What Counts As Income On A Seasonal Luxury Rental?

Underwriting picks the lower of two competing figures, not the higher one. For a property with rental history, that means comparing trailing twelve-month booking income against a comparable long-term market rent — and using whichever number is more conservative.

The appraisal industry built the tool lenders lean on for that second figure, and it wasn’t built for nightly stays. Fannie Mae describes its Single-Family Comparable Rent Schedule, known as Form 1007, as the document appraisers use to estimate monthly market rent on a one-unit investment property (Fannie Mae – Appraiser Update). Two-to-four-unit properties get the equivalent Form 1025. Non-QM lenders borrow both forms as a conservative baseline even though DSCR loans sit outside agency guidelines entirely.

Appraisal trade press is blunt about the mismatch. As one appraisal educator puts it, the biggest challenge with Form 1007 is that it documents monthly rent for single-family homes — not nightly rate or short-term business income (McKissock). That’s the structural reason a summer-heavy lake property can’t just hand over its June-through-August statements and call it a day. The form assumes a flat year-round lease. The asset earns in peaks and troughs.

For the actual short-term rental figure, most files in Lendmire’s network pull data from AirDNA or a similar platform. AirDNA tracks daily performance across more than 10 million listings in over 120,000 markets, and reports that its market-level revenue estimates track Airbnb’s own filings within 95% to 99% accuracy (AirDNA). AirDNA builds seasonality directly into its scoring. A market’s seasonality subscore reflects the gap between its lowest and highest monthly average revenue over the trailing year. A market with a wide swing between January and July gets flagged as volatile — and that volatility is exactly what a lender wants to price in, before trusting a single strong quarter.

How Does Coverage Actually Get Calculated Here?

DSCR means gross rent used for lender review, divided by the full monthly housing payment. That payment includes principal, interest, taxes, insurance, and association dues — together called PITIA. For a seasonal property, the rent used for lender review is the conservative, lower-of figure described above. It’s not the peak-month number. And it’s not a simple twelve-month average, which can hide a weak low season inside a comfortable-looking annual total.

Across Lendmire’s wholesale network, a coverage ratio of 1.00 or better earns full leverage on the program’s ladder. Below that, select programs still exist: a coverage ratio between roughly 0.75 and 0.99, and even no-ratio qualification, remain real paths on loans up to $2,000,000, though leverage and terms adjust and every file goes through underwriting. No-ratio qualification on this path generally requires a seven-year clean housing history and a clean recent payment record — it is not a shortcut around review, just a different qualifying method. For short-term rentals specifically, income is calculated at 80% of gross, drawn from twelve months of operating history on a refinance or the appraisal’s short-term-rent analysis on a purchase, and it’s reserved for investors with at least twelve months of income-property ownership in the trailing three years. It’s also not available on the no-ratio path.

One thing worth separating clearly: the rent used for lender review feeds the DSCR formula, but it has zero bearing on the reserve calculation. Those are two different tests that just happen to pull from the same appraisal file. A file can clear coverage comfortably and still fail on liquidity — or the reverse.

Why Do Reserves Matter More On A Seasonal Property?

Because an annualized DSCR can mask a stretch of months where the property earns almost nothing, and reserves are the cushion that absorbs that gap. Interest-only structures qualify on the interest-taxes-insurance-association piece alone (ITIA), which lowers the reserve math slightly but doesn’t eliminate the requirement.

What Happens When The Property Has No Booking History?

New construction or a home you just bought usually has no rental track record. So lenders fall back on the appraiser’s long-term rent estimate — Form 1007 or Form 1025 — since there’s no platform history to compare it to. Appraisal-education sources say this form helps lenders decide whether rental income can count when qualifying a borrower. But it gives an annualized, long-term-lease number, not a peak-season nightly ceiling.

Here’s the practical effect: a brand-new luxury seasonal property is often reviewed using a much lower number than its actual short-term potential suggests. This lasts until twelve months of documented operating history build up. It’s not a permanent ceiling. Once a full year of platform statements or property-manager records exist, the file can shift to the trailing-income approach on a future refinance. So it’s more of a timing issue than a permanent limit — but investors should plan for it when underwriting a new purchase, rather than discovering it at the appraisal stage.

Where Does Loan Size Change The Math?

Larger balances step down in leverage and step up in reserves — the coverage formula itself doesn’t change, but the envelope around it does. Across Lendmire’s network, the leverage ladder runs roughly 80% at the entry tier up to $1,000,000, stepping to 75% through $3,000,000, then down to 65% between $3,000,000 and $4,000,000, and to 60% on case-by-case review between $4,000,000 and $6,000,000 and again up to $10,000,000. Everything above $4,000,000 is purchase or rate-and-term only — no cash-out at that tier — and gets reviewed individually before submission rather than quoted as a flat “up to” figure.

Cash-out follows its own, tighter track: unlimited proceeds are available at or below 60% LTV, with a $1,500,000 cap on proceeds above that, cash-out disappears entirely above $3,000,000, and 70% is the ceiling specifically on short-term-rental collateral while 75% applies to standard rentals in that same tier. Credit requirements tighten too — a 660 floor generally, rising to 700 above $3,000,000 along with a clean 48-month event-seasoning history and a requirement for two separate appraisals above $2,000,000. None of that is unique to seasonal properties, but a luxury vacation rental purchased above $2,500,000 is going to be a two-appraisal file almost automatically, which is worth budgeting time and documentation for.

Condotel and resort-style units have their own, more conservative cap, no matter the loan size: up to $1,500,000, at 75% on a purchase and 65% on a refinance, plus a $250,000 cash-in-hand requirement. That’s meaningfully lower than the standard single-family product. It reflects the extra seasonality and liquidity risk lenders assign to resort-unit collateral compared to a standalone luxury home.

Blended-use portfolios are the clearest edge case. A property or small portfolio that mixes long-term leased units with nightly-rental units forces underwriting to reconcile two fundamentally different income patterns in one file — the appraisal forms themselves assume either an annual lease or a nightly stay, not both at once. There’s no clean, universal method for splitting that file; it gets worked through case by case.

Multi-unit and non-warrantable condo structures create another break point. Non-warrantable condos cap out at 75% and $1,500,000 in Lendmire’s network, no matter how strong the rental income looks.
