The Quick Read: A bank statement HELOC on an Airbnb tests you, not the listing. The lender reads your deposit history, credit, debt load and equity, and the property’s rent coverage is not the test. Title, property type and combined leverage decide most files before income is ever reviewed.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on this line.
- An investment-property line tops out at 70% CLTV and a $500,000 maximum line.
- Credit floors at 700 on an investment property, with DTI capped at 50%.
- Income comes from 12 to 24 months of statements, with an expense factor applied to business accounts.
- Airbnb payouts count only as far as they show up in your own documented deposits.
Lendmire is a mortgage broker. It places these files with select wholesale lenders and does not lend itself. Everything below is subject to lender guidelines and full file review, and none of it is a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Changes When the Collateral Is an Airbnb
A bank statement HELOC is an equity line that qualifies income from deposits instead of tax-return net income. It is not a no-documentation product. The lender still reviews credit, debt-to-income, equity and the property.
For an Airbnb holder, the key shift is the test itself. A DSCR loan is reviewed primarily on property-level rental income covering the payment. A bank statement HELOC reads the borrower. Strong bookings help only when the money lands in your accounts and shows up in the statements. For a deeper look at how the property-income side works, see Lendmire’s complete DSCR loans guide.
One short framing point. These lines are designed for investment-purpose borrowing, which is generally treated as business-purpose credit rather than ordinary consumer mortgage credit. The Federal Reserve’s Regulation Z summary says credit used to acquire or improve non-owner-occupied rental property is considered business purpose. The practical result: there is no federal standard for how your income is counted. The lender’s guidelines set it.
Gate One: Title and Entity
Title is the first gate. The property must be held by you as an individual or in an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this line.
Many hosts bought their Airbnb inside an LLC for liability reasons. If that is you, you have two choices:
1. Change vesting into your name or a revocable trust. Check the existing mortgage terms, insurance and title coverage first, and talk to counsel.
2. Skip the HELOC and look at a DSCR cash-out refinance, which accepts entity title, subject to program terms.
Do not re-deed casually. The liability protection you give up may matter more than the line.
Gate Two: Property Type and Short-Term Rental Use
Eligible collateral includes single-family homes, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural-zoned property are not offered. A condotel-style unit that rents like a hotel room is out.
Two Airbnb-specific checks follow:
- Rental-use clause. The line agreement should permit short-term rental use. Read it before applying.
- Insurance. Expect to show coverage that matches how the property is actually used. A standard homeowner policy on a nightly rental invites questions.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Gate Three: Equity and Combined Leverage
On an investment property, the ceiling is 70% CLTV. Both the 700 and 720 credit tiers reach that same ceiling, so a higher score buys eligibility, not extra leverage. The maximum line is $500,000, and the minimum is $25,000 (Michigan’s floor is $10,000).
The line is the smallest of three limits: equity at the CLTV ceiling, the line cap, and what DTI allows. The line sits behind your existing first mortgage, which stays in place. That is the real appeal for a host with a low first-lien balance.
Market surveys report that investment-property HELOCs commonly cap at 80% combined leverage, according to Experian. That is a market-wide figure. The network figure for an investment property is 70% CLTV.
Because an investment line caps at $500,000, it sits in the automated-valuation lane. It commonly closes with no traditional appraisal, though a borrower may request one.
Gate Four: Credit and Debt Load
Credit on an investment property floors at 700, with no tier beneath it. The score model is a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.
DTI is capped at 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw. That detail matters. The lender sizes your debt against a fully drawn line, not what you plan to borrow.
Every property counts. The lender sees all your mortgage debt, so each financed rental enters DTI. A borrower with more than 15 financed properties is not eligible. Exposure is also limited to three lines.
Derogatory history is seasoned. A bankruptcy needs 4 years from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure or short sale follows a 4-year path.
Gate Five: How Airbnb Income Gets Read
This is where Airbnb files differ from ordinary rental files. The lender is not reading your listing. It is reading your deposits.
1. Statement window. Expect 12 or 24 consecutive months of personal or business statements. Complete statements, not screenshots.
2. Strip-out. The lender removes transfers between your own accounts, loan proceeds, refunds and other non-income credits.
3. Expense factor. On business accounts, the lender applies a factor set by the lender based on business type and the P&L. It is not a number you pick.
4. Averaging. The remaining deposits are divided by the number of months to produce qualifying income.
Platform payouts arrive net of fees and in uneven lumps. Seasonal hosts will see strong months and thin months, and the averaging smooths that out.
If a property manager or co-host collects the booking money first, the deposits that reach you are the ones that count. Manager-held funds do not.
Keep rental deposits and any operating-business deposits in clearly separate accounts. Running both through one account muddies the file and invites more questions. Business accounts also need a 680 minimum for the deposit analysis, but an investment line already floors at 700, so income analysis is rarely the binding constraint here.
On the tax side, how your return reports Airbnb income depends on the facts of your hosting. Tax treatment varies; consult a qualified professional. That is exactly why some hosts prefer the deposit path: a return can show low net income after depreciation and write-offs, while deposits show the cash that actually moved.
New Listings and Seasonality
Short-term-rental purchase and refinance paths are different, and the documentation each one asks for depends on the lender and program.
The catch is that the bank statement lane still needs 12 to 24 months of your own deposits. They can come from any documented source, not only the Airbnb. A host with a brand-new listing and a long self-employment history can qualify. A host with thin deposits overall cannot.
Operator view: seasonal files go wrong when the statement window lands on the slow stretch of the year. If the choice between 12 and 24 months is open, run both and see which window reads stronger.
Document Checklist
| Document | What it proves |
|---|---|
| 12 or 24 months of statements | Deposit history and income |
| Year-to-date P&L | Business income, expense factor input |
| Platform payout reports | Source of Airbnb deposits |
| Mortgage statements, every property | Total debt and DTI |
| Insurance showing short-term use | Coverage matches property use |
| Trust or deed documents | Title meets vesting rules |
Choosing Your Path
| Situation | Better fit |
|---|---|
| Strong deposits, thin return, low first mortgage, personal title | Bank statement HELOC |
| LLC title, larger lump sum, rent-covered payment | DSCR cash-out |
| Needs above the $500,000 line cap on an investment property | DSCR cash-out |
A DSCR cash-out replaces your first mortgage. On standard rentals it tops out around 75% LTV, with about 6 months of seasoning common. On short-term-rental collateral, cash-out is limited to 70% LTV. A HELOC leaves a low first mortgage untouched, but the line floats on income that moves with the calendar. Do not fund long-term capital with a floating line. Plan the paydown before you draw. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

If You Don’t Qualify Yet
| Problem | Next step |
|---|---|
| LLC title | Change vesting, or use DSCR cash-out |
| Credit under 700 | Build the score first; no tier sits below 700 |
| DTI above 50% | Pay down debt; every property counts |
| Messy deposits | Separate accounts, then seat a clean statement window |
| Ineligible property type | Not offered; use a different asset |
Be accurate about occupancy. Some investors report getting lines by applying while the property was still their residence. Misrepresenting how a property is used creates compliance risk and can sink the file. Disclose it as it is.
Key Terms Defined
CLTV: Combined loan-to-value, which adds your first mortgage and the new line together and divides by the property value.
Expense factor: The percentage of business deposits the lender removes to estimate real income.
Vesting: How title is held, whether in your name, a trust or an entity.
Platform payout: The net deposit an Airbnb host receives after fees.
Draw period: The interest-only stretch in which you can borrow from the line.
Revocable living trust: A trust you can change, which is eligible to hold title on this line.
Frequently Asked Questions
Can I qualify if my Airbnb is in an LLC?
Not directly. The line requires title in your name or a revocable living trust. You can change vesting after checking your existing loan, insurance and title coverage, or use a DSCR cash-out refinance, which accepts entity title subject to program terms.
Does my Airbnb income raise my limit?
Only through your deposits. The line is the smallest of equity at 70% CLTV, the $500,000 cap, and what DTI allows. Strong bookings help income and DTI, but they never lift the CLTV ceiling.
What structure does an investment line use?
A 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing, and the payment floats rather than converting to fixed.
Do I need an appraisal?
Usually not. Investment lines cap at $500,000, which keeps them in the automated-valuation lane. A borrower may still request a full appraisal.
Is this available everywhere?
No. HELOC availability is limited to Lendmire’s 16 full-service states, narrower than its 41-market DSCR footprint.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or through the quote page.
