Investment Property HELOC Rent Income Requirements for Charleston Landlords

Investment Property HELOC Rent Income Requirements for Charleston Landlords

The Quick Read: Rent usually counts on an investment property equity line only as a discounted piece of your income, because the lender is underwriting you and your total debts, not the property alone, and the lender sets the discount, so there is no single national rule.

  • On the wholesale network Lendmire works with, an investment line tops out at 70% combined loan-to-value (CLTV) and $500,000, with a 700 minimum credit score, subject to lender guidelines.
  • The line is tested on your debt-to-income ratio (DTI), capped at 50%, using the interest-only payment on the full line.
  • Title must sit with you or your revocable living trust. An LLC cannot hold title on these lines.
  • A DSCR cash-out refinance is the rent-driven alternative, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

If you own rentals near Charleston, or anywhere else, the question is not whether rent counts. The question is how much of it counts and which test it feeds. This guide walks through that mechanic from the first screen to the final draw.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment Property HELOC, and Why Are They Scarce?

An investment property HELOC is a revolving line of credit secured by a rental you own. You borrow against the equity, which is the property’s value minus what you owe, and you can draw repeatedly during a set period. Few lenders write them.

NerdWallet explains why: not every lender offers a line on a rental, the requirements are strict, and a stressed borrower tends to pay their own home first. That default risk is why rental lines carry tighter terms than primary-home lines.

The network gap is easy to see in the ceilings. Market surveys report investment-line credit minimums near 720 and a maximum loan-to-value of 80%, though many lenders sit below 70% (NerdWallet). On the network Lendmire brokers through, an investment-property line is capped at 70% CLTV with a 700 credit floor. That ceiling is a hard stop for investment occupancy, subject to lender guidelines and full file review.

Lendmire is a broker. It arranges these lines through select wholesale partners and is never the lender.

How Does Rent Count? The Step-by-Step Underwriting Path

Rent counts in steps. The lender screens the property, measures your equity room, orders a valuation, reviews rent evidence, and runs your DTI. Rent enters at the income step, usually discounted, and each lender sets its own discount. Walk through the sequence in order.

Step 1: Eligibility screen. The lender first checks that the property type, title, and credit fit. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condos (including non-warrantable condos) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Step 2: Equity room. CLTV is your first mortgage plus the new line, divided by the property’s value. The available line is value times the maximum CLTV, minus existing liens. Picture a rental with a first mortgage at 50% of its value. A 70% CLTV ceiling leaves room for a line worth up to 20% of value, before any dollar cap applies.

Step 3: Valuation. An investment line is capped at $500,000, and full appraisals are required only above that size. So an investment line ordinarily runs on an automated valuation with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and you can always request a full appraisal.

Step 4: Rent evidence. The lender wants proof the property earns what you say it earns. The checklist table below shows what that looks like.

Step 5: Income and DTI. Discounted rent is added to your income or netted against the property’s payment. Every financed property counts in your DTI, and the new line’s payment is included. Rent must not be counted twice if it also shows up in your bank deposits.

Step 6: The stress payment. The file is underwritten on the interest-only payment calculated on the maximum draw. That means the full line, not just the balance you plan to use today. A modest first draw does not shrink the payment the lender tests.

Step 7: Credit. The network uses a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not allowed. DTI tops out at 50%, and a ratio above 45% requires a 680 minimum, which an investment file already clears because the floor is 700.

What Rent Evidence Do Lenders Want?

Lenders want a signed lease, proof the rent is actually paid, and tax-return history. A new purchase may earn little or no rent credit until there is history. The table below lists what each document proves.

Document What it proves
Signed lease Rent amount and term
Rent deposits or ledger Rent is actually collected
Schedule E from tax returns Net rental results after expenses
Rent roll (multi-unit) Which units are occupied
Appraiser rent schedule Market rent versus the lease

On the last row, the appraiser’s market rent schedule is Form 1007 for a single-family home and Form 1025 for 2-4 units. Those forms matter most on DSCR-style files, where market rent is tested against the payment. NerdWallet also notes that lenders look for proof of long-term tenants and may restrict lines based on whether the home rents year-round.

Heavy write-offs on Schedule E can shrink the net rental income a bank-style test sees. That is the usual reason a property that clearly pays for itself still struggles on a personal-income test.

What Do the Line’s Terms Look Like on the Network?

On the network’s investment-line program, the structure is a five-year interest-only draw period followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across both periods and never converts to fixed. After closing, the minimum additional draw is $1,000, except Texas at $4,000.

That last point differs from what many borrowers expect. The CFPB describes the typical line as variable in price, with some lenders letting you convert part of the balance to fixed. The network’s investment line offers no fixed conversion. The CFPB’s HELOC brochure covers the draw-period mechanics in plain terms.

Other program limits matter for landlords with several properties:

  • Line size runs from $25,000 up to $500,000 on an investment property (Michigan’s floor is $10,000).
  • You can hold up to three lines, with combined exposure capped at $750,000 on this program.
  • Borrowers with more than 15 financed properties are not eligible.
  • A bankruptcy needs four years of seasoning. Foreclosure history follows a seven-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a four-year path.
  • A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. A landlord in South Carolina or West Virginia is outside that list, which narrows the options to the DSCR path described below. The DSCR footprint is wider, covering 41 markets including Washington, D.C.

Three Ways to Qualify Compared

The same property can be tested in three different ways. The table sets them side by side.

Factor Investment HELOC Primary-home HELOC DSCR cash-out
What is tested You: income, DTI You: income, DTI Property rent vs. payment
Rent’s role Discounted income Not the test The test
Leverage 70% CLTV max Up to 90% CLTV at 720+ 75% LTV standard rentals; 70% short-term rental
LLC title Not allowed Not allowed Subject to lender program eligibility
Draws Revolving Revolving One lump sum

A bank-style line tests you. A DSCR loan tests the rent against the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues). Investors with many properties, heavy Schedule E write-offs, or LLC titles often fail the first test while the property would pass the second. The complete DSCR loans guide covers that second test in full.

For a DSCR cash-out, 1.00 coverage is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Cash-out typically wants about six months of ownership. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, and capital expenses sit outside the calculation.

Where Does the General Rule Break?

The general rule is that rent counts at a discount. Several situations bend it: LLC title, short-term rentals, vacant units, new purchases, large portfolios, and lines taken on a primary home.

LLC title. Lines on the network require title in your name or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Short-term rentals. Income is typically read net of expenses and may be discounted further. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. On the DSCR side, short-term-rental cash-out tops out at 70% LTV, and about 12 months of hosting history is expected.

Vacant and multi-unit properties. Vacant units are often discounted or excluded. If you live in one unit of a 2-4 unit building, only the other units’ rent counts. Lendmire’s piece Can Rent-by-the-Room Income Count on an Investment Property HELOC? covers a related edge case.

New purchases. Rent from a property you just bought is often discounted or ignored until a history builds.

Large portfolios. A bank-style line counts every financed property in your DTI. A DSCR file looks at one property at a time.

A primary-home line used for a rental. The line’s payment hits your DTI on the next purchase, even when the money funds a down payment.

Sequencing. A line recorded ahead of a DSCR refinance complicates lien position. If you plan both, put the long-term first loan in place first.

Two Worked Examples

These examples are illustrative and use ratios and percentages only. Real files are underwritten individually.

Example one: a stacked rental. An investor owns a duplex with a first mortgage at 45% of value. The 70% CLTV ceiling leaves 25% of value for a line. The valuation is automated, the lease and Schedule E are in the file, and the investor owns four other financed properties. The DTI test counts all five, plus the stress payment on the full line. If DTI lands under 50%, the line moves forward. If it lands above, a smaller line is the cleanest fix.

Example two: the same property, tested on rent. The same duplex qualifies a different way under a DSCR cash-out. The lender divides market rent by the full monthly obligation. Suppose that ratio clears roughly 1.2x, which is above the 1.00 start point some select programs use. At 75% LTV on a standard rental, with about six months of ownership, the personal DTI never enters the review. The tradeoff is a single lump sum rather than a revolving line. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

What If Your Numbers Fall Short?

Fix the weakest test, not all of them. A lower line size helps DTI. Paying down the first mortgage creates CLTV room. A signed lease or a few months of deposits strengthens thin rent evidence. A score under 700 takes the investment line off the table entirely, since 700 is a hard floor with no tier beneath it. Above 700, higher credit buys eligibility rather than leverage, because 720 and 700 both reach 70% CLTV.

If the line will not work, DSCR is the property-driven route.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

DTI (debt-to-income): Your monthly debt payments divided by your monthly income.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly obligation, including principal, interest, taxes, insurance, and HOA dues.

Draw period: The stretch when you can borrow from the line, paying interest only on the network’s investment program.

Seasoning: The ownership or waiting period a lender wants before it credits rent or allows a cash-out.

Frequently Asked Questions

Can I get a HELOC on a rental property at all?

Yes, but fewer lenders write them than write primary-home lines. On the network Lendmire brokers through, the investment line requires a 700 minimum score, caps at 70% CLTV and $500,000, and is subject to lender guidelines and full file review.

Does rental income count toward qualifying?

Usually as a discounted share, not the full amount. The lender chooses the discount, and a newly purchased rental may earn little or no credit until it has a history.

Can my LLC take out the line?

No. Title must sit with you or your revocable living trust. If the property is in an LLC, you would need to change vesting or look at a DSCR cash-out, subject to program terms.

Does an investment HELOC need a full appraisal?

Not ordinarily. Because the line caps at $500,000, it normally runs on an automated valuation. A higher CLTV may require a secondary valuation, and you can request a full appraisal.

Is a DSCR cash-out better than a line?

It depends on the goal. A line suits staged needs and a good first mortgage. A DSCR cash-out suits one large sum, an LLC-held property, or a portfolio that strains personal DTI.
