What Makes It “Luxury” Instead of Just DSCR?

Size is the dividing line, not luxury finishes or a fancy zip code. Once a purchase price pushes the loan amount past what a standard DSCR program handles — generally north of $1 million and often well past $3 million — you’re in a different lane, sometimes called a super jumbo DSCR track.

How Does the DSCR Math Work Here?

The formula is simple: monthly rental income divided by the monthly payment gives you a coverage ratio. A 1.00 ratio means the rent exactly covers the payment; anything above 1.00 means it covers the payment with room to spare.

A property clearing roughly 1.20x on the coverage math usually earns better leverage than one sitting closer to breakeven. That’s true whether the loan is $300,000 or $3 million — but the effect gets sharper at scale, because a thin margin on a big loan is a bigger dollar gap in absolute terms, even though the ratio itself is size-agnostic.

Here’s where most investors get surprised: leverage steps down as the loan gets bigger, and it steps down at defined breakpoints, not gradually.

Above $4,000,000, every request goes through case-by-case review before submission — purchase and rate-and-term only, no cash-out at that tier. Nothing above $4 million is a flat “up to” number; it’s underwritten deal by deal.

Notice the cash-out column disappears entirely above $3,000,000. That’s not an oversight — pulling equity out of a $5 million rental is a fundamentally different risk than financing the purchase. And where cash-out is available, remember the ceiling scopes differently by collateral type: a 70% ceiling applies on short-term-rental collateral, while a 75% ceiling applies on standard long-term rental collateral, in the same breath.

Because nightly booking revenue swings more than a signed 12-month lease, lenders apply a discount to the raw number before using it in the coverage math.
