Investment Property HELOC Requirements for BRRRR Investors Funding the Rehab

Investment Property HELOC Requirements for BRRRR Investors Funding the Rehab

The Quick Read: An investment property HELOC can fund a BRRRR rehab, but it is underwritten on you and on the equity in a property you already own, not on the rent the finished rehab is expected to bring in once it is leased. The line sits on a different property than the one being rehabbed. Everything below is subject to lender guidelines and full file review.

  • Collateral: a rental you already own, titled in your name or a revocable trust. It is not the rehab you are about to buy.
  • Typical network terms: a 700 minimum credit score, up to 70% combined loan-to-value (CLTV) on an investment property, and a line of $25,000 to $500,000.
  • Structure: a 5-year interest-only draw, then 25 years of repayment. The price floats and never converts to fixed. At least 75% of the line is drawn at closing.
  • Debt load: a debt-to-income ratio up to 50%, qualified on the interest-only payment at the full line amount.
  • Exit: a refinance repays the line. That payoff is not automatic, and it is the part of the plan that deserves the most stress-testing.

Which Property Can Secure the Line?

The line must sit on a property you already own with usable equity. The rehab you just bought is almost never that property. A fresh purchase carries little proven equity until the work is done and the new value is documented.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Investors usually have three possible collateral choices. They behave very differently.

Collateral Equity available Main risk
Your primary residence Often the deepest Your home backs the rehab
A seasoned, leased rental Depends on value and first lien Second lien on a rental
The rehab property itself Little until value is proven Not a workable choice

Many investors reach for the primary residence first because the equity is easy to see. The tradeoff is blunt. If the rehab stalls, your own home is the collateral. MoneyZine’s BRRRR overview warns that using a HELOC for a BRRRR purchase puts the equity in your current property at high risk. That is a fair summary of the downside.

A seasoned rental keeps the risk on the investment side of your balance sheet. The catch is that investment-property lines are the narrowest lane. They carry tighter leverage and a lower cap than lines on a primary residence.

The Requirements, Step by Step

Investment-property lines across Lendmire’s wholesale network follow a short, strict list. Here is how an underwriter walks through it, subject to lender guidelines and not a commitment to lend.

Credit. An investment line has a hard 700 floor with no tier beneath it. Scores of 700 and 720 both reach the same 70% CLTV, so a higher score buys you eligibility rather than extra leverage. The lender uses a single-bureau score tied to the primary wage earner, and the report can be no more than 90 days old at closing.

Equity and CLTV. Combined loan-to-value adds your existing first mortgage and the new line, then divides by the property value. On an investment property, the ceiling is 70% CLTV. The line is that ceiling times the value, minus what you already owe on the first lien.

Line size. Investment lines run from $25,000 to $500,000. Bigger lines exist only on primary residences, so an investment rental never reaches them.

Debt-to-income. The maximum is 50%. Lenders review your file on the interest-only payment calculated on the full line, not just the part you plan to draw. A modest rehab budget on a large line can still strain your ratio.

Valuation. Because an investment line caps at $500,000, it falls in the automated-valuation lane and commonly closes without a traditional appraisal. You can request a full appraisal anyway. A higher CLTV may also trigger a secondary valuation.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure is seasoned for 7 years, and a deed-in-lieu, pre-foreclosure or short sale for 4.

Property type. Eligible properties include single-family homes, 2-4 unit buildings, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial property, mixed-use property and agriculturally zoned property are not offered.

Title. An individual or an inter vivos revocable living trust must hold title. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot. This is the sharpest difference from a DSCR loan. If your rental already sits in an LLC, the line needs a vesting change first, or you use a DSCR cash-out refinance instead, per lender program requirements.

Exposure. A borrower is limited to three lines. An investor who owns more than 15 financed properties is not eligible.

Availability is also narrower than the DSCR footprint: these lines are offered in 16 full-service states, versus 41 markets for DSCR loans.

How the Line Behaves During a Rehab

A HELOC is not a flexible pile of cash you tap one contractor invoice at a time. That is how it is often described, and it is only partly true. The structure shapes your carrying cost from day one.

The Consumer Financial Protection Bureau’s HELOC explainer says you can generally borrow up to your limit at any time during the draw period. It adds that payments are often significantly higher once repayment begins, and that most HELOCs carry a variable rate. Experian says draw periods across the broader market typically run five to 10 years, followed by a 20-year repayment period. It also notes that some HELOCs carry a balloon payment that makes the whole balance due when the draw ends.

The network version looks different in three ways:

  • Investment lines use one structure. It is a 5-year interest-only draw followed by a 25-year fully amortizing repayment.
  • Most of the line is funded up front. At least 75% is drawn at closing, so interest starts on that amount before the first contractor shows up.
  • The price floats. It changes across both the draw and the repayment period and never converts to a fixed price, even though some products elsewhere offer that.

The practical result is a carrying cost that runs while the rehab property earns nothing. Interest-only payments sound light, but they continue through demolition, permits, punch lists and lease-up. Your plan needs to cover them from savings or other income, not from the finished rent.

An undrawn line also makes a poor safety net on this program. Plan the budget as if most of the money is already borrowed.

Worked Example: Sizing the Line and the Payoff

These figures are modeled assumptions, not market data. Percentages keep the picture clean.

Sizing the line. Say you own a seasoned rental with an existing first mortgage equal to 50% of its value. The investment-property ceiling is 70% CLTV. The room left is about 20% of the property’s value, before the $500,000 cap and lender review. The CLTV ceiling is almost always the binding limit, not your credit score. A 760 score does not raise it.

The refinance waterfall. Now picture the rehab property. Suppose your total cost is 70% of the value you expect after the work. That includes purchase, rehab and carrying costs. A DSCR cash-out refinance across most of the network tops out around 75% LTV, with about 6 months of seasoning commonly expected. At the expected value, the new loan covers your all-in cost with room to spare. That room repays the line.

Now suppose the appraisal comes in 10% below your expectation. The value is 90 instead of 100. A 75% loan on 90 is 67.5, which is below your 70 in costs. You are 2.5% of the original expected value short. The line does not shrink to match, and no automatic payoff covers the gap. You pay it from savings or leave cash in the deal, which means the HELOC becomes longer-term debt than you planned.

The coverage test. The refinance lender also checks DSCR. That ratio compares the rent to the full monthly obligation: principal, interest, taxes, insurance and any association dues. A new, larger loan on the rehab property pushes coverage down. Across the network, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

Clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management, utilities and capital spending sit outside the calculation.

Where the General Rule Breaks

The headline rule is that a HELOC funds a BRRRR rehab from equity elsewhere. Several situations bend it.

“You can’t get a HELOC on a rental.” This is a common belief, and it overgeneralizes. Many lenders do not write non-owner-occupied lines, so the lane is narrow. Select wholesale lenders do write them, inside the limits above.

A heavy rehab. Distressed properties with major structural work usually need hard or private money with staged draws. A standard DSCR loan does not generally fund rehab draws either. A line fits better when the rehab is light to moderate and the collateral is a seasoned, leased rental.

Slow lease-up. Draws and carrying costs run for the full rehab, and lease-up comes after that. If the property is still empty near the end of the draw period, you are close to the worst possible timing. The 5-year draw gives more room than shorter structures, but it is not unlimited.

No exit. If the rehab has no clear path to a stabilized lease and a refinance, the line becomes permanent debt. A line is not built as permanent financing.

Entity-owned collateral. If your best equity sits in an LLC-titled rental, the line cannot be placed there. You would retitle it or choose a DSCR cash-out refinance instead.

Property type. A manufactured home or a mixed-use building with plenty of equity is still off the table. These are not eligible for the line, and they are not offered under the network’s DSCR programs either.

Borrowed money and reserves. A line funds the deal. It does not build reserves. Reserves on a refinance commonly run around 6 months of the full monthly obligation, varying by lender, leverage, loan size and transaction type. Lenders often look closely at where those funds came from, and borrowed funds are treated differently from file to file. Raise the question with your broker before you draw.

Personal debt-to-income. The line payment counts against your personal ratio. That matters if you later want a conventional loan. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines, so they usually avoid that issue.

Is a HELOC the Right Tool?

Match the tool to the rehab. Here is a comparison.

Situation Usually fits Why
Light rehab, seasoned rental owned Investment HELOC Equity is already proven
Light rehab, equity in your home Primary-residence line Higher limits, higher personal risk
Heavy or distressed rehab Hard or private money Staged draws match the work
Exit after stabilization DSCR cash-out refinance Reviewed on property rent
Collateral held in an LLC DSCR cash-out refinance The line cannot be placed there

The DSCR cash-out refinance is the usual exit. It repays the line from proceeds and qualifies primarily on property-level rental income, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers how that test works across property types.

A quick pre-draw checklist helps. Before you pull funds, answer these:

  • Is the expected finished value based on comparable sales you can defend?
  • Can you carry the interest through rehab and lease-up with no rent coming in?
  • Do you have an exit lender in mind before you buy?
  • Does the finished rent cover the new loan at a coverage ratio the lender will accept?
  • Can you afford a 10% appraisal miss without trouble?

The stronger BRRRR plans arrange the exit loan conversation before the purchase. The refinance is the part you cannot control after you are in.

Key Terms Defined

CLTV (combined loan-to-value): The total of all loans on a property divided by its value. It is the main equity test on a line.

Draw period: The stretch when you can borrow from the line and pay interest only. On investment lines in this network, it lasts 5 years.

Repayment period: The stretch after the draw ends, when you can no longer borrow and the balance amortizes. On investment lines, it lasts 25 years.

ARV (after-repair value): What the property is expected to be worth when the rehab is done. The refinance is sized on this number.

Seasoning: The waiting period a lender wants between buying or owning a property and refinancing it. About 6 months is the common expectation for a cash-out refinance in the network.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly obligation on a property. It tests the property, not your personal income.

Frequently Asked Questions

Can I open the HELOC on the rehab property I just bought?

No, not in any useful way. A fresh purchase has little proven equity, and the lender is unlikely to credit the value you plan to create. The line normally sits on a home or seasoned rental you already own, and the finished rehab is then refinanced to repay it.

Can my LLC hold the property that secures the line?

No. Title must be held by an individual or an inter vivos revocable living trust, per program requirements. LLCs, corporations, partnerships and irrevocable, blind or land trusts are not eligible. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance works better.

How much can I borrow on a rental?

On an investment property, the line is limited to 70% CLTV minus your existing first mortgage, and it tops out at $500,000. Credit must be 700 or better, and the debt ratio is capped at 50%, subject to lender guidelines. Many rentals will land well below the cap once the first lien is counted.

Will a DSCR loan fund the rehab?

Generally not. A standard DSCR loan does not fund rehab draws, and it qualifies primarily on property-level rental income covering the payment. It works best as the exit after the rehab is finished and leased. Heavy rehabs usually need hard or private money first.

What happens if the refinance appraisal comes in low?

The refinance covers less, and you cover the gap. A cash-out refinance tops out around 75% LTV across most of the network, so a lower value shrinks the proceeds. You repay the line yourself from those proceeds plus savings. Build in an appraisal cushion before you start. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
