The Quick Read: It depends on three limits, and the lowest one sets your line: the equity left under the combined loan-to-value ceiling, the program’s dollar cap, and how much rent the lease or market-rent appraisal supports against a payment tested on the whole line. The switch does not change your equity. It changes the rent figure, which makes rent coverage the limit most likely to bind.
- After the switch, the signed lease and the appraiser’s long-term market rent replace booking history.
- A second lien behind your first mortgage reaches up to 70% combined loan-to-value at a 720 credit score or better, on lines from $50,000 to $500,000.
- A first lien on a rental with no mortgage reaches 75% loan-to-value at 740 or better and 70% from 700 to 739 on lines to $500,000. Lines above $500,000, up to $1,000,000, carry a 65% ceiling.
- The minimum coverage is 1.10x, tested on the entire credit limit, not just the part you draw. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
These are ceilings and floors offered through select programs, subject to underwriting. They are not offers.
Key Terms Defined
You will see these terms throughout. Each is defined once here.
- DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying monthly payment. A result of 1.10x means rent is 110% of that payment.
- DSCR HELOC: a revolving line of credit on a rental you keep, qualified on the property’s rent rather than your personal income.
- Second lien: a loan that sits behind your existing first mortgage. Your first mortgage stays in place.
- First lien: the top-position loan, available on this program only for a rental with no mortgage.
- CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.
- Market rent: the long-term monthly rent an appraiser reports on the rent schedule, using Form 1007 for one unit or Form 1025 for two to four units.
- Stress payment: the payment the lender tests, which is a fully amortizing payment on the whole credit limit at the start rate plus a stress add-on.
- Seasoning: the waiting period a lender wants after you buy or refinance before it will lend again.
The program details below come from the wholesale network Lendmire places these files through. For the broader picture of how rent-qualified investor lending works, see the complete DSCR loans guide.
What Changes in Underwriting After the Switch?
Only the income side changes. Once the property is a long-term rental, the lender counts the lease and the appraiser’s market rent. Old Airbnb bookings stop mattering to the number.
Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A nightly rate multiplied by 30 is not a valid long-term rent figure. The appraiser’s rent schedule is built for monthly leases, so it often lands well below what a busy listing earned.
| Factor | Quote built on bookings | HELOC file after the switch |
|---|---|---|
| Income used | Booking revenue | Lease or market rent |
| Evidence | Listing reports | Signed lease, rent schedule |
| Equity limit | Same | Same |
| Coverage test | Looks strong | Often tighter |
A quote built on Airbnb revenue can fall apart when the long-term rent comes back. Sort out the lease before you ask for a number.
Two practical points keep the file clean. Pause or remove the listing, and update the insurance so the policy describes a long-term rental. A live listing next to a lease sends mixed signals.
How Big Can the Line Be? Start With Equity
The equity limit is the property’s value times the CLTV ceiling, minus the liens already on the property, not counting the new line. That is the first of your three limits.
On a second lien, the ceiling is 70% CLTV at a 720 score or better. Your first mortgage eats into that room directly. Here is how it plays out on an investment property, expressed as shares of value:
| First mortgage as % of value | Room for a second-lien line |
|---|---|
| 20% | Up to 50% of value |
| 40% | Up to 30% of value |
| 60% | Up to 10% of value |
| 70% or more | Nothing |
Below a 720 score there is no second-lien option on this program. A borrower who keeps a first mortgage can only take a second lien.
A rental with no mortgage is different. The line can sit in first position, and the ceiling is loan-to-value rather than combined. At a 740 score or better it reaches 75% LTV on lines to $500,000. From 700 to 739 it is 70% LTV. A first-lien line above $500,000 and up to $1,000,000 carries a 65% LTV ceiling at a 720 score or better.
Then comes the dollar cap. Second-lien lines run from $50,000 to $500,000. On a high-value property, that cap can bind before the equity does. A declining-market flag on the property can also lower the ceiling by 5 points, subject to underwriting.
Credit history matters too. The program looks for no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required.
The Rent Test Is Where Converted Rentals Slip
Coverage is the limit that surprises people after a conversion. The qualifying payment is principal and interest on the entire credit limit at the stress add-on. Taxes and insurance are not part of it. The test uses the full limit, so an undrawn balance still counts.
The minimum is 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment. The lender’s own calculation governs.
Run the numbers on a modeled property. Say the old booking-based figure implied coverage near 1.4x on a given line. The lease and the appraiser’s market rent come in about 30% below that revenue. Coverage drops to roughly 0.98x, under the 1.10x floor.
Those inputs are assumptions for illustration, not market data. Because the qualifying payment scales with the size of the full line, the line would need to shrink by a little over 10% to bring the example back to 1.10x. A smaller line is one way to close the gap, and it shows how rent can set the limit before equity does.
Some options a lender may review when the number falls short:
- A smaller line that fits the rent.
- A higher lease, if the unit really rents for more and the appraiser’s market rent supports it.
- A different structure, such as a DSCR cash-out refinance, where the test applies to a different payment.
Each is subject to underwriting and lender guidelines. None is promised.
Two-to-four unit properties add one condition. At most one unit may be vacant, and a lease must be in place.
How Does Seasoning Work After the Switch?
A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Changing from nightly to monthly tenants changes neither date.
If you bought the property recently as an Airbnb, check both dates before you plan the conversion around a draw.
What the Draw Rules Mean for Your Payment Test
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Interest starts on the drawn balance right away.
Later draws are at least $5,000 each. The draw period lasts 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
Here is the investor takeaway. You are not opening a standby reserve. You are taking a mostly funded loan with a draw period behind it. The Consumer Financial Protection Bureau notes that some home equity plans require an initial draw at setup. It also notes that payments are often significantly higher once repayment begins.
That step-up matters most when rent has dropped after a conversion. A tenant paying less than your old booking income leaves less room for a payment that rises at repayment. Size the line for the repayment years, not just the interest-only years.
Line or Cash-Out After the Switch?
A line leaves your first mortgage alone. A cash-out refinance replaces it. If your first mortgage is good, that difference may decide the question.
| Factor | DSCR HELOC | DSCR cash-out refinance |
|---|---|---|
| First mortgage | Stays in place | Replaced |
| Lien position | Standalone second or first | New first lien |
| Qualifying basis | Rent vs full-line stress payment | Rent vs new loan payment |
| Funds | 80%+ at closing, then draws | One lump sum |
If hosting income is still strong, compare the short-term path against the lease path. The lease path qualifies on rent, as the earlier sections describe, so the trade is between current hosting income and the rent a lease and appraisal can document.
Across the wholesale network, a few things trip people up. Some products sold as a DSCR HELOC are really closed-end seconds that pay out one fixed amount. A personal-income investment HELOC, reviewed on credit and debt-to-income instead of rent, is a separate product with its own rules. Do not blend the two.
Bank lines on rentals are thin. Some credit unions and regional banks still lend on non-owner-occupied property, according to a BiggerPockets discussion on HELOCs for investment property. It says that when those desks pass, the usual pivot is a closed-end second or a rent-based second that qualifies off rents rather than full debt-to-income. That is investor-side context, not a statement about any program.
What Is Off the Table
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Funds must go to business purposes, and the line is never offered on your own home or a second home.
Eligible property includes single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums, plus lots to 10 acres. These are not eligible on this lane:
- Rural-designated property
- Row homes
- Condotels
- Leaseholds
- Land trusts
- Mixed-use and commercial property
- A property listed for sale in the prior 2 months
- A property with a solar lien
Borrowers can be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.
The line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is a broker. It arranges the file, and a wholesale lender reviews and underwrites it.
One more boundary. The line is not a purchase tool at closing. It is never closed together with a purchase, so it must already exist before you go under contract on the next property.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What to Gather Before You Apply
Pull these together before asking for a number:
1. The signed lease, already in place before the deal works.
2. The insurance declarations page, updated for long-term use.
3. A recent mortgage statement for your first mortgage, if you keep one.
4. Entity documents if the property sits in an LLC. Members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.
5. Your settlement date and any last note date, to check both six-month clocks.
6. Asset statements and ID.
The valuation path depends on line size. Lines to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. The appraisal’s rent schedule is what sets market rent.
Qualification is based on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The rent, the lease, the credit report and the valuation are all documented. A full title policy applies on a first lien and on second liens above $400,000, and hazard insurance covers both liens.
Frequently Asked Questions
Does switching from Airbnb to a long-term rental reset seasoning?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Converting to a lease does not move either date. If you are inside one clock, wait it out before applying.
Can I apply before I have a tenant?
Not for this line. A lease in place is required, and on a two-to-four unit property at most one unit may be vacant. A vacant unit that has not yet rented does not get sized on market rent alone. Place the tenant first, then ask for a number.
Can the LLC stay on title?
Yes, on an investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.
If I draw only part of the line, does the coverage test shrink?
No. The payment test runs on the entire credit limit at the stress add-on, not on the drawn balance. At least 80% of the line is drawn at closing anyway. Size the line to what the rent can carry in full.
Can I use the line to buy my next rental?
You can use funds for business purposes, but the line cannot be opened against a property you have not bought. It must exist before you go under contract. The line is secured by the rental you already own, so the equity limit, the dollar cap and the rent test apply to that property.
Next Step
If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. You can reach the team at 828-256-2183. Check the lease and market rent before you chase a bigger line, because after a conversion that figure is usually the one that sets your ceiling.
