Investment Property HELOC Requirements When Rent Comes From Airbnb

Investment Property HELOC Requirements When Rent Comes From Airbnb

The Quick Read: On this network, an investment property HELOC is underwritten on you, not on your bookings: the lender looks at credit, debt-to-income, equity and documented net income, and Airbnb revenue only helps to the extent it shows up as proven income on your filed returns and bank records. Property performance does not set the line size. Your equity position and personal profile do. Here is what that means in practice.

  • Investment lines top out at 70% CLTV (combined loan-to-value), with a 700 minimum credit score and a maximum line of $500,000, subject to lender guidelines.
  • Title must sit in your own name or an inter vivos revocable living trust. An LLC cannot hold title on this product.
  • Debt-to-income can run up to 50%, tested on the interest-only payment at the full line amount.
  • Net income after expenses is what counts. Gross platform bookings do not.
  • If the Airbnb sits in an LLC or the personal income looks thin, a DSCR cash-out is usually the better-fitting product.

How Does a HELOC Lender Read Airbnb Income?

A HELOC lender treats Airbnb income as personal income you must prove, not as a property test. The underwriter asks whether you can carry the payment, and your documented net income answers that. A booking calendar full of five-star stays does not.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A standard rental comes with a lease, which gives the underwriter a clean number. Nightly bookings have no lease, so the file has to build the case from three records:

1. Platform payout reports show what the platform paid out.

2. Bank deposits show that the money reached your account.

3. Filed returns show what is left after expenses.

These three records have to tell the same story. When payouts, deposits and returns disagree, the underwriter usually stops and asks questions, and the file slows down.

Net versus gross is where many hosts get surprised. A listing that books solidly can still show thin net income after platform fees, cleaning, management, depreciation and other write-offs. The underwriter reads the bottom line on the return. A busy calendar with heavy deductions can fail a personal-income test.

Compare that with the DSCR approach. Picture an Airbnb whose revenue produces coverage around 1.2x on a DSCR file. That loan reads the property’s income against its own payment. The HELOC reads your return. The same listing can look strong in one file and weak in the other.

Many lenders do not write these lines at all. NerdWallet notes that a HELOC on an investment property is not offered by every lender, that qualification is strict, and that lenders see higher default risk on rentals. Many large retail lenders decline rentals entirely, so a no from one big bank says little about the whole market.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line secured by a property, which you can draw on repeatedly up to a limit.

CLTV: Combined loan-to-value adds every loan secured by the property, including the new line, and divides by the property’s value.

Net income: This is income after expenses, as shown on a filed return. It is not the gross amount a platform reports.

Platform payout report: A statement from the booking platform listing what it paid you, and when.

Vesting: How title to the property is held, whether in your name, a trust or an entity.

Draw period: The stretch of time when you can borrow from the line before repayment begins.

Interest-only payment: A payment that covers interest and none of the principal.

Automated valuation: A computer-generated value estimate used instead of a traditional appraisal.

DSCR: Debt service coverage ratio. It divides a property’s rent by its monthly housing payment (principal, interest, taxes, insurance and any HOA dues).

Investment Property HELOC Requirements at a Glance

Most investment HELOC requirements come down to equity, credit, title and documented income. Across the select wholesale lenders Lendmire works with for home equity lines, the investment-property box is narrow and consistent. Every figure below is a typical guideline, not a commitment to lend.

Requirement Investment property line
Maximum CLTV 70%
Minimum credit score 700
Line size $25,000 up to $500,000
Maximum DTI 50%
Valuation Usually automated, no full appraisal
Title Individual or revocable living trust
Structure 5-year draw, 25-year repayment

Credit works differently here than you might expect. Both 720 and 700 reach the same 70% CLTV on an investment line. A higher score above 700 buys eligibility, not extra leverage, and nothing sits beneath 700. A borrower with a 680 score and a spotless Airbnb record is outside this product.

Because the line caps at $500,000, an investment HELOC lands in the automated-valuation lane, and it commonly closes with no traditional appraisal. You can request a full appraisal anyway. A higher CLTV may also trigger a second valuation.

The structure is a standalone line in first or second lien position. You get a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. The payment floats through both phases and never converts to a fixed structure. That matters for a rental with thin margins.

The underwriter also reviews your file on the interest-only payment calculated on the maximum draw. That is stricter than qualifying on what you plan to borrow. Each file is also reviewed for credit history, with a report no more than 90 days old at closing. The score model is single-bureau and keyed to the primary wage earner.

What Documents Does an Airbnb Host Need?

An Airbnb host needs documents that prove income and prove the property can legally and safely operate as a rental. The underwriter checks each one for a specific purpose, and each has a typical failure point.

Document What it proves Common failure point
Platform payout reports Gross bookings paid out Don’t match bank deposits
Bank statements Money actually arrived Mixed personal and rental activity
Filed returns Net income after expenses Heavy write-offs shrink the number
Mortgage statement Existing first-lien balance Missing or outdated
Insurance declarations Coverage fits nightly use Policy written for owner use
Permit or registration Local operating status Lapsed or never obtained

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A lapsed permit is a common reason for a pause.

For a deeper checklist, Lendmire has written up the documents an investment property HELOC file needs when Airbnb income is involved.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Which Property Secures the Line?

The line can be secured by the Airbnb itself or by a different property you own. Each choice changes what the underwriter has to examine, though both files still rest on your income and credit.

Factor Line on the Airbnb Line on another property
Collateral reviewed The Airbnb itself The other property
Insurance check Must fit short-term use Fits that property’s use
Occupancy tier Investment: 70% CLTV Set by that property’s use

The third column has an upside. A line on your primary home follows a different table with higher ceilings, and those ceilings are reserved for stronger credit. Airbnb income then becomes one part of your overall income picture. The tradeoff is risk: your home becomes the collateral for money you may spend on a rental.

Where the Rules Bend

Several edge cases change the answer, and most of them turn on title, history or property type. These are the ones that come up most often.

LLC-owned Airbnb. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this product. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change before a HELOC works. Otherwise a DSCR cash-out is the usual alternative.

Brand-new or newly converted listings. Banks that write investment lines want a documented operating history. A listing with a few months of bookings has little to reconcile, so the return shows nothing. Some DSCR programs treat short-term rental differently: they typically expect about 12 months of hosting history.

Heavy write-offs. A host who minimizes taxable income can look thin on paper. The HELOC underwriter reads the return, and a DSCR file reads the property’s rent. Hosts in this spot often fit the DSCR path better.

Portfolio size. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on one of the two wholesale programs, built for higher leverage, and at $750,000 on the other, built around a longer interest-only runway. A borrower owning more than 15 financed properties is not eligible.

Property type. Eligible types include single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not eligible.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure or short sale seasons for 4.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

Availability. Lendmire arranges these lines only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than its DSCR footprint.

The line itself can shrink, too. The CFPB explains that a HELOC lets you borrow repeatedly during a draw period, and that a lender can cut or freeze access if the home’s value falls significantly. A line you plan to rely on for a down payment can disappear when the market softens.

HELOC or DSCR Cash-Out?

A HELOC suits a borrower with strong personal income, personal title and a short-term need. A DSCR cash-out suits an Airbnb owner with an entity, thin returns or a larger equity pull. The two products read different things, so the same host can pass one and fail the other.

Factor Investment HELOC DSCR cash-out
Reads Your personal income Property rent vs payment
Title Individual or trust only Entity vesting often allowed
Leverage 70% CLTV on investment 75% standard, 70% STR
Credit 700 minimum About 660; 640+ for STR
Payment Floats Fixed-term structures

On a DSCR cash-out, most programs in the network top out around 75% LTV on standard long-term rentals, and 70% on short-term-rental collateral. Seasoning of about 6 months is the common expectation. Short-term-rental files also expect about 12 months of hosting history. Coverage starts at 1.00 for select programs, on purchases and separately on refinances. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. LLC vesting is often available, subject to lender program eligibility. Property types such as manufactured homes, log homes and barndominiums are not offered.

One caution matters for either path. Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the housing payment only. Repairs, vacancy, management, utilities and capex sit outside the calculation, and a HELOC payment is its own obligation. Anyone using a floating-payment line to fund a down payment should check that the rental can carry both.

Why Do Files Get Declined?

Files usually fail on one of five things, and each has a clear fix.

  • Credit below 700. The investment tier has no lower rung. Raising the score is the only fix.
  • Gross income mistaken for net. Platform totals look strong, but the return shows far less. Waiting for a stronger return or switching to DSCR can help.
  • Mismatched records. Payouts, deposits and returns disagree. Clean this up before applying.
  • Wrong title. An LLC cannot hold title. Change vesting or choose DSCR.
  • Insurance or permits. A policy written for owner use, or a lapsed registration, stops a file. Fix both first.

Before You Apply: A Short Checklist

1. Pull payout reports and bank statements that match, month by month. 2. Gather filed returns and compare the net figure with what you expect. 3. Confirm title is in your name or a revocable living trust. 4. Check your credit score against the 700 floor. 5. Confirm insurance fits short-term use and the permit is current. 6. Get your current first-mortgage statement. 7. Compare a HELOC with a DSCR cash-out before you commit.

Frequently Asked Questions

Do I need a lease for an Airbnb to get an investment HELOC?

No lease is required, because nightly rentals do not have one. The file instead relies on payout reports, bank deposits and filed returns that agree with each other. A lease can still help on a long-term rental, but for an Airbnb the documented net income carries the file.

Can I get a HELOC on an Airbnb held in an LLC?

Not on this product. LLCs, corporations, partnerships and certain trusts cannot hold title. You can deed the property to yourself or a revocable living trust, or you can use a DSCR cash-out, where entity vesting is often available.

What if my Airbnb is brand new?

A new listing is difficult for a HELOC because there is little history to document. Banks that write investment lines look for a track record, and a few months of bookings may not give them one. DSCR programs for short-term rentals typically ask for about 12 months of hosting history, so a newer listing may need more time there too.

Does the HELOC count all my Airbnb revenue?

No. Underwriters read net income on your filed returns, not gross bookings. How a given lender counts rental income varies, so a strong gross number does not predict a higher line.

Can I borrow against a different property instead?

Yes. The line can be secured by another property you own, such as your primary home. That property follows its own occupancy table, and your Airbnb income becomes part of your overall income. Your home then secures the debt, which is a real risk to weigh.
