Large-Balance DSCR vs Super Jumbo DSCR for a $3M Rental

Large-Balance DSCR vs Super Jumbo DSCR for a $3M Rental

The Quick Read: A $3M rental is usually a large-balance DSCR file, not a super jumbo one, because the loan amount sets the tier and the loan is only a share of the price. Large-balance loans run from $2M to $3M. Super jumbo starts above $3M of loan amount, where leverage drops, credit tightens, and cash-out disappears. Both qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

  • The tier follows the loan amount, never the purchase price.
  • On a purchase, a $3M property at typical leverage lands in the $2M to $3M band.
  • Above $3M of loan, the credit floor moves to 700 and rural property is out.
  • Cash-out stops above $3M of loan amount.
  • Every request above $4M is reviewed case by case before submission.

The Honest Answer First

Large-balance DSCR fits an investor buying or refinancing a rental where the loan stays at or under $3M. That covers a $3M property on a purchase or rate-and-term refinance. Super jumbo fits the investor whose loan lands above $3M, which means a property priced meaningfully higher than your $3M target.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Neither is a separate legal product. They are two stretches of the same business-purpose DSCR ladder, and lenders draw the line differently. Across the wholesale network Lendmire works with, the standard program stops at $3,000,000. The ladder past that point carries qualified investors up to $10,000,000, subject to underwriting. For a deeper foundation, see the complete DSCR loans guide.

Side-by-Side

The table below uses Lendmire’s network parameters for the large-balance column and published industry norms for the super jumbo column, which vary by lender. All figures are ceilings through select wholesale programs, subject to underwriting.

Factor Large-Balance ($2M–$3M loan) Super Jumbo (above $3M loan)
Review basis Property rent vs. monthly obligation Same, with tighter overlays
Personal income docs Not the main test Not the main test
Credit floor 660 on the program 700 on the program
Appraisals Two above $2M Two, often more scrutiny
Reserves 6 months PITIA on subject Same base, plus case-by-case review
Cash-out Available, 60% LTV None
Rural property Allowed to 75%, five acres or less Excluded
Entity vesting Welcome, no layered entities Welcome, no layered entities
Short-term rental Loan to $2M only Outside STR limits

PITIA means principal, interest, taxes, insurance, and any HOA dues: the full monthly cost of owning the property. The coverage ratio is monthly rent divided by that number. The arithmetic is identical in both tiers. What changes is how much the lender asks of you around it.

How the Leverage Ladder Steps Down

Leverage shrinks as the loan grows. These are ceilings at DSCR 1.00 or higher, subject to underwriting.

Loan band Purchase Rate-term Cash-out
$150K–$1M 80% 80% 75%
$1M–$1.5M 75% 75% 70%
$1.5M–$2M 75% 75% 60%
$2M–$3M 75% 75% 60%
$3M–$4M 65% 65% —
$4M–$6M 60% on review 60% on review —
$6M–$10M 60% on review 60% on review —

The credit score in each band is what that band’s top leverage needs, not the program floor. The top cell needs 660 or better up to $1M, 700 or better from $1M to $1.5M, and 720 or better from $1.5M to $3M. Above $3M, the top cell needs 700 or better. A lower score takes a lower leverage cell inside the same band.

Where Does a $3M Rental Actually Land?

On a purchase, a $3M property financed at 75% leverage produces a loan in the $2M to $3M band. That is large-balance. Drop leverage to 65%, and the loan slides into the $1.5M to $2M band. Neither path touches super jumbo. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Cash-out works the same way. A $3M rental refinanced at 60% LTV produces a loan of $1.8M, which falls in the $1.5M to $2M band rather than the large-balance band. Raising leverage on a cash-out moves the loan into a higher band, so the leverage figure matters as much as the price. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Super jumbo only enters when the value is higher. A $6M property at 60% leverage, for instance, puts the loan above $3M. Run price times leverage first, then read the band. Never read the band off the price. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

When Large-Balance DSCR Is the Better Fit

Choose large-balance when your loan stays at or under $3M. The reasons stack up:

  • More leverage. You reach 75% on a purchase or rate-and-term refinance, versus 65% above $3M.
  • Cash-out stays available. Up to 60% LTV in this band, with a $1,500,000 proceeds cap above that LTV and unlimited proceeds at or below it.
  • A lower credit floor. The program floor is 660, versus 700 above $3M.
  • Wider property fit. Rural collateral of five acres or less is allowed to 75%, and acreage runs up to twenty acres on loans to $3M.
  • Fewer exclusions. Short-term rentals work to $2M of loan, and condos, including non-warrantable ones to 75% and $1,500,000, are in play. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Picture an investor buying a $3M duplex at 75% leverage with rent comfortably covering the full monthly obligation. That file sits in the $2M to $3M band. It needs two appraisals, 6 months of PITIA reserves on the subject (12 for first-time investors), and a credit profile near 720 for the top leverage. Lenders review the whole file, so none of this is a promise of approval. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

If coverage is thin, options exist. Select programs in the network reach coverage from 0.75 to 0.99 up to $2,000,000, though LTV and terms adjust, subject to underwriting. A 120-month interest-only period on 30- and 40-year terms is another route. It runs to 75% leverage with coverage of 0.75 or better, qualified on the interest, taxes, and insurance rather than principal. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

When Super Jumbo DSCR Is the Better Fit

Choose super jumbo when the asset itself is bigger than a $3M loan can carry. A trophy duplex, a luxury multifamily, or a portfolio-grade fourplex priced well above $3M belongs here. You accept tighter terms because a smaller loan would leave too much equity trapped.

Expect the following:

  • Lower leverage. 65% from $3M to $4M, and 60% on review above $4M.
  • A stricter profile. A 700 credit floor, 0x30x24 housing history, 48-month event seasoning, and citizens or permanent residents only.
  • No rural property. Above $3M, no rural property and no more than ten acres on a non-rural one.
  • No cash-out. Cash-out never satisfies reserves above $3M, because no cash-out is offered there.
  • Case-by-case review. Every request above $4M gets reviewed before submission, purchase or rate-and-term only.

In practice, programs differ on how much cushion they want at this level, and a few lenders in the network will look harder at reserves and experience. Strong, documented coverage and a clean credit history carry more weight as the balance climbs. Many investors choose to stay under $3M when they can, because the leverage and cash-out math improves.

The Rules Behind the Labels

Neither “large-balance” nor “super jumbo” is an official category. The only federal line is the conforming loan limit, which caps what Fannie Mae and Freddie Mac can buy. For the most recent year, the baseline one-unit limit is $832,750, with a high-cost ceiling of $1,249,125. The ceiling is capped at 150% of the baseline. A $3M rental sits above that line nearly everywhere, but DSCR loans are not agency loans, so the line does not cap them.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That holds at any balance. Size changes the overlays, not the footing.

Entity, Reserves, and Other Wrinkles

Entity vesting is welcome at both tiers, with no layered entities. A personal guaranty is typical on LLC files, so credit, reserves, and experience attach to the person signing. Decide who signs before you apply, especially if you hold several properties. The program allows up to 20 financed properties, and it asks for no extra reserves on the others.

Short-term rentals deserve a flag. Those files cap at $2,000,000 of loan and need coverage of 1.00 or higher, with income set at 80% of gross. A $3M STR purchase at typical leverage lands above that cap. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

On a no-ratio file, the path exists only through select wholesale programs up to $2,000,000, with a seven-year clean housing history and 0x30x24, subject to underwriting. It does not reach the large-balance or super jumbo band at $3M.

Cash-out strategy changes the choice too. Lendmire’s piece on how purchase and cash-out refinance differ on a $3M rental walks through that split. For the line between a traditional jumbo loan and a super jumbo DSCR file, see Lendmire’s piece Traditional Jumbo vs Super Jumbo DSCR for a $3M Rental Property.

The Verdict

If your loan fits at or under $3M, large-balance DSCR is the stronger fit. You get higher leverage, a lower credit floor, a cash-out option, and more property types. Super jumbo earns its place when the asset is priced above what a $3M loan can carry and you want the leverage the ladder allows there.

A modest shift in price or leverage can push a file across the $3M line. Run the loan amount before you pick a path, and keep a cushion on coverage, because taxes and insurance weigh heavily at this size. The best structure usually keeps the loan on the favorable side of the line.

Frequently Asked Questions

Is a $3M rental automatically a super jumbo DSCR loan?

No. The tier follows the loan amount, not the price. A $3M purchase at 75% leverage lands in the $2M to $3M band, which is large-balance. Super jumbo applies only when the loan itself exceeds $3M. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Can I do a cash-out refinance on a super jumbo loan?

Not above $3M of loan amount. Cash-out stops at that line. Below it, cash-out runs at 60% LTV in the $1.5M to $3M bands. Cash-out also cannot satisfy reserves above $3M. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What happens if my coverage ratio falls below 1.00?

Select programs in the network reach 0.75 to 0.99 coverage up to $2,000,000, though LTV and terms adjust, subject to underwriting. Above $2M, you should expect 1.00 or better. Interest-only structuring can help coverage on larger files.

Do I need two appraisals?

Yes, above $2,000,000 of loan amount. This applies to both large-balance files at that size and to super jumbo. Both appraisals feed the rent analysis and value, and the lower value governs.

Can an LLC borrow on these loans?

Entity vesting is welcome, with no layered entities, subject to lender program requirements. A personal guaranty is typical, so the individual’s credit and reserves still count.
