The Quick Read: A lease with three months left does not, by itself, disqualify an investment property HELOC. On the personal-profile lines Lendmire brokers, approval turns on credit, debt-to-income and equity, not on the tenant’s lease. The lease matters more on rent-qualified bank lines and on DSCR cash-out refinances, so the loan type decides how much the expiring term counts.
- On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000.
- The line is underwritten on the borrower, so an expiring lease is usually a side note rather than a gate.
- Title must sit with the individual or a revocable living trust. An LLC cannot hold title on these lines.
- If rent drives the decision, a DSCR cash-out refinance reads the lease directly, so renewal paperwork matters.
- Lendmire arranges these through select wholesale partners in its 16 full-service states. It is not the lender, and every figure is subject to lender guidelines and full file review.
How Does a HELOC on a Rental Actually Work?
A HELOC is an open-end line you borrow against repeatedly. The CFPB explains that you draw during an initial period, which it says could last 10 years, then move into repayment, where payments are often significantly higher. Some plans can also demand the full balance when repayment begins.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
On an investment property, the network structure is a standalone line in first or second lien position. It runs a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed. That matters for a landlord with a short lease: if rent drops during a vacancy, the payment does not pause.
NerdWallet notes that investment-property lines are not offered by every lender, that qualification is strict, and that lenders see more default risk on a rental than on a primary home. That is the market backdrop. The figures below are the network’s own.
What Are the Core Investment Property HELOC Requirements?
The network’s requirements for an investment property line are narrow and specific. Here they are in one place.
| Factor | Investment property line |
|---|---|
| Max CLTV | 70% |
| Credit | 700 minimum; 720 and 700 reach the same ceiling |
| Line size | $25,000 to $500,000 |
| DTI | 50% maximum |
| Valuation | Usually automated, no traditional appraisal |
| Title | Individual or revocable living trust |
Credit above 700 buys eligibility, not extra leverage, because both tiers cap at 70% CLTV. A line above $500,000 is for primary residences only, so an investment line sits in the automated-valuation lane. A borrower can still request a full appraisal. Existing mortgage payments on every financed property count in DTI. A borrower with more than 15 financed properties is not eligible, and exposure is limited to three lines.
Eligible property types include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. All of this is subject to lender guidelines and full file review.
Where Does the Lease Fit in Underwriting?
Underwriting follows one of two styles, and the lease counts differently in each.
Personal-profile style. The line is underwritten on credit, DTI, and equity. The property’s rent does not have to cover the payment. Under this style a lease with three months left is mostly irrelevant, because the lender is not underwriting the tenancy.
Rent-qualified style. Some bank and credit-union lines treat the lease as evidence of income. Stessa says lenders on these lines want enough rental income to cover total debt service. It lists tenant seasoning, such as the same tenant for more than a year, as a plus. It also says lenders may ask for an income statement, balance sheet, and tenant rent roll for the current and past two years. Easy re-rentability helps the case too.
Here the lease becomes a documentation item. A three-month lease is still a valid current lease. What an underwriter may ask is what happens next: a renewal, a signed month-to-month agreement, or bank records showing rent received.
Key Terms Defined
CLTV is combined loan-to-value: the first mortgage plus the new line, divided by the property’s value.
DTI is debt-to-income: your monthly debt obligations divided by your monthly income.
Holdover means the tenant stays after the lease term ends without signing a new lease.
DSCR is the debt service coverage ratio. It compares a property’s rent to its full monthly payment of principal, interest, taxes, insurance, and any HOA dues.
Form 1007 is the single-family rent schedule an appraiser completes to give a market rent opinion. Form 1025 serves 2-4 units. Both are borrowed agency forms, and DSCR loans are not agency products. Fannie Mae’s form instructions describe how a lender obtains market rent for a one-unit investment property this way.
When Does an Expiring Lease Break the Rule?
The general rule is that the lease is not a gate on a personal-profile line. These are the cases where it bites.
The lease expires between application and funding. The practical fix is a renewal, or a signed month-to-month agreement plus bank records of rent received. On a rent-qualified line, confirm the rent basis before the valuation is ordered.
The tenant leaves. A rent-qualified line may discount or exclude the income. A personal-profile line does not underwrite the rent, but the payment still comes due. Because the network’s line is qualified on the interest-only payment calculated on the maximum draw, a landlord should stress-test a vacancy gap before borrowing.
Month-to-month or holdover. Treatment varies by program, so ask before submitting.
Short-term rentals. How a lender counts short-term income is the lender’s call.
Title in an LLC. This is the sharpest structural difference from a DSCR loan. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
Listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Availability. These lines are brokered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.
Lease Situations at a Glance
| Situation | Personal-profile line | Rent-qualified line or DSCR |
|---|---|---|
| Mid-term lease | Not underwritten | Supporting evidence |
| Three months left | Mostly irrelevant | Expect renewal question |
| Expired, tenant stays | Not underwritten | Month-to-month proof |
| Vacant | Payment still due | Income may be excluded |
Renew First or Apply First?
Renewing before applying is the cleaner path whenever the tenant is willing. It keeps the file consistent between application and funding and removes the one question a rent-qualified reviewer would raise. If the tenant will not renew, a signed month-to-month agreement with rent deposits on record is the next best document.
On a personal-profile line, applying first is reasonable, since credit, DTI, and equity drive the decision. Do not hold the application for a renewal that the underwriter will not read.
A workable sequence for the three months:
1. Pull credit and confirm a 700 or better profile before anything else, since 700 is a hard floor on investment lines.
2. Confirm title. If the property sits in an LLC, decide now between a vesting change and a different product.
3. Ask the tenant about renewal, and get the answer in writing.
4. Gather the current lease, a rent roll, and records showing rent received.
5. Submit the file with the lease status stated plainly, including any gap in tenancy.
HELOC or DSCR Cash-Out: Which Fits a Short Lease?
The two products read the lease differently, and that is the main reason to choose between them. A HELOC leaves the first mortgage in place. The line is a second lien, or a standalone first lien, underwritten on the borrower. NerdWallet treats a cash-out refinance as the main alternative.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| Underwritten on | Borrower profile | Property rent coverage |
| Lease status | Rarely decisive | Directly affects the number |
| Title | Individual or revocable trust | LLC possible, subject to lender program eligibility |
| Existing first mortgage | Stays in place | Replaced |
| Leverage | 70% CLTV on investment | About 75% LTV on most cash-out files |
A DSCR cash-out replaces the first lien and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Many select programs start at 1.00 coverage, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow: repairs, vacancy, management, and capex sit outside the calculation. Roughly 6 months of seasoning is the common expectation on cash-out refinances.
Where the lease is weak or the title is in an LLC, DSCR cash-out is often the more practical route. Where the borrower profile is strong, the first mortgage is worth keeping, and title is personal, the HELOC avoids replacing the first lien. The complete DSCR loans guide covers the cash-out side in full.
For a closer look at the qualification side, Lendmire’s piece How to Qualify for an Investment Property HELOC for a Lease Ending in Three Months walks through the documents.
Stress-Testing the Vacancy Gap
The payment continues whether or not the tenant does. On the 5-year interest-only draw, the qualifying payment is figured on the maximum draw. After the draw period the line moves to full amortization, and the CFPB notes that payments often rise significantly at that point. A vacancy near the end of the draw makes that step harder.
Run the test before you borrow. Model the property with no rent for a couple of months and see whether reserves and other income carry the full payment. Drawing less than the full line keeps the exposure smaller, though at least 75% of the line is drawn at closing on the network’s structures, so size the line to what you will actually use.
Frequently Asked Questions
Can I get a HELOC on a rental if the lease ends in three months?
Usually yes on personal-profile lines, because the underwriting looks at credit, DTI, and equity rather than the tenancy. Rent-qualified bank lines may ask for a renewal or month-to-month proof. Eligibility still depends on lender guidelines and full file review.
What CLTV can I reach on an investment property?
The network ceiling on an investment property is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. Broader market sources report different figures for equity lines generally, but those describe the wider market, not this network.
Does an LLC matter for an investment HELOC?
Yes. Title must be an individual or a revocable living trust. A property in an LLC needs a vesting change or a DSCR cash-out refinance.
Will the property need an appraisal?
Typically not. An investment line caps at $500,000 and full appraisals begin above that size, so these lines usually run automated valuation. A higher CLTV may require a secondary valuation, and a borrower can request a full appraisal.
What happens if my tenant leaves after I close?
The line contract does not change when a tenant leaves unless the loan agreement has covenants, so read it. The payment continues regardless of rent, and the draw period eventually converts to full amortization. Plan reserves for a vacancy gap.
Is a DSCR cash-out better when the lease is short?
It depends on the borrower and the property. A DSCR cash-out reads the lease because rent is the numerator, so a weak lease affects it directly. A HELOC is a better fit when the borrower profile is strong and title is personal.
