An investment property cash-out refinance pays off the existing mortgage on a rental and wires you the difference between the new loan and the payoff, less costs. On a DSCR program the new loan qualifies on the property’s rent coverage — the lender-accepted rent divided by the new payment — rather than on personal income, so tax returns, W-2s and employment verification never enter the file.
Four figures decide the deal: what the property appraises for, what is owed, what the program allows against the value on a cash-out transaction, and whether the rent covers the new payment at the program’s floor. Properties owned past the seasoning period use appraised value; newer acquisitions may be limited to cost plus documented improvements until they season.
