DSCR Portfolio Loan vs Individual Loans in Three Out-of-State Markets

DSCR Portfolio Loan vs Individual Loans in Three Out-of-State Markets

The Quick Read: Individual loans are usually the cleaner choice when three rentals sit in three different states and may be sold or refinanced on different schedules. A portfolio loan fits best when you are buying or consolidating several rentals at once and want one test, one note and one closing. Across our wholesale network, the real divider is exit flexibility versus pooled qualification.

  • A portfolio loan tests pooled rent against pooled debt service, so a strong property can offset a weak one.
  • Individual loans make each rental stand on its own, but a problem stays contained.
  • The 30-year portfolio structure covers 2 to 20 properties; the term-loan structure starts at five.
  • Exiting a pool depends on release terms, so read them before you sign.
  • Clearing 1.00x is not the same as positive cash flow.

Side-by-Side

The table below compares the two structures on the points that matter for a three-market buyer. The portfolio column reflects the programs we place through the wholesale network; the individual column reflects published industry norms and the network’s single-property DSCR guidelines, with qualifiers. Everything is subject to lender guidelines.

Factor Portfolio (blanket) loan Individual loans
Review basis Pooled rent vs. pooled debt service Each property alone
Documentation Lease or market rent for every property Same, one file per property
Property types SFR, 2-4 unit, condo, townhome Similar; check each program
Entity vesting LLC required on some structures LLC or personal, per program
Default exposure Cross-collateralized pool Isolated to one property
Selling one property Governed by release terms Pay off that one loan
Reserves Held for taxes, insurance, capex on term loan Commonly about 6 months PITIA
Timeline Longer, multi-property review One review per loan

Two clarifications keep the table honest. First, “portfolio” is used loosely in lending. Sometimes it means one note secured by many properties. Other times it just means several separate notes closed together, which behaves very differently on sale and default. Ask which one you are being offered.

Second, DSCR is a ratio of rent to PITIA (principal, interest, taxes, insurance and HOA dues). It says nothing about repairs, vacancy, management, utilities or capital spending. A pool that clears 1.00x can still lose money.

Key Terms Defined

Blanket loan: one loan secured by several properties, each of which backs the whole balance.

Cross-collateralization: a structure where every property in the pool secures the entire debt, so trouble in one can affect all.

Release clause: a loan term that lets one property leave the pool without paying off the whole loan.

Pooled coverage: total rent across the pool divided by total debt service.

Recourse: a personal guarantee that lets the lender look beyond the real estate to the borrower.

How the Portfolio Structures Work

Our network places two portfolio structures, and they serve different investors.

The first is a 30-year portfolio DSCR loan. It covers 2 to 20 properties under one note, with loan sizes typically from $300,000 to $5,000,000 and larger balances on review. Leverage runs up to 80% of value on a purchase or rate-and-term refinance. The coverage floor of 1.00x is measured on the pool. Fixed and adjustable structures exist, and an interest-only period is available. Eligible types are single-family, 2-4 unit, condo and townhome.

The second is a rental portfolio term loan for five or more rentals or units. Loans typically run $500,000 to $50,000,000, with leverage up to 75% of value. Terms are fixed at 3, 5, 7 or 10 years with a balloon at maturity. Both recourse and non-recourse versions exist. Non-recourse looks to the real estate, with carve-outs such as fraud and bankruptcy. Prepayment is yield maintenance, which means exits cost real money. Reserves are held for taxes, insurance and capital expenditures. Properties in several markets can sit under one loan, and small multifamily is eligible.

Credit floors generally start at 640 and run to 680 or 720 on some structures. Owner-occupied property, mobile homes, co-ops, mixed-use and commercial property are not eligible in the pool. Manufactured homes, log homes and barndominiums are not offered in our DSCR programs at all.

A rental that falls below 1.00x on its own can sit in a pool in some cases. What underwriting tests is the pooled coverage, the leverage and the terms, subject to underwriting. It is a pooled-coverage fact, not a separate low-coverage program.

How Individual Loans Work Across Three Markets

On a single-rental DSCR purchase, most files in our network land at 75%-80% LTV. Select high-leverage programs reach 85% with roughly a 700+ score. Cash-out refinances top out around 75%, with about six months of seasoning typical. Credit floors start at 620 in parts of the network, most programs want around 660, and 700+ opens the strongest tiers. Reserves commonly run about six months of PITIA, and loans above $1,500,000 typically step up to about nine.

A 1.00x coverage ratio is where select programs start. A separate select-lender path goes below 1.00x, with leverage and terms adjusted. Stronger coverage generally earns better leverage.

In practice, three individual loans mean three files, three appraisals with rent evidence, three closings and often three servicers. That is more administration. The payoff is that each property is financed on its own merits, in its own timeline.

When a Portfolio Loan Is the Better Fit

A portfolio loan tends to win in these situations:

  • You are buying a set at once. One seller, one closing, one underwriting review.
  • One property is thin. Pooled coverage lets stronger rentals carry a weaker one. The pool still has to clear its own test, and leverage and terms still apply.
  • You plan to hold for years. If nothing is being sold soon, the exit-flexibility cost matters less.
  • You hold many small balances. The 5+ property term loan was built for that scale.
  • Admin load is the pain. One servicer and one set of statements can simplify bookkeeping.

The tradeoff is concentration. A pool secured across several markets ties your fate together. A problem in one property can ripple through the pool.

When Individual Loans Are the Better Fit

Individual loans tend to win when:

  • You may sell or refinance on different timelines. Paying off one note is clean. Leaving a pool requires release terms, and the release price runs above the property’s allocated balance.
  • Each property is strong alone. If every rental clears coverage on its own, pooling adds risk without adding qualification benefit.
  • You are staggering acquisitions. Closing three out-of-state deals months apart rarely fits a single pool.
  • You want risk isolation. A vacancy or lien problem in one state stays in that state.
  • You may need lender choice. Some pools restrict collateral concentration or require similar property types, so confirm how a given program treats a three-market mix before relying on it. Our guidelines allow multi-market cross-collateralization on the term loan.

Out-of-state ownership adds its own variables. Each market brings different taxes, insurance, landlord-tenant rules and local management. Those feed each property’s PITIA and operating reality. Pooling them financially does not pool the operating risk. A Hybrid Path

Many three-market investors split the difference. Pool two rentals you plan to hold, and finance the third alone because it is a sale candidate. Or stagger closings so each file is tested separately while you build the portfolio. Which fits depends on your hold period, equity position and how each rental covers on its own.

The Business-Purpose Frame

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Credit to acquire non-owner-occupied rental property is generally treated as business-purpose, per the CFPB’s TILA exam material. The Federal Reserve’s Regulation Z summary lists factors such as transaction size and income from the property. That framing applies equally to a blanket and to individual loans. Neither structure changes it.

The Verdict

Choose individual loans when your three properties sit in three states and your plans differ. They cost more in paperwork and give you cleaner exits and contained risk. Choose a portfolio loan when you are acquiring or consolidating a set, want pooled qualification, and expect to hold. The decision flips on two questions: will you sell one of these soon, and does each property clear coverage alone? If you expect to sell one soon and each property clears coverage on its own, individual loans usually fit better. If you plan to hold the set and one or more properties fall short alone, pooling deserves a hard look. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Can one portfolio loan cover properties in different states?

It depends on the program. Our term-loan structure permits properties in several markets or states under one loan, subject to lender guidelines. Other pooled programs may require properties in one state, so confirm before assuming.

Can a strong rental carry a weak one in a pool?

Yes, in the sense that coverage is measured on pooled rent against pooled debt service. Underwriting still tests the pool’s leverage, terms and credit, so a weak property is not ignored.

What happens if I want to sell one property from a pool?

It follows the loan documents and the lender’s release terms. The release price runs above the property’s allocated balance, and the remaining portfolio must still cover its debt service. Negotiate this before closing.

Do I need an LLC?

Some portfolio structures require a special-purpose entity, typically an LLC, per lender program requirements. Recourse loans carry a personal guarantee.

Does clearing 1.00x mean the properties cash flow?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capital spending sit outside it.
