Investment Property HELOC Requirements for an Airbnb Under a Year Old

Investment Property HELOC Requirements for an Airbnb Under a Year Old

The Quick Read: A HELOC on a rental is available through select lenders, but an Airbnb under a year old faces a stricter test: the lender reviews you, not the property, and a thin hosting record adds little, so an investment line generally needs a 700 credit score, up to 70% combined loan-to-value on an investment property, and enough documented income to carry the payment.

  • Credit: 700 is the floor on an investment line, and 720 does not buy more leverage than 700.
  • Size: an investment line runs from $25,000 to $500,000, and it commonly uses an automated valuation instead of a full appraisal.
  • Title: the line must sit on a property titled to you personally or to a revocable living trust, not an LLC.
  • Income: a young listing has little or no tax-return history, so payout reports and bank deposits carry the weight.
  • Alternative: a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and it can use projected income on a purchase.

Can You Get a HELOC on a Rental at All?

You can, but the pool is smaller and the box is tighter. NerdWallet says borrowers may face fewer lenders and lower borrowing limits than on a primary home, because lenders see higher default risk on rentals.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A HELOC, or home equity line of credit, is a revolving line secured by a property you own. On this network it is a standalone line in first or second lien position. The pricing floats and never converts to fixed. At least 75% of the line is drawn at closing, and the draw period is five years of interest-only payments. A 25-year fully amortizing repayment follows.

Availability is also narrower than the DSCR side. Lendmire brokers these lines through select wholesale partners in its 16 full-service states only. That is fewer than the 41-market DSCR footprint, which is 40 states plus Washington, D.C.

What Does “Under a Year Old” Actually Mean?

It can mean three different things, and each one changes the file. Lenders rarely define the phrase, so you should know which clock applies to you.

  • Ownership length: how long your name has been on the deed. This matters for seasoning, the waiting period a lender wants between a purchase and a cash-out.
  • Hosting history: how long the property has taken Airbnb bookings. On short-term rental refinance and cash-out files, about 12 months of hosting history is the common expectation.
  • Listing age: how old the Airbnb listing is on the platform. This only matters indirectly, through the booking and payout records the listing has produced.

A HELOC is underwritten on the borrower, so rent counts only as documented on your filed returns and in your cash flow. A listing with no tax-return history adds little to that picture. A DSCR loan is underwritten on the property, so a short history is not a bar on a purchase. That split drives most of what follows.

How a Lender Reviews the File, Step by Step

The review follows a fixed order, and a file can fail at any step. Here is how it runs on an investment line.

Step 1: Collateral and title. The line attaches to a specific property. On this network the property must be titled to you as an individual or to an inter vivos revocable living trust. That is a trust you create during your life and can change or cancel.

Step 2: The equity test. The lender applies a combined loan-to-value ceiling, or CLTV, which divides all loans on the property by its value. On an investment property the ceiling is 70% CLTV. The existing first mortgage comes out of that room, and the remainder is the most the line can be. Experian says lenders in the wider market cap investment lines near 80% LTV, per its guide to investment-property HELOCs. The network’s own ceiling on an investment property line is 70% CLTV.

Step 3: Credit. The floor on an investment line is 700, and no tier sits beneath it. Both 700 and 720 reach the same 70% CLTV, so a higher score buys eligibility rather than extra leverage. The report cannot be more than 90 days old at closing.

Step 4: Debt-to-income. Maximum DTI is 50%. The lender reviews your file on the interest-only payment calculated as if you had drawn the entire line. A line you plan to draw lightly is still tested at full draw.

Step 5: Valuation. An investment line tops out at $500,000, and full appraisals begin only above that size. So an investment HELOC is structurally in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you can request a full appraisal in any case.

Step 6: Exposure. You are limited to three lines. A borrower with more than 15 financed properties is not eligible.

Worked Example: Sizing a Line From Equity

Run the numbers in percentages of value, not dollars. Say your Airbnb is worth 100 units and you owe a first mortgage equal to 50% of value. The 70% CLTV ceiling leaves room for a line of up to 20% of value.

Now change one input. If the first mortgage sits at 65% of value, the room shrinks to 5% of value. That is too thin to be useful on most plans, and a line that small may fall below the $25,000 minimum.

This is why a purchase made less than a year ago often struggles. A buyer who put down 20% starts near 80% leverage, which is already above the 70% ceiling. Appreciation or paydown has to close the gap before an investment line has room to exist.

How a Lender Reads Airbnb Income

Lenders read Airbnb income from documents, and a young listing has few of them. A traditional line looks at filed returns, so a property owned for under a year has at most one partial tax year of Schedule E rental reporting. Schedule E is the tax form where rental income and expenses are filed.

That means the supporting paper carries more weight:

  • Platform payout reports showing gross bookings and deposits.
  • Bank statements matching those deposits.
  • An insurance declarations page that reflects short-term use.
  • Any lease, if part of the property is rented long term.

Airbnb has no lease, so payout records stand in for one. Even then, a lender may discount the income or ignore it, and the loan may be reviewed against other income alone. If your wages carry the DTI, the Airbnb needs only to avoid hurting it.

Where the Rules Break

The general rule is that you need the right title, 700 credit, and equity under the 70% ceiling. These edge cases break it.

LLC title. Home-secured lines are personal products. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to lender program eligibility.

Property type. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. A condotel is a condo that runs like a hotel. Condominiums, including non-warrantable ones, are otherwise eligible.

Naming. Some banks decline anything labeled a HELOC on a rental but will write a line secured by investment property. Ask both ways.

Listed for sale. In some states, a property listed for sale or listed within the past 60 days is ineligible. Do not put the Airbnb on the market while an application is open.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A line agreement may also carry a rental-use clause.

Lender restrictions. NerdWallet notes that some lenders limit availability, which fits the picture of bank-by-bank inconsistency. A bank that treats an Airbnb as a second home may write the line. A bank that treats it as a rental may not.

The Appraisal Form Trap

If a lender or appraiser pulls a rent schedule on an Airbnb, it will usually understate the income. Fannie Mae’s appraiser update says Form 1007 asks for monthly market rent and cannot be used to estimate a nightly short-term rental fee. McKissock says the 1007 applies to one-unit properties and the 1025 to two-to-four units.

In practice, a 1007 returns long-term rent, which is usually the lowest income number the property could show. A DSCR purchase can use a short-term rental analysis instead, or third-party projection data. Agency forms do not govern DSCR files.

HELOC or DSCR Cash-Out? A Side-by-Side Look

For a first Airbnb, the choice usually comes down to who gets underwritten. The table below compares the four routes investors most often weigh.

Product Underwritten on New-listing fit Title rule
HELOC on the Airbnb You, your credit and DTI Weak, little history Individual or revocable trust
HELOC on your home You and your home equity Strong, no Airbnb history needed Individual or revocable trust
DSCR cash-out The property’s rental income Needs hosting history LLC allowed, subject to program terms
Home equity loan You Weak, little history Individual or revocable trust

A HELOC on your primary home is the common source of down-payment cash. It needs no Airbnb history at all. BiggerPockets investors disagree about it, though. Some use the line like cash, and others warn it means paying interest on every dollar of the investment. Variable pricing on a seasonal income stream is a real stress test, so check cash flow in the slowest booking months.

The DSCR route works differently. DSCR, or debt service coverage ratio, divides monthly rent by the full monthly payment: principal, interest, taxes, insurance, and any HOA dues. Across the select lenders in the network, short-term rental purchases go to 75% LTV. Refinances run around 70%, and cash-out on short-term rental collateral stops at 70%, versus 75% on standard rentals. Expect a 640 or better score and about 12 months of hosting history on refinance and cash-out files. Coverage of 1.00 is where select programs start on purchases, and 1.00 on refinances, with stronger ratios opening better pricing and leverage. Cash-out on a new purchase typically waits about 6 months.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the ratio. Read the complete DSCR loans guide for the full mechanics.

Key Terms Defined

CLTV (combined loan-to-value): all loans secured by the property, added together and divided by its value.

Draw period: the stretch when you can borrow from the line and pay interest only. On an investment line it lasts five years.

Automated valuation: a computer estimate of value, used instead of a full appraisal on lines of $500,000 or less.

Seasoning: the waiting period a lender wants after a purchase before it will lend against the property.

Hosting history: the record of bookings and payouts a short-term rental has earned on a platform.

DSCR: the ratio of monthly rent to the full monthly payment on the property.

Wait, or Switch Products?

Wait when the problem is equity. If your first mortgage already sits near or above 70% of value, no paperwork fixes that, and only time and paydown change the math.

Switch when the problem is the product. A heavy write-off profile, many financed properties, or an LLC title all push toward DSCR, which looks at property income instead of your DTI. A borrower with strong wages and a thin property record may do better drawing on the primary home.

Every file is underwritten individually, and these ranges are typical guidance, not commitments. If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

Frequently Asked Questions

Can I get a HELOC on an Airbnb I bought a few months ago?

Only if equity has built up to leave room under the 70% CLTV ceiling on an investment property. Most buyers start at 75% to 80% leverage on a purchase, so the first mortgage often already uses up the room. Credit must also reach 700, and the title must be in your name or a revocable trust.

Does the lender count my Airbnb income?

A HELOC is underwritten on the borrower, so Airbnb income counts mainly as it appears on filed returns and in bank deposits. A listing under a year old has little of either. Many borrowers qualify on their other income and treat the Airbnb as neutral.

Can my LLC take out a HELOC on the Airbnb?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this program. You would need to retitle to yourself or a revocable living trust. A DSCR cash-out is the other path, depending on program guidelines.

Will the lender order a full appraisal?

Usually not. Investment lines cap at $500,000, and appraisals are required only above that size, so automated valuation is the normal route. A higher CLTV may trigger a secondary valuation, and you can request a full appraisal.

Should I use my primary home instead?

Often yes, if the goal is down-payment cash. A line on your primary residence needs no Airbnb history, and ceilings reach 90% CLTV at a 720 or better credit profile. Check that your total debt stays inside the 50% DTI maximum at full draw.
