What Changes Above $2,000,000

That’s not a short-term-rental rule specifically — it applies across the whole portfolio DSCR product once the collateral gets big enough that a lender wants a second set of eyes on value.

Above $3,000,000, the credit floor moves from 660 to 700, and the file adds a 48-month event-seasoning requirement — meaning any prior late payment, foreclosure, or bankruptcy needs to be well in the rearview. Cash-out proceeds stop being available entirely above $3,000,000 on the portfolio program, and short-term-rental loans themselves cap at $2,000,000 regardless of coverage strength.
