This tier keeps the process simplest: one appraisal, a single STR income path, and leverage that hasn’t stepped down yet.

An operator with a documented twelve-month operating history on a refinance, or a clean appraisal narrative on a purchase, generally clears this tier without friction. Across the network, short-term rental income here typically gets counted at 80% of gross. On a refinance, lenders pull this from the trailing twelve months of platform statements. On a purchase, they use the appraisal’s short-term-rent analysis. Why the haircut? Nightly income is more volatile than a signed lease, so lenders build in a cushion.

A first-time landlord buying their first vacation rental usually needs to lean on long-term market rent instead, at least on the initial file.

When Super Jumbo DSCR Is the Better Fit

Super jumbo DSCR works well for an operator financing a property worth $3 million or more. This is typically someone with several entity-owned properties and strong reserves who needs extra leverage. Expect closer scrutiny than you’d get on a smaller loan. This is where the leverage ladder really changes. Purchase and rate-and-term leverage typically runs 65% for loans from $3–4 million. It drops to 60% for loans from $4–6 million and from $6–10 million. Lenders review each of these case-by-case before submission — there’s no flat “up to” number at this size. Loans used to buy or improve a non-owner-occupied rental property count as business-purpose credit. That’s why DSCR loans fall outside the consumer-mortgage disclosure rules that apply to a typical home purchase. The CFPB’s Regulation Z exemption confirms this for business-purpose transactions.

Credit typically needs to clear 700 above $3 million, alongside a clean housing history over the trailing 24 months and event seasoning of roughly 48 months for anything like a prior foreclosure or bankruptcy. Two appraisals become standard above $2 million — a second opinion that exists because comparable sales genuinely thin out on a one-of-a-kind luxury property, and disagreement between two appraisers is common enough that lenders build the second opinion into the process rather than treat it as an exception.

Here’s the part that catches operators off guard: the STR income path caps at $2 million in the network. That means a $4 million chalet booked nightly on Airbnb still has to qualify using long-term market rent for underwriting — even though it’s actually run as a short-term rental. The nightly income the property actually generates doesn’t disappear. It just isn’t the number the lender uses to calculate coverage. Model this gap before you fall in love with a specific property. A strong nightly-rate business can still show a thin coverage ratio on paper.

Cash-out rules get tighter here too. Proceeds run unlimited at or below 60% LTV. Above that threshold, they’re capped at $1.5 million. Above $3 million, cash-out isn’t available at all.
