That works fine for a long-term rental. It breaks down fast for a Laguna Beach vacation home, because Form 1007 was built to capture a monthly lease amount, not a nightly rate that swings by season.

5. Underwriting reviews credit, reserves, and the appraisal together. Because there’s no personal income documentation involved, the review is built entirely around the property and the borrower’s credit and reserve position rather than a paystub file.

What the Leverage Ladder Looks Like at This Price Point

Loan size drives leverage more than almost anything else once a Laguna Beach purchase price clears $1 million, which most do. A vacant luxury property gets no borrower input on rent. With no lease and no operating history, the appraiser’s market-rent opinion is the only number on the table.

AirDNA-based projections follow their own document rules. A published report used to support qualifying income generally needs a twelve-month forward forecast from the note date, occupancy above 50%, and multiple comparison properties — when that report is used correctly, Form 1007 typically isn’t required alongside it.

Refinance income is trailing, not projected. A property already operating as a short-term rental seeking a refinance is generally underwritten on documented historical cash flow averaged over the most recent twelve months, including any zero-revenue months, rather than a forward projection.

Mixed-use components sit outside the residential rent schedule entirely. Any ground-floor commercial space attached to a small residential property isn’t captured by Form 1007 or 1025 at all and gets treated separately.

The appraisal-form landscape itself is shifting. Standalone versions of the long-term rent schedules are being phased into a new agency appraisal format, a change that will eventually touch the same appraiser panels non-QM lenders draw from — though the practice of using a separate short-term-rental narrative addendum is expected to persist regardless.

DSCR loans qualify on the property’s documented income covering the payment, subject to lender guidelines — they don’t bypass underwriting, and they’re reviewed as business-purpose loans rather than owner-occupied mortgages. That framing matters most right here: a Laguna Beach file isn’t approved because the Airbnb listing looks strong. It’s approved because the documentation supporting the rent used for lender review number holds up.
