DSCR (Debt Service Coverage Ratio): the property’s monthly rental income divided by its full monthly housing payment (principal, interest, taxes, insurance, and any HOA dues). A ratio of 1.00 means the rent exactly covers the payment.

Form 1007: the standard appraisal rent schedule used on one-unit investment properties. It was built to estimate a long-term lease rent, not nightly Airbnb income, and it treats the property as if it were leased annually.

AirDNA-style projection: a third-party data report that estimates a property’s likely annual short-term rental revenue by comparing it against similar listings in the same market.

No-ratio loan: a program path that skips the DSCR calculation entirely and qualifies the borrower on credit, reserves, and equity instead of a coverage number.

DSCR loans sit outside conventional financing entirely. They’re business-purpose loans made to investors, not owner-occupants, which is why they’re underwritten differently from a standard residential mortgage.

How Underwriting Actually Reads the STR Rent

The math starts with a question: does this property already have rental history, or is it a new acquisition? That single fact decides which income figure a lender will use.

No history yet. A buyer under contract on a Sea Pines villa with no prior rental activity gets qualified on a projected number. Most programs in Lendmire’s wholesale network lean on the appraiser’s short-term-rent analysis for a purchase transaction, discounted to roughly 80% of projected gross income before it ever touches the DSCR formula. That haircut exists because projections are estimates, not receipts, and lenders want a buffer.

Established history. A property that’s already been renting — through Airbnb, VRBO, or a local management company — gets a different look. On a refinance, most programs in the network typically qualify off twelve months of actual documented operating history rather than a forward-looking projection, subject to lender guidelines. Real numbers replace guesses, and that often produces a stronger qualifying figure than a conservative projection would.

Once the income figure is set, the math is simple. The lender annualizes the rent used for lender review, divides by twelve to get a monthly figure, and compares it to the full monthly housing payment. Clear 1.00 and the file typically earns full leverage on its size tier; fall short and the deal works into a different lane entirely — more on that below.

Here’s the twist that trips up a lot of buyers: the appraisal file still includes a Form 1007 rent schedule even on a short-term rental deal, because it remains the standard reference document for one-unit investment property rent. But that form assumes the unit is leased out annually. On most Hilton Head STRs, the 1007 number comes in well below what AirDNA or actual booking history would show — which means a borrower who only sees the 1007 figure may think their property qualifies for less than it actually can.

Short-term rental files carry their own cap regardless of the borrower’s overall buying power: most programs in the network stop STR loan amounts at $2,000,000, with two appraisals typically required above $2,000,000 on any DSCR file.

What if the rent doesn’t quite clear 1.00? That’s more common than people expect on new-construction or newly renovated Hilton Head properties without a full booking history yet. A few lenders in Lendmire’s network will still work a file with coverage between roughly 0.75 and 0.99, up to $2,000,000 — but leverage and terms adjust downward to offset the thinner cushion, subject to underwriting. Where the General Rule Breaks

The DSCR math is only step one. A Hilton Head villa can post a strong projected income and still hit a wall the loan program can’t fix.

Non-warrantable condos and condotels.
