The Quick Read: It depends on the lender and on how the property is titled, because a HELOC is underwritten on you rather than on the rent, so a part-time Airbnb plus a long-term unit can qualify when you hold title personally, have enough equity, and show the income on paper.
- Title decides a lot: the individual borrower or a revocable living trust can hold it, while an LLC cannot.
- On this network, an investment-property line reaches 70% combined loan-to-value (CLTV), requires at least a 700 credit score, and caps at $500,000.
- Lenders count documented net income, not gross Airbnb bookings.
- Debt-to-income tops out at 50%, and the line is sized on you, not on the building.
- If the deal depends on the property’s own rent, or the title sits in an LLC, a DSCR cash-out refinance usually fits better.
Why a Rental Changes the Answer
A HELOC on a rental gets stricter treatment than one on your own home. The lender is taking more risk, so it asks for more equity, a higher credit score, and cleaner paperwork.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
NerdWallet’s explainer on HELOCs for investment properties says the same thing: possible, but stricter than a primary-home line. It reports that lenders often want at least 20% equity and six months or more of reserves. Those are market-wide figures. On this network, an investment line allows up to 70% CLTV, so you keep at least 30% equity in the property.
Fewer lenders offer these lines at all. Many large retail lenders skip investment properties entirely, which is why people searching this topic hit dead ends.
Lendmire is a broker, not a lender. It places HELOC files with select wholesale partners in 16 full-service states. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
A part-time Airbnb does not disqualify a property by itself. What matters is how the lender classifies the property, who holds title, and what the line agreement says about renting.
Does Rental Income Count? Two Kinds of Underwriting
Rent counts very differently depending on the product. This is why one lender says rent helps you qualify while another says it barely matters.
| Factor | HELOC | DSCR loan |
|---|---|---|
| Who is underwritten | You, the borrower | The property’s rent |
| Income used | Documented net income | Rent against the payment |
| Personal DTI | Central test (50% max) | Not the main test |
| LLC title | Not eligible | Often eligible* |
| Loan form | Revolving line | Fixed term, often 30 years |
*Subject to lender program eligibility.
A HELOC reads your credit, your debt-to-income ratio, your equity, and your title. Rent matters only when it shows up as net income on your documents. A DSCR loan flips that. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Long-Term Rent vs. Airbnb Income: What Proves What
Underwriters work from net income, after expenses. Gross bookings are not income, and many lenders also discount rental income before counting it.
| Income type | Typical proof | What the lender looks at |
|---|---|---|
| Long-term lease | Signed leases, bank deposits | Net rent after expenses |
| Airbnb or short-term | Platform payout reports, bank deposits | Net after fees and costs |
| Both | Leases plus platform records | Combined net on the return |
The filed tax return and the bank deposits should tell the same story. When an owner-stay property shows lower net income on paper than the booking dashboard suggests, the lender uses the lower paper figure.
The Part-Time Host Problem
A host with a single season of bookings gives a personally underwritten line very little to analyze. The lender cannot average what does not exist yet.
Short-term-rental DSCR files have their own history test. Most expect about 12 months of hosting history, a 640 or higher score, and short-term-rental leverage that sits below standard rentals. A brand-new Airbnb is the case where a property-level loan can use a lease or rent estimate, subject to program rules.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What an Investment HELOC Looks Like on This Network
Here are the figures that apply to an investment line, subject to lender guidelines and full file review.
- Leverage: up to 70% CLTV. A 700 score and a 720 score both reach that ceiling, so higher credit buys eligibility rather than extra leverage.
- Credit: 700 minimum. There is no tier below it for investment properties.
- Line size: $25,000 to $500,000. A line above $500,000 is available only on primary residences.
- Structure: a 5-year interest-only draw followed by a 25-year repayment period. At least 75% of the line is drawn at closing.
- Lien position: a standalone line in first or second position, so an existing mortgage does not automatically end the conversation.
- DTI: 50% maximum. A ratio above 45% requires a 680 minimum, which an investment file already clears at 700.
- Valuation: the line size keeps investment files in the automated-valuation lane, so a traditional appraisal is commonly not needed.
- Property types: single-family, 2-4 units, PUDs, townhomes, and condominiums. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not offered.
- Exposure: up to three lines per borrower, and a borrower with more than 15 financed properties is not eligible.
The condotel and zoning exclusions matter to Airbnb owners. A resort-style unit with front-desk rental management can be out regardless of income.
The Rental Clause and the Brochure
Read your line agreement before you host. Lenders must hand applicants a federal HELOC brochure under consumer-lending rules. That brochure warns that renting out your home may be prohibited by the terms of your line.
This is a real gating item for a part-time host. Ask the lender in writing whether nightly stays, and any non-owner-occupied use, are allowed under the agreement.
When a DSCR Cash-Out Fits Better
In files like this one, the experience pattern is consistent. Owners with mixed long-term and short-term units often have real rent coverage but thin personal paper: high write-offs, an LLC on title, or several loans already carrying. A HELOC reads all of that against them. A property-level loan reads the building.
| Your situation | Better fit |
|---|---|
| Title in your name, strong DTI, small draw | HELOC |
| Title in an LLC | DSCR cash-out |
| Income thin on traditional personal-income documentation | DSCR cash-out |
| Need staged, partial access to equity | HELOC |
| Large equity pull, many financed properties | DSCR cash-out |
The tradeoff is real. A DSCR cash-out replaces your existing first mortgage with a new first lien. A HELOC leaves that mortgage alone.
Most DSCR programs we place start around a 660 score, and a 620 floor exists in parts of the network. A score of 700 or higher unlocks the strongest leverage tiers. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Mistakes That Sink These Files
- Counting gross bookings. Lenders use net income from the return and deposits.
- Skipping the title check. An LLC deed ends a HELOC application before income is reviewed.
- Ignoring the rental clause. A line agreement can prohibit renting.
- Stacking lines. Each new loan raises your DTI and shrinks the room for the next one.
- Assuming the property carries the file. On a HELOC, you do.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
HELOC: a revolving line of credit secured by property equity, drawn in stages during a draw period.
CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the property’s value.
DTI (debt-to-income): your monthly debt payments as a share of your monthly income.
DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing payment on the property.
Automated valuation: a computer-generated value estimate used in place of a traditional appraisal.
Vesting: the legal form in which title is held, such as an individual, a trust, or an LLC.
Frequently Asked Questions
Can a new Airbnb host with no booking history get a HELOC on the property?
Possibly, but the file has little income to analyze. A HELOC leans on your credit, equity, and total debts rather than on projected bookings. A DSCR loan can use a lease or rent estimate instead, subject to program rules.
Does a rental held in an LLC qualify for a HELOC?
No, not on this network. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only an individual or an inter vivos revocable living trust can. A deed change or a DSCR cash-out is the usual fix.
Can I get a HELOC if the rental already has a mortgage?
Often yes on this network, because the line can sit in first or second lien position. Many lenders elsewhere refuse a second lien on a rental, so it is worth asking before assuming a no. Your combined leverage still has to fit under the 70% CLTV ceiling for an investment property.
Can I borrow against my primary home to buy or fix up the rental instead?
Yes, many investors do. The line is then underwritten as a primary-residence line, with its own leverage tiers and credit requirements, and your home is the collateral. The rental’s income helps only if it appears as documented net income on your file.
Is a HELOC enough to buy a second Airbnb or rental?
It can fund a down payment or a rehab, since the line is revolving. It stays tied to your personal debt ratio, though, and the $500,000 investment cap and the three-line limit apply. Past that point, a property-level DSCR loan usually scales better.
The Next Step
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. An editable calculator on this page gives an illustrative estimate to start with.
Rental-income rules reward the investor who knows which paper the lender will actually read, and a mixed Airbnb and long-term property is judged on its tax return and its title long before it is judged on its bookings.
Investors focused on short-term rentals can review DSCR loans for Airbnb and short-term rentals.
