Investment Property HELOC vs DSCR Cash-Out Refinance to Fund a Value-Add Remodel

Investment Property HELOC vs DSCR Cash-Out Refinance to Fund a Value-Add Remodel

The Quick Read: A HELOC adds a line behind or beside your current financing, while a DSCR cash-out refinance replaces the first mortgage and hands you the difference as one lump sum. The right choice depends on how the rental is titled, how large the remodel is, and whether the existing first mortgage is worth keeping. Both are placed through select lenders in Lendmire’s wholesale network, subject to lender guidelines.

  • A HELOC on an investment property tops out at 70% CLTV and a $500,000 line, and the property must be titled to you personally or to a revocable living trust.
  • A DSCR cash-out generally tops out around 75% LTV on standard rentals and qualifies primarily on property-level rental income covering the payment.
  • A DSCR cash-out can usually stay in an LLC, subject to lender program eligibility.
  • Clearing a coverage ratio does not mean the rental cash flows, so budget the remodel separately.

The Honest Answer First

The HELOC is for the investor who holds the rental personally, has a first mortgage worth keeping, and needs a moderate amount of capital. The DSCR cash-out is for the investor who holds the rental in an LLC, wants the remodel capital in hand, or is happy to reset the first mortgage.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

One fact narrows the HELOC’s appeal. On the network’s investment lines, at least 75% of the line is drawn at closing. That undercuts the idea of paying contractors a little at a time from a mostly untouched line. The staged-draw advantage is real, but it applies to the remaining portion, not the whole line.

Neither product is the better one in the abstract. They solve different problems. Read the rest as a referee’s notes, not a pitch.

Side-by-Side

Factor Investment Property HELOC DSCR Cash-Out Refinance
Lien effect Standalone line, first or second lien Replaces the existing first mortgage
Review basis Personal credit and DTI (50% maximum) Property rent coverage plus guarantor credit
Documentation Personal income file Appraisal with rent schedule, lease evidence
Entity vesting Individual or revocable trust only LLC possible, subject to program eligibility
Leverage ceiling 70% CLTV on an investment property Around 75% LTV on standard rentals
Size range Up to $500,000 line on investment Up to $3,000,000 on standard programs
Funding shape At least 75% drawn at closing, rest drawn later One lump sum at closing
Reserves Lender-set; DTI is the main gate Commonly around 6 months of PITIA, varies
Seasoning Varies by lender About 6 months commonly expected
Valuation Usually automated, no full appraisal Full appraisal with rent schedule

Both columns reflect select-lender guidelines in the network and change with the lender and the file. Pricing is left out on purpose. It lives in the calculator, not in a comparison.

Key Terms Defined

  • CLTV: Combined loan-to-value, which adds every lien on the property and divides by the value.
  • DSCR: Debt service coverage ratio, meaning the property’s monthly rent divided by its monthly principal, interest, taxes and insurance (PITIA).
  • Seasoning: The minimum time you must own the property before a cash-out refinance is available.
  • Draw period: The stretch when a HELOC lets you borrow against the line, before repayment begins.
  • Vesting: The name or entity that holds title to the property.

When the HELOC Is the Better Fit

The HELOC wins when title is clean, the first mortgage is worth keeping, and the remodel is modest relative to the equity.

Title is in your own name. On the network’s investment lines, title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is deeded personally, this hurdle disappears.

The first mortgage is worth protecting. A HELOC leaves it alone. If the existing first lien is one you would not want to give up, adding a line is cleaner than replacing the whole structure.

The remodel is smaller than the equity cushion. Investment lines run $25,000 to $750,000 in size, but anything above $500,000 is primary-residence only. On an investment property the line caps at $500,000 and 70% CLTV. A credit profile of 700 or better is the minimum, and 720 buys no extra leverage at that tier.

You want a lighter valuation. Because investment lines cap at $500,000, they usually run on automated valuation. A full appraisal is not typically required, though a higher CLTV may call for a secondary valuation, and you can request an appraisal in any case. That means a lighter file, but also that the value is the as-is value, not an after-repair projection.

You can live with a floating payment. Pricing floats through both the draw and repayment periods and never converts to fixed. The structure on an investment line is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The CFPB’s HELOC guide explains that a draw period can run as long as 10 years and that payments often rise significantly once repayment starts. Plan the stabilized rent against the repayment phase, not just the draw phase.

You qualify on your own file. The test is personal. DTI tops out at 50% and is calculated on the interest-only payment at the maximum draw. Investors with many financed properties feel this. A borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible.

Two caveats. First, availability. The HELOC is brokered only in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint. Second, NerdWallet’s explainer notes that investment HELOCs are harder to get than primary-home lines, that not every lender offers one, and that multiple appraisals may be required. It also reports at least 20% equity as a typical market requirement. The network’s investment ceiling is 70% CLTV, so it is tighter.

When the DSCR Cash-Out Is the Better Fit

The cash-out wins when the property sits in an LLC, the remodel is large, or the investor wants a single, term-structured loan instead of a floating line.

The rental is held in an entity. This is the sharpest split. A property already deeded to an LLC cannot take a HELOC without a vesting change. A personal guarantee from a principal is commonly required. An LLC does not make the loan non-recourse.

The qualification is about the property. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. It is not a no-documentation product.

The remodel needs a bigger check. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Cash-out leverage tops out around 75% LTV on standard rentals across most of the network. On short-term-rental collateral, cash-out tops out at 70%, with about 12 months of hosting history and a 640+ score expected. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Credit and coverage are in range. Most programs want around a 660 score. A 620 floor exists in parts of the network, and 700+ unlocks the strongest leverage tiers. Coverage of 1.00 is where many select programs start, and stronger ratios open better terms. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Seasoning is satisfied. About 6 months of ownership is the common expectation for a cash-out. Settlement statements document the date.

You want the term structure. The spine is the 30-year fixed. Interest-only periods and extended terms such as 40-year are available through select lenders, and ARM structures exist. Above $2,500,000, the network generally holds to 30-year fixed.

One caution on the number. Appraisals on a property mid-remodel may come back as-is. An unfinished unit is not rent-ready, and the rent schedule may not support the coverage you need. Budget as if the remodel will not raise the appraised value. Reserves matter too. They vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months.

Not every property qualifies. DSCR programs in the network do not offer manufactured homes (single- or double-wide), log homes, or barndominiums.

Lendmire’s broader DSCR cash-out refinance guide covers the mechanics of this path.

A Scenario Run on Ratios

Picture an investor holding a duplex in a personal name with a first mortgage worth keeping and a mid-sized kitchen-and-bath remodel planned. The HELOC fits cleanly. Title already works, the first lien stays, and the 70% CLTV ceiling covers the plan.

Now say the same duplex sits in an LLC. The HELOC is off the table unless the deed moves into the investor’s name or a revocable trust. That change can have liability and insurance consequences, so it deserves a conversation with an attorney. The DSCR cash-out stays in the entity, and the file turns on the 75% ceiling, 6-month seasoning, and whether the rent schedule clears 1.00.

Now add the pitfall. Suppose coverage on the as-is rent lands just under 1.00 because half the units are mid-remodel. Options a lender may review include a sub-1.00 path through select lenders, with leverage and terms adjusted, or waiting until the units are leased and the rent schedule reflects the finished product. Qualification stays subject to lender guidelines, credit approval, and property review.

DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it. Underwrite the remodel return on its own.

The Hybrid and the Third Option

Some investors use a line first and refinance later. That works only if the later refinance clears. If the appraisal comes in light, rent lands below the plan, or credit moves, the takeout fails. Build the exit before the first draw.

Others skip both products. A cash-funded remodel followed by a refinance at the stabilized rent avoids the as-is valuation problem. It costs liquidity. Lendmire’s article on HELOC versus DSCR cash-out on a rental walks through the structural trade-offs from the rental owner’s side.

Verdict

Choose the HELOC if the title is personal, the first mortgage is a keeper, the remodel fits inside a 70% CLTV line, and you are comfortable with a floating payment. Choose the DSCR cash-out if the property is in an LLC, the remodel needs more capital, or you want a term loan underwritten on the property’s rent.

The equity position and the rental coverage each have to work on their own, and neither one replaces the other. A larger equity position lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files have enough equity and enough rental coverage. For the full program picture, the complete DSCR loans guide is the reference.

Frequently Asked Questions

Can I get an investment property HELOC if the rental is in an LLC?

Not while the LLC holds title. On the network’s investment lines, only the individual borrower or a revocable living trust can hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

What is the maximum HELOC leverage on a rental?

On an investment property it is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit profile. Higher ceilings exist only for primary residences and second homes. They are not available on rentals.

Does a DSCR cash-out require personal income documents?

It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Expect credit, reserve, appraisal, and lease documentation, though personal income documentation is not the core test.

Will the appraisal count the finished remodel?

Not reliably. A remodel may support a higher appraised value, depending on comps and underwriter review. An unfinished unit may appraise as-is, and its rent may not be on the schedule. Budget conservatively.

Can I use both products?

Yes, in sequence. A line can fund the work and a cash-out can later replace it. That only works if the refinance clears seasoning, coverage, and leverage tests on the finished property.
