underwriting.
- Income comes from eligible deposits after an expense ratio, not from tax returns.
- Leverage steps down as the loan grows, and every loan above $4,000,000 is reviewed case by case before submission.
- Missing statement months, unexplained deposits and an undocumented expense ratio are the usual reasons files stall.
- Reserves, the appraisal and the purpose of the cash-out each run as separate checks.
What a Super Jumbo Bank Statement Cash-Out Actually Is
Super jumbo is a lender-defined label, not a regulated one. Across the wholesale network Lendmire works with, loan amounts run from $300,000 to $30,000,000 through two program types. A portfolio non-QM program carries files to $6,000,000. A bank portfolio program carries twelve-month-statement files to $30,000,000 on its own size ladder, and that ladder begins above $4,000,000 and overlaps the portfolio program to $6,000,000.
The borrower this serves is a founder, physician, attorney, entertainer or investor whose tax returns understate real cash flow after write-offs. Qualification runs on documented deposits, assets or property cash flow instead of tax returns, subject to lender guidelines. It is documented underwriting, not a shortcut. Lendmire’s complete DSCR loans guide covers the property-cash-flow path for investors who would rather not use personal income at all.
How Underwriting Treats the File, Step by Step
Step 1: Intake and documentation lane. The first decision is which income path fits. Options are twelve or twenty-four months of personal or business bank statements, a profit-and-loss method, an asset allowance, or an assets-only path. Choosing the right lane up front protects the schedule more than any later effort. The bank portfolio program uses twelve months.
Step 2: Turning deposits into income. Underwriters total the eligible deposits, remove transfers and non-income credits, and apply an expense ratio. They then divide by the number of statement months. Business statements require at least 25% ownership. The expense ratios used across most programs are:
| Business profile | Typical expense ratio |
|---|---|
| Service business, no employees | 20% |
| 1-5 employees | 40% |
| 6+ employees or any product business | 50% |
| Accountant-provided ratio | Per the accountant’s letter |
A profit-and-loss method is also available, capped at 80%. Transfers from the borrower’s own business into a personal account count at 100%. Statements must be consecutive, and a transaction history never substitutes for a statement.
Here is the arithmetic in plain terms. A product business at the 50% ratio keeps half of its eligible deposits as qualifying income, so a clean transfer history from business to personal account can matter more than the headline deposit total. Qualifying income is then tested against a debt-to-income limit of up to 50%.
Step 3: What reviewers actually flag. In one SEC due-diligence filing, a reviewer flagged a file that held only some of the required business statements. The missing months blocked complete income verification, so the file stalled. Those exhibits also show reviewers asking for the expense ratio on the income worksheet, backed by a business narrative. The conditions are mundane, and they are the ones that cost time.
Step 4: Credit and liabilities. The credit floor is 660 on the portfolio program to the super-jumbo line, and 700 above it. The bank portfolio program keeps its own 680 floor at every size. A band’s top leverage often needs a higher score, so a lower score takes a lower leverage cell within the same band.
Step 5: Valuation. Larger balances often draw added valuation review. The pace of this step depends on appraiser panel depth and on whether the report supports its figures cleanly. Treat it as the least controllable step and order it early.
Step 6: Reserves, conditions, clear-to-close. Reserves are months of the full payment held after closing. Underwriters then issue conditions, review the answers and clear the file.
Cash-Out Limits: The Lowest Result Controls
Four ceilings apply at once, and the lowest one decides the proceeds: income and debt-to-income, the leverage ladder, any cash-in-hand cap, and reserves.
Cash-out leverage falls with loan size. On a primary residence, a cash-out refinance reaches 80% up to $1,500,000 and 75% from $1,500,000 to $2,000,000. It reaches 70% from $2,000,000 to $3,000,000 and 65% from $3,000,000 to $4,000,000, where the top cell at $3,500,000 and above needs a 760 score. From $4,000,000 to $5,000,000 on a bank portfolio program, a primary-residence cash-out ceiling is 60%, on review and case by case.
Second homes and investment property use their own ladders, and the figures are not simply the primary numbers minus a fixed amount. An investment-property cash-out is 75% from $300,000 to $2,000,000, then 70% from $2,000,000 to $2,500,000 and 60% from $2,500,000 to $3,000,000. Between $3,000,000 and $4,000,000 the ceiling falls to 55%. These are ceilings, subject to full underwriting, not offers.
Proceeds have their own cap. Cash-out is unlimited at or below 60% loan-to-value. Above 60%, the portfolio program caps cash in hand at $1,500,000, while the bank program publishes no cap. Interest-only structures exist, but the interest-only ceiling applies to purchase and rate-and-term files, and it never raises a cash-out ceiling.
Reserves and the Super Jumbo Overlays
Reserves run 3 months up to $500,000, 6 months up to $1,500,000 and 9 months above that. Each additional financed property adds 2 months, up to a 12-month maximum. First-time investors carry 12 months.
Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, super jumbo overlays apply across the network:
- A 700 credit floor and a 0x30x24 housing history.
- 48-month seasoning after any credit event.
- U.S. citizens and permanent residents only, with no non-occupant co-borrowers.
- No rural property, with ten acres the maximum.
- Cash-out proceeds that cannot satisfy reserves.
The last overlay catches many borrowers. The cash being pulled out does not count toward the reserves the lender wants to see left behind, so liquid assets outside the transaction matter. Above $4,000,000 every figure here is reviewed case by case before submission.
Business Purpose or Consumer Purpose? A Classification Check
Cash-out on a rental or other investment property is usually business-purpose, but the label turns on what the borrower does with the money. The FDIC’s compliance examination manual lists the factors lenders weigh when judging purpose. It also notes that a checked business-purpose box without documentation of how the proceeds will be used may be insufficient evidence.
The practical result is that proceeds spent personally can pull a rental-secured cash-out toward consumer treatment, and a primary residence is consumer-purpose from the start. Consumer-purpose files carry added federal disclosure steps that no lender can shorten. Plan for those, and be candid about the use of proceeds on the application.
Where the General Rule Breaks
- Young or restarted businesses. A business under 24 months old may fit only a twelve-month program, with more weight on credit and liquid assets.
- Statements that do not tie to a profit-and-loss statement. The P&L method is cross-checked against actual deposits, and a mismatch is a condition.
- Entity and trust vesting. Title held in an LLC or a trust can change both the program and the analysis. Entity-held collateral is subject to lender program eligibility, so raise it at intake.
- Large unexplained deposits. These are the most common source of conditions.
- Recent purchases. No federal rule sets a cash-out waiting period for non-QM loans, so seasoning is lender-specific. Ask before listing or buying.
What Decides Whether the Schedule Holds
The title’s compressed schedule is a best case, and these five factors decide how close a file gets:
1. All statement months present, with no gaps.
2. A defensible, documented expense ratio.
3. Large deposits explained in writing before the underwriter asks.
4. Valuation ordered early and supported by clean comparables.
5. A clear, documented use of proceeds.
The related question of whether closing costs can be rolled into the loan affects how much cash the borrower nets. Lendmire covers it in its guide to super jumbo bank statement cash-out refinance requirements with rolled-in closing costs.
Choosing the Documentation Path
The right lane depends on the borrower’s situation, and picking it early protects the file.
| Path | Best fit | Main friction |
|---|---|---|
| Bank statements | Strong deposits, heavy write-offs | Missing months, large deposits |
| Profit-and-loss | Clean books, prepared by an accountant | Must tie to deposits |
| Asset allowance | Large liquid balances | Divisors of 36, 60 or 84 months |
| Assets-only | Liquidity equal to loan plus costs | No debt-to-income test |
Asset-based paths apply to primary and second homes only. Retirement accounts count at 70%, or 80% at age 59.5 and above. Business funds, gifts, unvested stock and cryptocurrency never count. A 12-24 month statement window is the common practitioner standard.
Key Terms Defined
Super jumbo: a loan size above standard jumbo limits, with the exact line set by each lender rather than by regulation.
Expense ratio: the share of business deposits treated as operating cost before income is calculated.
Reserves: liquid months of the full monthly obligation the borrower must still hold after closing.
Cash-in-hand cap: a ceiling on the net dollars a borrower can take out at closing.
Seasoning: the time a borrower has held a property or had a credit event behind them.
Frequently Asked Questions
Does a bank statement cash-out mean no underwriting?
No. The file is fully documented with third-party statements, a credit review, a valuation and reserve verification. Qualification runs on documented deposits under the applicable program, subject to lender guidelines. Missing months or an unsupported expense ratio will stall a file, as due-diligence reviewers routinely show.
Can cash-out proceeds count toward reserves?
It depends on the loan size. Above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property, cash-out proceeds cannot satisfy reserves. Below those sizes, treatment varies by program, so confirm before relying on the proceeds.
How much can I pull out?
The lowest of several ceilings applies: the leverage ladder for your occupancy and loan size, the debt-to-income test, reserves, and any cash-in-hand cap. Proceeds are unlimited at or below 60% loan-to-value. Above 60%, the portfolio program caps cash in hand at $1,500,000.
Does a single score decide my leverage?
No. The score listed in each band is what that band’s top leverage needs, not a floor. A lower score usually still qualifies for a lower leverage cell in the same band, subject to underwriting.
When does a different path make more sense?
If your personal income is hard to document but the property rents well, a DSCR loan that qualifies primarily on property-level rental income covering the payment may fit better, subject to lender guidelines. That route skips personal income review, though it carries its own leverage and credit limits.
