The Quick Read: A lender pulls a three-bureau credit report on the person guaranteeing the loan and typically qualifies the file on the middle of the three scores. That score sets the leverage tier, and the payment history behind it can move a file down a tier on its own. Across Lendmire’s wholesale network, a 620 floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest tiers.
- The credit pull is on the guarantor, even when an LLC holds title, subject to program terms.
- The qualifying score is typically the middle of three, not the average and not the highest.
- Cash-out tops out around 75% LTV on a standard rental, with about 6 months of seasoning.
- Recent mortgage lates can cost more than a few score points.
- A strong score never erases a weak rent-coverage ratio.
DSCR loans are built for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Credit still matters. It is the borrower-side test that sits next to the property-side test.

How Is Credit Reviewed on a Rental Cash-Out?
Credit is one of two gates. The property must cover its own payment, and the borrower must clear a credit tier. DSCR is monthly rent divided by principal, interest, taxes, insurance and any HOA dues. The credit report covers the other side of the file.
Most files here qualify primarily on property-level rental income covering the payment, subject to lender guidelines. That is why personal income documents are not the center of the file. The credit report still is.
Credit also does more than pass or fail a file. The score places the file in a tier, and the tier affects maximum leverage, pricing and reserve expectations. Two investors with the same rent and the same equity can walk away with different cash at closing because of the tier alone.

What Does a Tri-Merge Pull Contain?
A tri-merge report merges files from all three bureaus into one document. It lists every tradeline: mortgages, auto loans, cards, collections, judgments and public records. It shows balances, limits, payment history and any other mortgages on your other rentals.
That last item surprises investors. Every financed rental in your name shows up as a tradeline, and a stale balance or a reporting error on one of them can distort the whole file.
Mortgage lending has traditionally used older “classic” FICO models, and FICO Score 2 is the Experian version. myFICO notes that each lender chooses which version of the formula it asks the bureau to use. That is why the number a lender sees often differs from the score in a banking app. Don’t plan around the app number.
How Is the Qualifying Score Chosen?
The typical method is the middle score of three. With a single borrower, the high and low scores are set aside. If two scores match, the matched number is the middle one.
Programs set their own method, so “typically” is the right word. Here is how it plays out.
| Scenario | Scores | Typical qualifying score |
|---|---|---|
| One guarantor | 742 / 718 / 701 | 718 |
| One guarantor, two match | 690 / 690 / 725 | 690 |
| Two guarantors | A: 720 middle; B: 675 middle | 675 (the lower middle) |
The two-guarantor row is the one that costs people. A stronger partner does not rescue a weaker one. The lower of the two middle scores typically prices the file.
Frozen bureaus create a second problem. If only two scores come back, some programs take the lower of the two. Unfreeze all three bureaus before the application goes in.
What Does the Underwriter Read Beyond the Score?
The score is a summary. The tradelines are the detail, and the detail can move a file.
- Mortgage payment history. A recent mortgage late is a common reason a file drops a tier or needs lower leverage. Mortgage lates weigh more than other lates, and each is reviewed case by case.
- Revolving utilization. High card balances drag scores and draw questions about reserves.
- Collections and judgments. These often need to be resolved or explained before the deal works.
- Other mortgages. Balances and payment status on every financed rental are visible.
- The mortgage on the property being refinanced. Any late on that loan gets close attention, because the lender is taking out that very debt.
Borrowers with a late on the rental being refinanced should expect a conversation about it. How long ago it happened and whether it was isolated both matter.
How Does Credit Interact With LTV, Reserves and Seasoning?
Credit sets the tier. LTV, reserves and seasoning set the limits inside the tier. Cash-out on a standard rental tops out around 75% LTV across most of the network, with about 6 months of seasoning measured from title recording. Rate-and-term refinances without cash back can go higher, up to 85% LTV. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Reserves vary by lender, leverage, loan size and transaction type. Commonly they sit around 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months. Standard programs run up to $3,000,000.
A larger equity cushion lowers the payment and can lift the coverage ratio. It never erases a credit floor, a reserve rule or a property eligibility rule. The strongest files clear both tests: enough equity and enough rental coverage.
Clearing 1.00 coverage is also not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the calculation. 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Short-term rental collateral usually draws a higher credit expectation, around 640+, plus about 12 months of hosting history, with cash-out leverage held to 70%. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Whose Credit Is Pulled When an LLC Owns the Rental?
The entity is the borrower, but credit is pulled on the person behind it, the guarantor, subject to program terms. Entity documents and the personal guarantee are collected separately from the credit report. Missing or mismatched entity documents stall files more often than credit does, and they are easy to fix before submission.
How Do Credit Pulls, Inquiries and Shopping Work?
The broker or lender collects written consent and orders the merged report. A pull is recorded as an inquiry, and the CFPB says the effect on scores is typically small. It also says mortgage credit checks within a 45-day window are recorded as a single inquiry.
myFICO explains that the shopping window varies by scoring model, with older FICO versions using a shorter span than the newest versions. Which window applies depends on the scoring model the lender uses, so keeping your comparison as tight as possible is the safer approach under either.
Credit is typically re-checked or refreshed before closing. Scores can move between application and closing, so this is the wrong time to open a card or finance a purchase.
What Do DSCR Files Look Like Next to Conventional Ones?
| Factor | DSCR cash-out | Conventional investor cash-out |
|---|---|---|
| Who is pulled | Guarantor behind the entity | Individual borrower |
| Primary test | Rent vs PITIA, plus credit tier | Personal income and DTI |
| Score method | Typically the middle of three | Typically the middle of three |
| Entity borrower | Common, subject to program terms | Usually individual |
The score method looks the same on both. The difference is what sits beside it. For the full side-by-side, use the complete guide linked above.
Key Terms Defined
Tri-merge report: One document that merges credit files from all three bureaus.
Middle score: The score left after the highest and lowest are set aside.
Tradeline: A single account on the report, such as a mortgage or card.
Inquiry: The record created when a lender checks your credit.
Seasoning: The ownership period a lender expects before it allows cash-out, measured from title recording.
Guarantor: The individual who signs a personal guarantee on an entity’s loan.
Pre-Application Checklist
1. Pull your own reports from all three bureaus. Reviewing your own reports before you apply lets you catch errors early, and a self-check is not a lender inquiry.
2. Dispute errors, especially stale balances on other rentals.
3. Unfreeze all three bureaus.
4. Pay down revolving balances before the pull. BRRRR investors who funded a rehab on cards should pay that utilization down first.
5. Hold off on new credit and large purchases.
6. Keep lender comparison inside a 14-day span.
7. Gather entity documents and reserves statements at the same time.
Worked File: What the Underwriter Sees
Picture a guarantor with scores of 712, 698 and 705, holding a rental in an LLC. The middle score is 705, which sits in the 700+ range where the stronger leverage tiers open. The tradelines are clean except for one 30-day mortgage late on a different rental, which draws a case-by-case review. Rent covers the new payment at roughly 1.2x on a 75% LTV cash-out. The property has been owned past the 6-month mark. The credit tier is fine, the ratio clears, and the open question is the late, which is the item to explain before submission. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Change one input and the file changes. If rent only covered the payment at about 0.95x, the file would need a select-lender sub-1.00 path with leverage and terms adjusted. A 705 score would not fix that. Approval remains subject to lender guidelines and property review.
Common Misconceptions
“DSCR loans don’t check credit.” They do. A pull and a score tier still apply.
“The lender averages my scores.” The typical method is the middle score, not the average.
“My banking-app score counts.” Lenders choose the scoring version, and it is often a classic model your app doesn’t show.
“Shopping lenders will wreck my score.” The CFPB explains that scoring models generally don’t penalize comparison shopping inside a short window.
“Big equity makes up for a low score.” It helps the ratio, not the credit floor.
“Seasoning is a legal rule.” It is lender policy, which is why it differs from program to program.
Frequently Asked Questions
Which credit score does a lender use on a rental cash-out?
Typically the middle of three bureau scores, pulled on the guarantor. With two guarantors, the lower of the two middle scores usually sets the tier. Programs set their own method, so confirm it on the specific file.
What is the minimum score for a DSCR cash-out refinance?
A 620 floor exists in parts of Lendmire’s network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Cash-out tops out around 75% LTV on a standard rental. All of it is subject to lender guidelines, and each file is underwritten individually.
Does the credit pull hurt my score?
Slightly, and usually not by much. The effect of a mortgage inquiry is typically small, and comparison shopping inside a short window is grouped together. Keeping lender comparison inside a short window is the safe habit, though how scoring models treat that window varies.
Is credit pulled on my LLC or on me?
On you, as the guarantor behind the entity, subject to program terms. The LLC supplies entity documents. You supply the personal guarantee and the credit authorization.
Can a strong score make up for rent that doesn’t cover the payment?
No. Credit and rent coverage are separate tests, and the file has to clear both. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.
