The Quick Read: A 2-4 unit luxury rental qualifies primarily on property-level rental income covering the monthly obligation, subject to lender guidelines. With a 10-year interest-only period, that obligation shrinks to interest, taxes, insurance and association dues, so the same rent produces a higher coverage ratio. Credit, reserves, appraisal and loan size still decide the file.
- The test: Rent from all units is divided by one monthly obligation. A coverage of 1.00 earns full leverage. Select lenders in the network also review 0.75 to 0.99 at reduced leverage, with LTV and terms adjusting, subject to underwriting.
- The IO feature: Interest-only runs 120 months on 30- and 40-year terms, to 75% LTV, with coverage of 0.75 or better, qualified on interest, taxes, insurance and dues.
- The size ladder: On an investment-property purchase, leverage steps down from 80% to $1,000,000 to 60% on review above $4,000,000.
- The cliff: Test the file on the payment after year ten, because the coverage you qualify on is not the coverage you will hold at recast.
- The rest of the file: Credit starts at a 660 floor (700 above $3,000,000), and the subject property needs six months of reserves. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
What Is the Qualification Test, Exactly?
The test is one division: eligible monthly rent from every unit, divided by the full monthly obligation on the loan. Taxes, insurance and association dues sit in the denominator with the loan payment. A result of 1.00 means rent matches the payment used in the test. Above 1.00, rent exceeds it.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
All units combine against one payment. That is why a fourplex often covers better than a single-family home at the same price. Four rent checks stand against one loan.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. If you plan to live in one unit, this is the wrong tool.
Luxury is not a category in the guidelines. No program carries a luxury label. A high-end duplex, triplex or fourplex simply has a large balance, big tax and insurance lines, and rent that is often modest compared with the price. That combination makes coverage thin, which is why the denominator matters so much.
Lendmire’s complete DSCR loans guide covers the basics in more depth. This article focuses on the high-balance, interest-only case.
What Does a 10-Year Interest-Only Period Do to the Ratio?
It shrinks the denominator. The rent does not change. The tested payment drops because principal comes out of it.
Interest-only is a feature added to a DSCR loan, not a separate loan type. DSCR describes how you qualify, and interest-only describes how you pay. Across the wholesale network Lendmire places files with, only select lenders offer it. The qualifying payment also varies by program.
On the program described here, interest-only runs 120 months on 30- and 40-year terms. It tops out at 75% LTV and requires coverage of 0.75 or better. The file is qualified on ITIA, which is interest, taxes, insurance and association dues. Reserves are also counted on ITIA. Some lenders size the file on the payment after interest-only ends, so ask which payment is used before you choose a program. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Here is one modeled building, with assumptions chosen only to show the pattern and not drawn from any market. A fourplex has rent and costs that produce the coverage shown below.
| Payment tested | Modeled coverage | Reads as |
|---|---|---|
| Amortizing over 30 years | About 0.90x | Below 1.00 |
| Interest-only (ITIA) | About 1.10x | Clears 1.00 |
| After year 10 (20 years left) | About 0.80x | Below 1.00 |
The first row is a sub-1.00 file. A few lenders in the network review 0.75 to 0.99, but LTV and terms adjust, and approval depends on underwriting. The second row clears 1.00 on the interest-only payment alone. The third row is the part many investors skip.
Interest-only does not make the property earn more. It changes which payment the lender tests. Total interest paid is higher over time, and the balance stays flat during the window.
Key Terms Defined
DSCR (debt service coverage ratio): The property’s monthly rent divided by its monthly loan obligation.
ITIA: Interest, taxes, insurance and association dues, which is the payment tested on an interest-only loan.
PITIA: Principal, interest, taxes, insurance and association dues, which is the payment tested on an amortizing loan.
LTV (loan-to-value): The loan amount as a percentage of the property’s appraised value or purchase price.
Recast: The reset when the interest-only period ends and the payment rises to repay the balance over the remaining term.
Reserves: Liquid assets the lender wants you to hold after closing, counted in months of payment.
Which Rent Counts for Each Unit?
The rent that counts is set unit by unit. For 2-4 unit buildings, the appraiser reports rent on the small residential income property report, which Fannie Mae’s Selling Guide identifies as Form 1025. DSCR lenders borrow only the form name, since these loans are not agency products. Single-family homes use Form 1007, the comparable rent schedule, so a fourplex does not use it.
The blank 1025 form calls for at least three rental comparables. It reconciles market rent to each unit in a rent schedule and reports a total gross estimated rent. That unit-level detail is what a DSCR underwriter reads.
Programs differ on how leases and market rent interact. Many use the lower of the in-place lease and the appraiser’s market rent. Confirm the rule before you assume a strong lease will carry the file.
| Unit situation | Rent typically used | Watch for |
|---|---|---|
| Occupied, lease at market | Lease rent | Lease copies for every unit |
| Occupied, lease above market | Often the lower figure | Program-specific lower-of rule |
| Vacant unit | Appraiser’s market rent | Thin comparables on premium units |
| Mixed vacancy | Each unit on its own basis | Rent roll must match the appraisal |
| One unit owner-occupied | Not eligible | Business-purpose rule |
A building with one vacant unit is still rated, using market rent for that unit. A building where you live in one unit is not eligible for a DSCR loan.
Why Does Luxury Change the Math?
Luxury pushes the numerator and denominator in opposite directions. The rent rises with the finishes, but the balance, taxes and insurance rise faster. Coverage is often thinner than the rent suggests.
Three effects show up on high-end files.
- Large balances: Leverage steps down with size, so you bring more equity to a bigger building.
- Heavy carrying costs: Taxes and insurance weigh more on the payment as value rises. Use actual figures, not guesses, and check how the program treats reassessed taxes after purchase.
- Thin rent evidence: Premium units have fewer true comparables. An appraised market rent can land below asking rent or below an existing lease.
One common mix-up: the conforming loan limit does not cap DSCR loan size. FHFA sets that limit, with a one-unit baseline of $832,750, and it governs only loans Fannie Mae and Freddie Mac can buy. DSCR loans are privately funded, so the ladder below is what applies.
The ladder shows typical ceilings on an investment-property purchase at coverage of 1.00 or higher. Rate-and-term refinances follow the same steps. Every figure is a ceiling through select wholesale programs, subject to underwriting.
| Loan size | Purchase LTV | Credit score |
|---|---|---|
| $150,000 to $1,000,000 | 80% | 660+ |
| $1,000,000 to $1,500,000 | 75% | 700+ |
| $1,500,000 to $3,000,000 | 75% | 720+ |
| $3,000,000 to $4,000,000 | 65% | 700+ |
| $4,000,000 to $10,000,000 | 60%, on review | 700+ |
Interest-only caps at 75% LTV, so the 80% tier cannot be combined with it. Above $4,000,000, every request is reviewed case by case before submission and is purchase or rate-and-term only. Two appraisals are required above $2,000,000. Above $3,000,000 the program also wants a clean 0x30x24 housing history, 48-month event seasoning, and citizens or permanent residents only. It excludes rural property and caps acreage at ten. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Lendmire’s guide to qualifying a 40-year DSCR loan on a 2-4 unit property covers the longer term, which can pair with the same interest-only window.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
How Do You Stress-Test the Interest-Only Result?
Run your own downside cases before you rely on the coverage figure. Use conservative assumptions on insurance, maintenance and vacancy, especially if the deal leans on rising-rent assumptions.
Here is the grid on the modeled fourplex from earlier, starting at about 1.10x on the interest-only payment.
| Stress case | Modeled coverage |
|---|---|
| Base case | About 1.10x |
| One of four units vacant | About 0.83x |
| Appraised rent 10% lower | About 0.99x |
| Taxes and insurance push ITIA up 10% | About 1.00x |
| Vacancy and 10% lower rent together | About 0.74x |
The file that looks comfortable at 1.10x has little room. One vacancy drops it below 1.00. Because the program accepts coverage of 0.75 or better on interest-only, a thin file may still be reviewed, but leverage and terms can adjust. This is also where the six months of reserves on the subject property matter. First-time investors need twelve.
What Happens When the Interest-Only Period Ends?
The payment resets to repay the full balance over the remaining term. On a 30-year loan with ten years of interest-only, that leaves 20 years. On a 40-year loan, it leaves 30. The jump can be large. The balance has not shrunk at all, and it is now repaid over a shorter window.
That is why the third row in the earlier example matters. A file that clears 1.00 on interest-only can sit well below it after recast. Run the amortizing payment on the remaining term and ask what has to be true by then.
You have a few ways to cover the gap.
- Rent growth: Check whether realistic rent increases on a renovated or well-located building could close it.
- Refinance before the reset: A new loan can start a new interest-only window, though eligibility is decided at that time under that program’s guidelines.
- Sale or hold plan: Some investors plan an exit before year ten.
- Reserves: Cash set aside can absorb the gap for a stretch.
Nothing here is guaranteed. Treat the recast as a date on your calendar, not a surprise.
What Else Do Underwriters Check on a Luxury 2-4 Unit?
Coverage is one gate among several. Qualifying on the property’s rent does not mean the rest of the file disappears.
- Credit: The floor is 660, and it is 700 above $3,000,000. The ladder tiers above also raise the score minimum as loans grow.
- Reserves: Six months of ITIA on the subject property for an interest-only loan, and twelve for first-time investors. Cash-out proceeds never satisfy reserves above $3,000,000.
- Entity vesting: Holding title in an LLC is welcome, subject to program terms. Layered entities are not.
- Portfolio size: This program caps a borrower at up to 20 financed properties. DSCR financing is not unlimited in property count, even though it does not use personal income to qualify.
- Condition and property type: Condos, rural parcels and other special property types carry their own limits.
- Short-term rental income: A luxury building run as a short-term rental follows a different path. It needs coverage of 1.00 or higher and loan amounts to $2,000,000. Income counts at 80% of gross, from either a year of operating history on a refinance or the appraisal’s rent analysis on a purchase. Only experienced investors qualify. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Two other terms apply across files. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. Program details also change, and every file is underwritten individually.
Pre-Application Checklist
Gather these before you ask for options.
- A rent roll with a signed lease for every occupied unit.
- Rent evidence for any vacant unit, such as nearby comparables.
- Current tax and insurance figures for the building.
- Entity documents if you will hold title in an LLC.
- Proof of reserves, held outside any cash-out proceeds.
- A property list showing your financed holdings.
- Your own downside cases for vacancy and lower appraised rent.
- A written plan for the payment after year ten.
Frequently Asked Questions
Does the interest-only payment or the full payment decide whether I qualify?
It depends on the program. On the program described here, the file is qualified on the interest-only payment, meaning ITIA, with coverage of 0.75 or better. Some lenders size on the amortizing payment after the window ends. Ask which payment is tested before you compare offers.
Can a luxury 2-4 unit with coverage below 1.00 still be reviewed?
Yes, through select lenders in the network. They review 0.75 to 0.99 coverage up to $2,000,000, but LTV and terms adjust and approval is subject to underwriting. Strong credit, equity and reserves help the file.
How much leverage can I get on a high-balance purchase?
On an investment-property purchase at coverage of 1.00 or higher, the ceiling is 80% to $1,000,000 and 75% to $3,000,000. It is 65% to $4,000,000, and 60% on review above that. Interest-only caps at 75%. Every figure is subject to underwriting.
Is there a limit on how many properties I can own and still use this loan?
Yes. This program allows up to 20 financed properties per borrower, subject to underwriting. Qualification runs on each property’s rent, but the property count still has a ceiling.
Do I need two appraisals?
Yes, above $2,000,000. Premium buildings often have thin rental comparables, so the appraised rent for each unit can come in below asking rent or the lease. Plan the coverage ratio on the lower figure.
Can I live in one unit of a fourplex and still use this loan?
No. DSCR loans are for non-owner-occupied investment property, and a building with an owner-occupied unit is not eligible. A buyer who plans to live in one unit needs a different product.
