The Quick Read: A home equity line on a short-term rental you already own is underwritten on you, not on the listing’s bookings, so credit, debt-to-income, equity, title and property type decide the file.
- On the network Lendmire works with, an investment-property line tops out at 70% combined loan-to-value (CLTV), requires a 700 credit score at minimum, and runs from $25,000 to $500,000.
- Title must sit in your personal name or a revocable living trust, so an LLC-owned Airbnb usually needs a different route.
- At least 75% of the line is drawn at closing, and pricing floats for the whole life of the line.
- A DSCR cash-out refinance reads the property’s rent instead of your personal return, and it is the usual alternative.
What Does a HELOC Against an Airbnb Actually Do?
A home equity line of credit (HELOC) lets you borrow against the equity in a property you own, and a lender will usually offer one on a rental only at its own discretion. NerdWallet notes that not every lender writes lines on investment properties and that the qualification requirements are strict. The reason is risk. Lenders assume a borrower in trouble pays the home they live in before the rental.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Here is the part that surprises Airbnb owners. An ordinary HELOC does not run a property-level income test. The lender looks at your credit, your debt-to-income ratio (DTI), the equity left in the property, and the income on your filed returns. Gross bookings do not count by themselves. Net income after expenses is what your return shows, which is why a busy listing can look thin on paper.
A DSCR loan flips that. DSCR stands for debt service coverage ratio, and it compares the property’s rent to its monthly obligation. If you want the full mechanics, Lendmire’s complete DSCR loans guide covers them.
Key Terms Defined
HELOC: A revolving credit line secured by your property, where you borrow what you need up to a set limit.
CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.
Draw period: The stretch when you can borrow and pay interest only, before the balance begins amortizing.
Repayment period: The later stretch when principal and interest are both due and the line is no longer open for new draws.
Payout report: The statement an Airbnb or similar platform issues showing what it paid you, which lenders match to your bank deposits.
Automated valuation: A computer-model estimate of the property’s value used in place of a traditional appraisal.
DSCR: The ratio of a property’s rent to its full monthly obligation, used on investor loans instead of your personal income.
Investment Property HELOC Requirements at a Glance
On the select wholesale network Lendmire brokers through, an investment-property line is a narrow product. The ceiling is 70% CLTV, the minimum credit score is 700, and the maximum line is $500,000. Credit above 700 buys no extra leverage, because 720 and 700 reach the same 70% ceiling. The table sets those figures beside what broader market surveys report.
| Requirement | Network investment line | Market surveys report |
|---|---|---|
| Max CLTV | 70% on an investment property | About 80%, many lenders lower |
| Credit score | 700 minimum | About 720 |
| Line size | $25,000 to $500,000 | Varies by lender |
| DTI | 50% maximum | 40% to 50% |
| Reserves | Set by the lender | Six months or more |
| Valuation | Usually automated | Appraisals, sometimes several |
The right-hand column comes from NerdWallet’s investment-property figures, and it describes the wider market, not Lendmire’s network. The network figures are the ones that apply to a file placed through Lendmire, subject to lender guidelines and full file review.
Primary residences are a different table. On a primary home or second home the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile. None of that leverage carries over to an Airbnb you own as an investment.
How Underwriting Reads Your Airbnb, Step by Step
Each step below removes some borrowers, so work through them in order.
1. Title. The property must be held by you as an individual or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on this line.
2. Property type. Single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural properties are not.
3. Value and CLTV. Take your first-mortgage balance, add the line you want, and divide by value. The total cannot pass 70%.
4. Credit and DTI. The score model is single-bureau and keyed to the primary wage earner, and the report can be no more than 90 days old at closing. DTI tops out at 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw. Every mortgage on every property you own counts.
5. Income documents. Expect personal returns with Schedule E, mortgage statements on every property, and proof of insurance. For an Airbnb, platform payout reports matched to bank deposits show the rental income is real.
6. Valuation. A line at or below $500,000 ordinarily uses automated valuation. A higher CLTV may call for a secondary valuation, and you can request a full appraisal in any case.
One structural point matters before you apply. The line sits in first or second lien position, and at least 75% of it is drawn at closing. You are not opening a dormant cushion. You are taking most of the money on day one, and pricing floats across both the draw and repayment periods. It never converts to fixed.
A Worked Example in Percentages
Run the numbers with a modeled Airbnb whose first mortgage balance equals 50% of its value. The 70% CLTV ceiling leaves room for a line worth up to 20% of value. Because at least 75% of the line is drawn at closing, you would be borrowing at least 15% of value immediately.
Now take the paid-off version. With no first mortgage, the ceiling allows a line worth up to 70% of value, but the $500,000 maximum caps the dollar amount. On a high-value property, the line size limit binds before the CLTV limit does.
Finally, take a recent high-leverage purchase. If your first mortgage already sits near 70% of value, no room is left for a line, so equity cannot be pulled out until the balance falls or the value rises.
Where the General Rule Breaks
The LLC problem. Many investors hold an Airbnb in an LLC for liability reasons. On this network, an LLC cannot hold title on a HELOC. A property already deeded to an LLC needs a vesting change, or you move to a DSCR cash-out instead. DSCR loans to LLC-titled properties are available subject to lender program eligibility.
A DSCR first mortgage already in place. Lien order limits what you can stack. The line can sit in second position behind a first mortgage, but the first lender must permit it, and many do not. Check the existing loan’s terms before you plan around a second lien.
A brand-new listing. An ordinary HELOC does not ask for hosting history, because it reads your return rather than the listing. A DSCR short-term-rental cash-out generally wants about 12 months of hosting history and a 640+ credit score. A new listing can therefore fit a HELOC and miss a DSCR cash-out.
Seasonal income meets floating pricing. A CFPB overview of HELOCs explains that these lines usually carry a variable rate and that payments often rise sharply once repayment begins. A rental that earns most of its income in a few peak months, paired with a cost that moves on its own schedule, can strain cash flow in the slow season. On the investment line, the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The jump at the end of year five deserves a line in your budget now.
Portfolio limits. A borrower is limited to three lines. Combined exposure is capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program, and the investment line itself maxes out at $500,000. An owner with more than 15 financed properties is not eligible. Because the lender sees every property you own, a large portfolio also pushes your DTI up even when each rental performs.
Credit history marks. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure is seasoned for 7 years, and a deed-in-lieu, pre-foreclosure or short sale for 4.
Using a primary-residence line instead. A line on your home carries a higher CLTV ceiling, and it can fund the next down payment or renovation on the Airbnb. It also puts your home at risk if the rental falters, which is a different kind of exposure than borrowing against the rental itself.
Geography. HELOCs through Lendmire are available only in its 16 full-service states. That is narrower than the 41-market footprint for DSCR loans. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
HELOC or DSCR Cash-Out: Which One Fits?
The two products test different things, so the better choice depends on which side of your file is stronger.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| What is tested | You: credit, DTI, equity | The property’s rent vs. its payment |
| Title | Individual or revocable trust | LLC allowed, per program terms |
| Existing first mortgage | Stays in place | Replaced by the new loan |
| Max leverage | 70% CLTV, investment | 70% on STR; about 75% on standard rentals |
| Hosting history | Not required | About 12 months for STR |
| Pricing | Floats throughout | Fixed 30-year spine, other terms available |
Choose the HELOC when you like your current first mortgage, your personal credit and DTI are strong, and the title is already in your name. Choose the DSCR route when the property sits in an LLC, your personal return understates the listing’s income, or you already own several financed properties. About 6 months of seasoning is the common expectation on a cash-out. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
A DSCR ratio at or above 1.00 does not mean the property produces positive cash flow. The calculation compares rent to the monthly obligation only, so repairs, vacancy, management, utilities and capital expenses all sit outside it. For the cash-out side, Lendmire’s piece on how cash-out financing works on an investment property covers the details, and the overview of qualifying for an investment property HELOC on a 2-4 unit rental covers the equivalent line on small multifamily.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
What Typically Blocks an Investment HELOC
- A credit score below 700, since the investment line has no tier beneath it.
- Title held in an LLC, corporation, partnership, or an irrevocable, blind or land trust.
- A first mortgage already at or near 70% of the property’s value.
- DTI above 50% once every property’s debt is counted.
- An ineligible property type, such as a manufactured home, condotel or co-op.
- A property listed for sale, or listed within the past 60 days, in several of the network’s states.
- A first-mortgage lender that will not allow a second lien.
Practical Next Steps
Start with the title, because it is the quickest fact to check and the step where many files stop. Then pull your first-mortgage balance and a realistic value, and calculate CLTV against the 70% ceiling. Gather two years of returns with Schedule E, your payout reports, and bank statements that match them. If the file clears credit and DTI but not title, compare it against a DSCR cash-out. If it clears all of it, decide whether you want a floating-rate line that leaves your existing first mortgage in place or a fixed-term refinance that replaces that loan.
Frequently Asked Questions
Can I get a HELOC on an Airbnb I already own?
Sometimes. On the network Lendmire works with, an investment-property line is possible at up to 70% CLTV, with a 700 credit minimum and a maximum line of $500,000. The property must be titled to you personally or to a revocable living trust. Availability is limited to Lendmire’s 16 full-service states, and every file is subject to lender guidelines and full review.
Will the lender count my Airbnb bookings as income?
Only as they show up in your documents. The line is underwritten on you, so your returns and bank deposits matter, and payout reports help match deposits to platform income. Gross bookings are not the test. A DSCR loan works differently, qualifying primarily on property-level rental income covering the payment, subject to lender guidelines.
Does my Airbnb need a hosting history for a HELOC?
An ordinary HELOC does not read the listing’s performance, so hosting history is not the test. A DSCR short-term-rental cash-out generally expects about 12 months of hosting history and a 640+ credit score. A newer listing therefore sits better in the HELOC lane than the DSCR lane, if the rest of the file fits.
What if my Airbnb is held in an LLC?
A HELOC on this network cannot be written to a property titled in an LLC. You can deed the property back to yourself or a revocable living trust, which may carry its own considerations, or use a DSCR cash-out instead. A DSCR loan to an LLC-titled property is available subject to lender program eligibility.
Is a HELOC riskier than a cash-out refinance on a seasonal rental?
They carry different risks. The HELOC leaves your first mortgage alone but floats in cost, and the CFPB notes that payments often rise once repayment begins. A cash-out replaces the first mortgage and reprices the whole balance, which suits a borrower who prefers a fixed structure. Which is safer depends on your existing loan’s terms and how your income swings through the year.
