Investment Property HELOC Checklist When a Credit Union Rental Loan Falls Short

Investment Property HELOC Checklist When a Credit Union Rental Loan Falls Short

The Quick Read: A credit union decline on a rental line often reflects the lender’s product menu or the borrower’s debt ratio, not a verdict on the property, so the next step is to check occupancy, vesting, combined loan-to-value and credit against a checklist before choosing between a different home equity line and a rent-qualified cash-out refinance.

  • On an investment property, the network’s home equity line tops out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • The property must be titled in your own name or in a revocable living trust. An LLC cannot hold title on these lines.
  • Debt-to-income (DTI) tops out at 50%, and the line is qualified on the interest-only payment at the maximum draw.
  • If the title, the debt ratio or the line size is the obstacle, a DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Home equity lines on investment property are available only in Lendmire’s 16 full-service states.

Why Credit Unions Say No to Rental Lines

Most credit unions built their equity line for a borrower’s own home. The rental version is a different risk, and many institutions do not write it at all. NerdWallet explains that lenders see higher default risk on investment property, that not every lender offers the product, and that more than one appraisal may be required.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Investors say the same thing. In one BiggerPockets forum thread, an investor reports that several credit unions told them they do not write lines on investment property.

That matters for how you read a decline. There are two separate causes:

  • Policy appetite. The institution does not lend against rentals, or does not lend against rentals held in an entity. Your file never really got tested.
  • File fit. The product exists, but your credit, debt ratio, combined leverage or documents did not clear it.

The fix for each is different. Policy appetite calls for a different lender. File fit calls for a different file, or a different product.

A broker that shops several wholesale lenders can sort this out faster than one-by-one applications. Lendmire is a mortgage broker, not a lender. It matches the property and borrower to a program in its wholesale network, and each lender decides on eligibility.

The Pre-Application Checklist

Run these checks in order. Each one can end the search early, which saves a hard credit pull.

1. Confirm the lender writes non-owner-occupied lines. Ask directly. A yes on primary-home lines tells you nothing about rentals.

2. Check how the property is titled. On the network’s equity lines, title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. If your rental is already deeded to an LLC, you need a vesting change or a different product.

3. Calculate combined loan-to-value. Add your current first mortgage balance to the line you want. Divide by the property’s value. On an investment property, the ceiling in the network is 70% CLTV.

4. Check your credit score. The investment line starts at 700. A 720 score and a 700 score both reach the same 70% CLTV, so a higher score buys eligibility rather than extra leverage.

5. Total your debts against income. The maximum DTI is 50%. The lender reviews your file on the interest-only payment at the maximum draw, not on what you plan to draw. That makes the full line, not the partial draw, the number that counts against your ratio.

6. Count your financed properties. A borrower with more than 15 financed properties is not eligible. Exposure is also limited to three lines.

7. Confirm the property type. Single-family, 2-4 units, PUD, townhome and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not.

8. Check the state. The equity-line program is available only in AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

The Equity Math, Worked in Percentages

Take a rental where the first mortgage balance is 50% of the property’s value. At the 70% CLTV ceiling, the new line can use up to 20% of value. That is the most room the program allows.

Now take a rental where the first mortgage sits at 60% of value. The same ceiling leaves 10% of value for the line. The line can be second lien or first lien, but a larger first mortgage shrinks what a new line can add.

Two numbers cap the line from different directions:

  • Percentage cap: 70% CLTV on an investment property.
  • Dollar cap: $500,000 maximum line, with a $25,000 minimum (Michigan’s floor is $10,000).

The lower of the two controls. On a high-value rental with little debt, the dollar cap binds first. On a modest rental with a large first mortgage, the percentage binds first.

Pay attention to the draw rule too. At least 75% of the line is drawn at closing. This is not an “open it and keep it in reserve” product. If you want a standby line you rarely touch, an investment line from this network does not fit that use.

Documents Lenders Ask For

Lenders ask for documents to prove ownership, equity, debts and the property’s condition. Prepare these before you apply:

Document Why lenders ask
Deed or vesting evidence Confirms title is in your name or a revocable trust
Current first-mortgage statement Sets the balance used in CLTV
Insurance declarations page Shows the collateral is covered
Leases and rent roll Documents the property as a tenant-occupied rental
Credit report Must be no more than 90 days old at closing
Debt schedule Feeds the 50% DTI test
Bank statements, if income is self-employed Business accounts need a 680 minimum for the deposit analysis, but investment already floors at 700

The leases and rent roll matter for classification as much as for income. A second home that reports rental income can be treated as a rental by a lender that expected owner use. One investor on BiggerPockets describes a bank denying a line on a second home because the tax return showed income from the property. Make sure the occupancy you apply under matches the occupancy your paperwork shows.

How Valuation Works on These Lines

Because an investment line caps at $500,000, and full appraisals start above $500,000, an investment line sits in the automated-valuation lane. Many close with no traditional appraisal. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal in any case.

This differs from a bank product where multiple appraisals may be required. It is one reason a file that stalled at a credit union can look different elsewhere. A DSCR cash-out refinance is a different story. It uses an appraisal, and rentals commonly need a rent-aware report: Form 1007 for a single-family rent schedule, or Form 1025 for a 2-4 unit income report.

Decline Reasons and What to Do Next

Decline reason Fixable? Next move
Lender does not write rental lines Yes Move to a lender that does
Property held in an LLC Structural Vest in your name or a revocable trust, or use DSCR cash-out
DTI above 50% Sometimes Pay down debt, or use rent-qualified cash-out
Credit below 700 Sometimes Rebuild credit, or use a DSCR program with a lower floor
Need above $500,000 Structural DSCR cash-out (standard loans start near $100,000 and run to $3,000,000)
More than 15 financed properties Structural DSCR cash-out
Ineligible property type Structural Not offered in either product

A fixable reason means the file can be rebuilt. A structural reason means the product itself does not fit and no amount of paperwork changes it.

What Changes After You Draw

The line follows a draw-then-repayment pattern. The CFPB describes how, after the draw period, the line moves into repayment, how monthly payments often rise significantly, and how some plans can make the whole balance due when repayment begins.

On the network’s investment line, the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats across both periods and never converts to fixed. The CFPB notes that some lines in the wider market allow part of the balance to convert to a fixed rate. That option does not exist here.

Plan the end of the draw before you open the line. The payment step-up at the start of repayment is a cash-flow event your rentals must absorb. Lendmire’s piece How to Use an Investment Property HELOC When Rental Cash Flow Dips covers that planning.

When a DSCR Cash-Out Refinance Fits Better

Neither product is better in the abstract. The right program depends on your equity, title, debts and goal. This table shows how they differ structurally.

Factor Investment equity line DSCR cash-out refinance
Title Individual or revocable trust LLC allowed, subject to program terms
Leverage ceiling 70% CLTV About 75% LTV on standard rentals
Credit 700 minimum 620 floor in parts of network; most want about 660
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
First mortgage Stays in place Replaced
Qualification focus Borrower credit and DTI Property rent against PITIA
Footprint 16 states 41 markets, including Washington, D.C.

Here is the trade-off. A line leaves a first mortgage you may want to keep. A cash-out replaces it, which makes sense when the first mortgage is not worth keeping or when you need more capital than the line allows.

On the DSCR side, the ratio compares monthly rent to the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. Most standard programs start at a coverage of 1.00, and stronger ratios open better pricing and leverage. A separate path through select lenders in the network takes coverage below that level, with leverage and terms adjusted.

Remember what the ratio does not measure. A property can clear 1.00 and still lose money after repairs, vacancy, management and utilities. Those costs sit outside the calculation.

Reserves vary by lender, leverage, loan size and transaction type. Conservative files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about nine months.

If your title is in an LLC, a DSCR loan can often work with that structure, subject to program terms. For the full picture of how the product works, see the complete DSCR loans guide.

Both products share one limit. A larger equity position helps either file, but it never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Your First Week After a Decline

Keep this sequence short and practical:

1. Get the stated decline reason in writing, and sort it into policy appetite or file fit.

2. Pull your current first-mortgage balance and a fresh value estimate to recompute CLTV.

3. Tally every monthly debt against your gross income to see where DTI lands against the 50% ceiling.

4. Check the deed to confirm who holds title.

5. Gather leases, insurance and the debt schedule from the document table.

6. Decide whether the goal is keeping the first mortgage or replacing it.

Each step uses information you already control. Do not apply to a new lender before steps one through four are done. Another hard inquiry on a file that has not been fixed adds a cost without improving the odds.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV (combined loan-to-value): The total of all loans against a property divided by its value.

DTI (debt-to-income): Your total monthly debts divided by your gross monthly income.

Draw period: The stretch when you can borrow against the line, paying interest only on this program.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment, including taxes, insurance and any HOA dues.

Vesting: The legal form in which title to the property is held.

Seasoning: The time you must own a property, or have a loan in place, before a lender allows a cash-out.

Frequently Asked Questions

Can I get a home equity line on a rental if my credit union declined?

Sometimes. A decline can reflect the institution’s product menu rather than your file. Through a broker, an investment line is available in Lendmire’s 16 full-service states, up to 70% CLTV with a 700 minimum score and a $500,000 maximum line, subject to lender guidelines.

Can my LLC hold title on the line?

No. These lines require title in your own name or a revocable living trust. If the rental sits in an LLC, you would need a vesting change or a DSCR cash-out, which can work with an LLC subject to program terms.

Does a higher credit score raise the leverage on a rental line?

Not above 700. Scores of 700 and 720 both reach 70% CLTV on an investment property. Above that, a higher score does not buy more leverage on this product. The 90% CLTV ceiling applies only to primary-residence and second-home lines at 720 or better, never to an investment property.

Will I need an appraisal?

Usually not on an investment line. The $500,000 cap keeps these lines in the automated-valuation lane, and many close with no traditional appraisal. A higher CLTV may require a secondary valuation, and you may ask for a full appraisal. A DSCR cash-out does use an appraisal.

What if I need more than $500,000 or own many rentals?

The investment line will not fit. It caps at $500,000, and a borrower with more than 15 financed properties is not eligible. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
