Investment Property HELOC Requirements for an Out-of-State Airbnb

Investment Property HELOC Requirements for an Out-of-State Airbnb

The Quick Read: A home equity line on an out-of-state Airbnb is a personal-credit loan, not a rental-income loan. The lender tests your credit, your debt-to-income ratio, and your equity, and the property’s state decides whether the lender can serve the file at all. Where you live matters far less than where the Airbnb sits. Through select lenders in Lendmire’s wholesale network, the figures that matter most are these:

  • Leverage: an investment-property line tops out at 70% combined loan-to-value (CLTV), subject to lender guidelines.
  • Credit: 700 is the minimum, and 720 or higher buys no extra leverage on an investment line.
  • Size: the maximum investment line is $500,000.
  • Title: you or your revocable living trust must hold title. An LLC cannot.
  • Footprint: the property must sit in one of 16 states, which is narrower than the DSCR footprint.

Rental income does not raise your limit on a line like this. If the Airbnb is held in an LLC or you want the loan sized on the property’s rent, a DSCR cash-out refinance is usually the better tool. The sections below cover both.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: a home equity line of credit, which lets you borrow against property equity in draws, up to a set limit.

CLTV (combined loan-to-value): all loans secured by the property, existing first mortgage plus the new line, divided by the property’s value.

DTI (debt-to-income ratio): your monthly debt obligations divided by your monthly income.

Draw period: the stretch when you can borrow from the line and pay interest only.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing payment (principal, interest, taxes, insurance, and any HOA dues).

Title and vesting: who legally owns the property, such as you personally, a trust, or an LLC.

What Does an Investment Property HELOC Actually Test?

An investment HELOC tests you first and the Airbnb second. The lender looks at your credit score, your debts against your income, and how much equity the property holds after existing loans. The listing’s booking calendar is not the basis for the line.

Here is how that plays out step by step:

1. Footprint check. The property’s state must be one the lender serves. Your home address is largely beside the point.

2. Classification. The file is treated as a non-owner-occupied investment property, which carries tighter limits than a line on your primary home.

3. Credit and DTI. On this network’s investment lines, the minimum credit profile is 700. DTI can reach 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow first.

4. Equity check. Your existing mortgage plus the new line must stay at or below 70% CLTV.

5. Valuation. The lender confirms value. More on that below.

6. Title check. The vesting must match what the product allows.

How Do Market Requirements Compare With Network Figures?

Market surveys report that investment-property HELOCs often ask for a 720 or higher score, an 80% maximum loan-to-value, and 6 or more months of reserves, according to NerdWallet. On the network Lendmire works through, the investment-line ceiling is lower: 70% CLTV with a 700 minimum credit profile.

That gap is the first thing to plan around. A lender that advertises a higher ceiling elsewhere is describing the broader market, not this program. Check your own numbers against the figure that applies to the lender you will actually use.

Factor Investment line (network) Market survey range
Max CLTV 70% Up to 80%
Credit 700 minimum Often 720+
Max line $500,000 Varies by lender
DTI 50% maximum 40-50%
Title Individual or revocable trust Often the same

A line on your primary home follows a different table. It can reach 90% CLTV, but only at a 720 or better credit profile. That higher ceiling does not carry over to an investment property.

What Changes When the Airbnb Is Out of State?

Almost nothing about qualification changes. Your credit, DTI, and equity are tested the same way whether the property is down the road or across the country. What changes is logistics.

Availability comes first. Lendmire arranges these lines in 16 states: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. If the Airbnb sits elsewhere, this product is not available, and the DSCR route becomes the practical path. Lendmire’s DSCR investor lending covers 41 markets, including Washington, D.C.

The property’s state governs the lien. Recording, foreclosure procedure, and title work follow the state where the property sits. Ask the title company in that state early about signing logistics, including whether mobile or remote notary options fit your situation.

Valuation happens without you. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, though a higher CLTV may require a second valuation. You may also request a full appraisal. An investment line caps at $500,000, so this is structurally the automated lane. Access to the property is rarely the issue, but a remote manager who can answer the lender’s questions helps if a review is ordered.

Some lenders restrict by location and rental use. NerdWallet notes that some lenders limit lines by location and by whether the home is rented year-round. Read the occupancy and rental-use language in any loan agreement before you sign.

How Does Airbnb Income Show Up in the File?

It shows up through you, not through the listing. Investor-education explainers such as Taxstra list the usual HELOC paperwork: two years of returns, mortgage statements, proof of insurance, bank statements showing reserves, and an appraisal. Short-term rental income tends to draw more scrutiny than a long-term lease, so expect requests for platform payout reports and bank deposits that match your filed returns.

A few practical points follow:

  • New listings. A HELOC does not run a hosting-history calculation. A brand-new Airbnb with little income still goes through on your credit, DTI, and equity. Weak personal income is the problem, not a short booking record.
  • Remote managers. If a manager collects the revenue, their statements should reconcile with what lands in your account.
  • Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Who Can Hold Title on the Property?

Only you or your revocable living trust. On this network’s HELOC, the line must be secured by property held in fee simple or leasehold title by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

This is the sharpest difference from a DSCR loan. Many out-of-state Airbnb owners hold the property in an LLC for liability reasons. If that is you, the choices are to change the vesting, which has its own title and insurance consequences, or to use a DSCR cash-out refinance instead. DSCR loans can lend to LLC-titled entities, subject to lender program eligibility.

What Property and Borrower Limits Apply?

Eligible properties include single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Several types are not eligible: manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agricultural zoning. That condotel exclusion matters for Airbnb owners, because many resort-style units are condotels.

Borrower-level limits also apply:

  • You can hold no more than three lines with this network, and a borrower with more than 15 financed properties is not eligible.
  • Credit reports must be no more than 90 days old at closing.
  • A bankruptcy needs 4 years of seasoning from discharge or dismissal.
  • On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
  • In six of the 16 states, a property listed for sale in the past 60 days is ineligible.

How Is the Line Structured?

Investment lines run a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. After closing, the minimum subsequent draw is $1,000 in most places.

The line is a standalone line that can sit in first or second lien position. Pricing floats during both the draw and repayment periods and never converts to a fixed term. This is a short-bridge-friendly tool, not long-term fixed financing. A line used to fund a down payment may be refinanced into permanent financing later.

A Worked Example: Sizing the Line

Sizing starts with a percentage, not a dollar figure. Add your existing first mortgage to the line you want, then divide by the property’s value. The result must stay at or below 70% CLTV.

Picture a host who owns an Airbnb with an existing first mortgage equal to 55% of the property’s value. At a 70% ceiling, the new line can add up to 15% of value. Now picture a host whose first mortgage equals 40% of value. The room grows to 30% of value, but the line still cannot exceed the $500,000 maximum. The smaller of the two limits wins.

The calculator on this page can turn those percentages into dollars as an illustrative estimate. It is not a quote.

Where Does the Rule Break?

Four edge cases come up often with out-of-state Airbnbs.

The LLC-owned Airbnb. The line is off the table unless the vesting changes. A DSCR cash-out refinance is the usual alternative.

The unserved state. If the property is outside the 16 states, this product is unavailable, even with strong credit and plenty of equity.

The high-leverage buyer. An investor who needs more than 70% CLTV will not find it on an investment line on this network. A DSCR purchase can reach 75% to 80% LTV on most files, and select programs reach 85% LTV with roughly a 700 or better score.

Using your home as collateral. A line on your primary home can fund the Airbnb’s down payment or renovations without putting a lien on the rental. That puts your residence at risk. It also follows the primary-residence table, so check it separately.

When Does a DSCR Cash-Out Refinance Fit Better?

A DSCR loan is a business-purpose investor loan, designed for non-owner-occupied properties. Because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, it suits investors whose personal tax returns understate the property’s performance. The complete DSCR loans guide covers the full mechanics.

Here is how the two compare:

Factor Investment HELOC HELOC on your home DSCR cash-out
Tested on You: credit, DTI You: credit, DTI Property rent vs. payment
Max leverage 70% CLTV Up to 90% CLTV at 720+ 75% on standard rentals
Title Individual or trust Individual or trust LLC allowed (per program)
Structure Floating, interest-only draw Floating, interest-only draw 30-year fixed spine
Best fit Short-term capital Funding from your home Long-term financing

On most DSCR cash-out files, leverage tops out around 75% LTV for standard rentals, and about 6 months of seasoning is the common expectation. For short-term rental collateral, the cash-out ceiling drops to 70%. Short-term rental purchases reach 75% LTV, while refinances run around 70%. Expect a 640 or better score and about 12 months of hosting history. The coverage floor on both a short-term purchase and a refinance is 1.00. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

Coverage matters because 1.00 is where many select programs start, not a universal standard. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Credit minimums vary too: a 620 floor exists in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest leverage tiers.

One caution: clearing 1.00 does not mean the property cash flows. DSCR compares rent to the full housing payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Why Do Applications Stall?

These are the most common program-level reasons an investment line does not move forward:

  • Wrong vesting. The property is deeded to an LLC.
  • Credit under 700. There is no tier below that on investment lines.
  • CLTV above 70%. The existing mortgage leaves too little room.
  • DTI above 50%. The lender reviews your file on the maximum draw’s interest-only payment.
  • Ineligible property. Condotels and manufactured homes are not offered.
  • Unserved location. The state is outside the 16-state footprint.
  • Recently listed. A for-sale listing within the past 60 days blocks the file in six of those states.
  • Portfolio size. More than 15 financed properties, or three lines already open.

Most of these can be checked before you apply. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Does the Decision Look Like in Practice?

Work through three questions in order:

1. Is the Airbnb in one of the 16 states, and held in your name or a revocable trust? If not, go to DSCR.

2. Do you need the money for a short period? A floating line suits a bridge. A long hold usually suits fixed financing.

3. Is your personal income strong enough to carry the DTI? If not, a rent-based loan may fit better.

The strongest files clear both tests: enough equity and enough coverage or income. A larger down payment on a purchase lowers the monthly payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility.

Frequently Asked Questions

Can I get a HELOC on an Airbnb I own in another state?

Yes, if the property is in a state the lender serves and the title is held by you or your revocable trust. Through the select lenders Lendmire works with, investment lines are available in 16 states, with a 700 minimum credit profile and a 70% CLTV ceiling. Your home address is not the deciding factor.

Does Airbnb income increase my HELOC limit?

No. The limit comes from equity, CLTV, and your personal credit and DTI. Documented rental income helps only through your returns and debt ratio. If you want the property’s income to drive the loan, a DSCR cash-out refinance tests rent against the payment instead.

Can my LLC hold the property and still get a HELOC?

No. On this network, LLCs, corporations, partnerships, and several trust types cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance, which can accommodate an LLC subject to program terms.

Will a traditional appraisal be required?

Usually not. An investment line caps at $500,000, and lines at or below that amount ordinarily run automated valuation. A higher CLTV may require a secondary valuation, and you may ask for a full appraisal. The Fannie Mae forms for rent schedules and small income properties, Form 1007 and Form 1025, apply to conventional loans, and a DSCR lender may order its own rent or short-term rental analysis.

Is a HELOC or a DSCR cash-out better for a short-term rental?

It depends on how long you need the money and how the property is held. A HELOC suits short-term capital when your personal profile is strong and the title is in your name. A DSCR cash-out suits long-term financing and LLC ownership, but expects about 12 months of hosting history on short-term rentals, subject to lender guidelines.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker that arranges financing through select wholesale partners, and every figure above is subject to lender guidelines and full file review, not a commitment to lend. Out-of-state hosts weighing their options will usually find that the property’s state and its title, not the investor’s address, decide which loan fits.
