Top Investment Property HELOC Providers to Fund New Construction

Top Investment Property HELOC Providers to Fund New Construction

The Quick Read: A home equity line can supply cash for a ground-up build, but it is not a construction loan, and no single provider is the right fit for every borrower. The program that works depends on the property securing the line, the borrower’s credit, and the combined leverage on that property.

  • A line is secured by property you already own. It cannot be sized on a building that does not exist.
  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a maximum line of $500,000.
  • At least 75% of the line is drawn at closing, so the money does not arrive as the build progresses. Nobody inspects the work or releases funds in stages, which leaves the borrower to manage the cash.
  • A DSCR loan comes into play only after the build, as a permanent take-out.
  • LLCs cannot hold title on these lines, which is the sharpest difference from a DSCR loan.

Why Name No Providers?

A ranked list of banks and credit unions would go stale quickly. Lendmire does not rank lenders. It works with a network of wholesale HELOC lenders and places a file with the program that fits the scenario.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The best program for your situation turns on a few facts: which property secures the line, how much equity is left after existing debt, credit profile, how the property is titled, and the size of the build budget. Investment-property lines are also a thin market. Experian notes they are less common than primary-residence lines, so borrowers often need to shop around. A broker that sees several programs at once shortens that search.

What Is a HELOC, and How Does It Differ From a Construction Loan?

A HELOC is an open-end line of credit. The CFPB describes it as a line you can borrow against repeatedly during a draw period, followed by a repayment period in which you can no longer borrow. When a first mortgage exists, the line sits as a second mortgage on top of it.

A construction loan works differently. It funds a build in stages tied to progress, usually after inspection. A HELOC releases cash on request with no inspection. That is flexible, and it is also riskier if a contractor underperforms.

Feature HELOC Construction loan
Collateral Property you already own The project, sized on completed value
Fund release Draw on demand Staged draws after inspection
Use restrictions Generally none after closing Tied to the build
Repayment pressure Interest-only draw, then amortizing Interest on drawn funds, then takeout
Best fit Equity-rich owner with a modest budget Larger or fully financed ground-up project

The practical point: the line is secured by the equity in an existing property, not by the new build. Raw land owned free and clear is rarely enough on its own.

How Does Underwriting Treat an Investment Property Line?

Underwriting is personal, not property-income based. Step by step:

1. Collateral and valuation. The lender values the property securing the line and applies a CLTV cap. The CFPB’s HELOC booklet shows the basic method: take a percentage of appraised value, then subtract what is owed. On this network, lines of $500,000 or less ordinarily use an automated valuation with no traditional appraisal, though a borrower may request a full one.

2. Credit. Investment-property lines require a 700 minimum score. Scores of 700 and 720 reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage. The report must be no more than 90 days old at closing.

3. Debt-to-income. The maximum DTI is 50%, qualified on the interest-only payment calculated on the maximum draw. A ratio above 45% requires a 680 minimum, which an investment file already clears.

4. Title and vesting. The property must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

5. Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.

6. Exposure. A borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible.

Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.

What Structures Exist?

The line is a standalone product that can sit in first or second lien position. On an investment property it runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, so the product is not a pure draw-as-you-build account. After closing, the minimum subsequent draw is $1,000 (Texas is higher).

That draw rule matters for construction. Cash drawn at closing starts accruing cost immediately. A borrower funding a staged build may carry interest on money that sits in a bank account for months.

Line size runs from $25,000 to $750,000, but an investment line caps at $500,000. Larger lines are primary-residence only. The 90% CLTV ceiling that exists on primary-residence and second-home lines reaches only a 720-or-better profile and does not apply to investment property, where leverage tops out at 70% CLTV.

Primary Residence or Rental: Which Property Secures the Line?

This is the first decision in practice.

Line on your primary residence. The ceiling is higher at strong credit. But the home is at risk if the build goes badly. A credit union’s reproduction of the CFPB’s HELOC booklet, What You Should Know About HELOCs, also warns that renting out your home may be prohibited under the line’s terms, so read the terms before you rely on the home for a rental play.

Line on an existing rental. The leverage ceiling is lower at 70% CLTV, and the credit floor is 700. The rental is the collateral at risk. Benzinga’s investment-property HELOC overview notes that a missed payment can lead to foreclosure on the investment property.

A rental held in an LLC is the common snag. A property already deeded to an entity needs a vesting change before it can secure one of these lines. A DSCR cash-out refinance is the usual alternative for entity-owned rentals.

A Sizing Example

Run it with modeled inputs, not market facts. Say an investor owns a rental valued at $600,000 with an existing first mortgage. The network ceiling on an investment line is 70% CLTV, so the combined balance of the first mortgage and the new line cannot exceed 70% of value. Whatever remains between existing debt and that ceiling is the room for the line, and the cap of $500,000 sits on top.

If the first mortgage is already near that ceiling, the line may be small or unavailable, however large the build budget is. If the existing balance is modest, the budget still has to fit within the line. Equity cannot be created by the project, because the line is not sized on the finished building. The Lendmire calculator offers an illustrative estimate of this arithmetic.

Where the General Rule Breaks

Land with no equity elsewhere. A HELOC needs other property supplying the equity. Raw land points toward construction, hard money, or private money.

Freezes and reductions. The CFPB booklet notes lines can be reduced or frozen if property value drops. A freeze mid-build can stall a project.

Sale triggers payoff. If you sell the property securing the line, the line is generally paid off in full.

Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Availability. These HELOC programs are offered through Lendmire only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

Bankruptcy and foreclosure history. Bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

Tax. Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where DSCR Fits: The Exit

A DSCR loan is the permanent take-out, not build money. It is sized on the finished property’s rent. DSCR compares rent to the full monthly housing obligation (principal, interest, taxes, insurance, and any HOA dues). The complete DSCR loans guide walks through the calculation.

Across the wholesale network, 1.00 is where select programs start, and stronger coverage opens better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, management, utilities, and capex sit outside the ratio.

The typical sequence for a build-and-hold investor looks like this:

1. Draw on the line against existing equity.

2. Build and complete the property.

3. Lease it.

4. Refinance into a DSCR loan, whose proceeds can repay the line.

On a DSCR cash-out refinance, most programs cap at about 75% LTV on standard rentals, with roughly 6 months of seasoning commonly expected. Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA. The line carries cost from the first day, so the time between completion and refinance is the real exposure. Overruns can exhaust the line before lease-up finishes.

Decision Guide by Scenario

Situation Likely fit
Equity-rich rental, modest build budget Investment HELOC
Rental held in an LLC DSCR cash-out refinance
Large budget, thin equity Construction or hard money loan
Strong primary-home equity, sound credit Primary-residence line, with eligibility review
Finished, leased new build DSCR refinance as the take-out

Who This Is Not For

  • Borrowers whose equity cannot cover the budget at a 70% CLTV ceiling on an investment property.
  • Credit profiles below 700 on an investment line.
  • Entity-held rentals that cannot be re-vested.
  • Anyone who needs inspected, staged draws to control a contractor.
  • Borrowers outside the 16 full-service states.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Draw period: The stretch when you can borrow from the line, paying interest only on this network.

Repayment period: The amortizing phase after the draw ends, when borrowing stops.

DSCR: Debt service coverage ratio, which compares rental income to the full monthly housing obligation.

Take-out: The permanent loan that pays off short-term construction financing.

Frequently Asked Questions

Can I get a HELOC on an investment property to build a new house?

Yes, if the investment property has enough equity and you meet the credit and title rules. On this network that means a 700 minimum score, a 70% CLTV ceiling, and individual or revocable-trust title. The line is secured by the existing property, not the new build.

Is a HELOC the same as a construction loan?

No. A construction loan releases funds in inspected stages tied to progress. A HELOC releases cash on request, with at least 75% drawn at closing on this network. The tradeoff is flexibility against oversight.

Can an LLC borrow against a rental?

Not on this product. A property deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better.

Does a HELOC need an appraisal?

Usually not. Lines at or below $500,000 ordinarily use an automated valuation, and an investment line caps at $500,000. A borrower may still request a full appraisal.

Can a DSCR loan pay for construction?

No. A DSCR loan is a take-out on a completed, leasable property. Coverage is tested on the new loan, not on the construction payment.
