How to Qualify for a DSCR HELOC for an Airbnb Under a Year Old

How to Qualify for a DSCR HELOC for an Airbnb Under a Year Old

A listing with a few months of bookings feels like an asset you should be able to borrow against. Under this program, the rent test decides the file, not the booking calendar.

The Quick Read: You qualify when the property’s lease and appraised market rent cover a stress payment on the entire credit line at 1.10x or better, the property type is eligible, and both six-month clocks have run, subject to underwriting. The listing’s age is not a test on its own. The lease and the appraisal are.

  • Structure: a standalone second lien behind the first mortgage you keep, or a first lien on a rental with no mortgage. The LLC can stay on title.
  • Income: the rental’s rent qualifies the line, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.
  • Leverage: up to 70% CLTV on a second lien at a 720 score or better, and up to 75% LTV on a first lien at 740 or better, through select programs.
  • The catch: a lease in place is required, so a unit that runs only on nightly bookings has no lease to qualify with.
  • Footprint: offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What Is a DSCR HELOC on a Rental?

A DSCR HELOC is a revolving line of credit secured by a rental you keep. DSCR means debt service coverage ratio, which is the property’s rent divided by its qualifying payment. HELOC means home equity line of credit. Together they describe a line that the rent qualifies, not your paycheck.

Lendmire is a broker, and it arranges this line through a wholesale lender in its network. Across that network, the structure is the same on most files. It is a second lien that sits behind the first mortgage you keep, or a first lien on a rental that has no mortgage. It is never a third lien, never closed together with a purchase, and never a line on your own home or a second home.

The product is built for investors who want equity out of a rental without refinancing the first mortgage. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Vesting in your LLC is allowed on an investment property. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to match the borrowers on the first mortgage.

Why “Under a Year” Is Really Two Clocks

The one-year mark that worries new hosts is not the gate here. Two six-month clocks govern the file, and neither one counts bookings. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

So an Airbnb at month three is too young, and one at month seven can be eligible. Your listing at month seven may still have thin reviews and a short booking record. The program does not ask for twelve months of platform history.

Here is how the stages play out in practice:

  • Early months: the file waits. Use that time to route every deposit into one account, keep platform payout reports, and document your local short-term rental permit if one applies.
  • After both clocks run: the file can be submitted, subject to underwriting. The lender orders its valuation and checks your lease against the appraisal’s market rent.
  • A year and beyond: nothing in this program changes, but a full year of records helps other routes, which we cover below.

Two borrower-level points matter here too. Eligible borrowers are US citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible on this program.

How Underwriting Treats Your Rent, Step by Step

Underwriting runs on a lease and an appraiser’s market rent, not on nightly revenue. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. That single rule is why a months-old Airbnb either fits easily or does not fit at all.

1. Confirm the lease. The program requires a lease in place. A two-to-four-unit property may have at most 1 vacant unit.

2. Order the valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

3. Set the market rent. The appraiser reports market rent on Form 1007, the rent schedule used for one-unit properties and condos. Form 1025 covers two-to-four units.

4. Build the qualifying payment. The lender calculates a fully amortizing payment on the entire credit limit, at a rate set above the starting rate. That is a stress payment. It includes principal and interest only, not taxes or insurance.

5. Divide. Gross monthly rent divided by that payment must reach 1.10x. Confirm on the file how the lender treats the first-mortgage payment on a second lien, because the lender’s own coverage calculation governs.

The appraisal step is where short-term-rental owners get tripped up. Fannie Mae’s appraiser guidance says Form 1007 was not designed for short-term rentals. It also says a nightly rate multiplied by 30 is not an acceptable monthly rent. McKissock, an appraiser-education provider, adds that the form cannot document short-term-rental rates.

HousingWire reports that forcing short-term income onto that form can produce artificially low coverage ratios. The practical lesson is simple. Do not count on a high nightly rate to lift this particular test. The market rent on the appraisal and the lease you hold are what count.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Leverage, Credit and Draw Rules

Leverage depends on which lien you take and on your credit score. Combined loan-to-value (CLTV) is your first mortgage balance plus the new line, divided by the property’s value. On a first lien there is no other mortgage, so it is plain loan-to-value (LTV).

Lien Score Max leverage Line size
Second lien 720+ 70% CLTV $50,000–$500,000
First lien 740+ 75% LTV up to $500,000
First lien 700–739 70% LTV up to $500,000
First lien 720+ 65% LTV $500,000–$1,000,000

These are ceilings, not offers, and they apply to investment property through select programs, subject to underwriting. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

A borrower who keeps a first mortgage can only take a second lien, and that needs a 720 score. A first lien exists only on a rental with no mortgage.

The draw rules are specific. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The draw period is 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period. It also notes that a HELOC is a second mortgage when a first mortgage exists. Both points match how this line behaves.

On credit, the file needs no 30-day mortgage late in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required, and the limit per borrower is 5 loans or $2,500,000 with the program.

A Worked Example

Run the numbers on a duplex held in an LLC, past both six-month clocks, with a first mortgage in place. Assume the lease looks strong and the appraisal’s market rent comes in lower. The lower figure sets the coverage, unless three months of receipts support the higher lease.

Say the market rent gives a coverage ratio of about 1.05x on the full credit limit the owner wants. That is under the 1.10x minimum.

The stress payment is built on the entire limit, so a smaller limit lowers it. Trimming the line to about 80% of the original size would move that same rent to roughly 1.3x. Keep in mind the line cannot fall below $50,000. This is illustrative arithmetic, and the lender’s own calculation governs.

Passing the test is not the same as running comfortably. The line payment comes on top of the first mortgage. A property can clear 1.10x on paper and still leave thin monthly cash flow, especially in a slow booking season.

Where the General Rule Breaks

Several property and borrower facts can end a file regardless of the rent. These are the ones that come up most often with Airbnb owners:

  • Condotels. Condotels are not eligible on this lane, even though ordinary condominiums are.
  • Row homes, rural property and leaseholds. All are excluded, along with land trusts, mixed-use, modular and log homes, and land contracts.
  • A recent listing for sale. A property listed for sale in the prior 2 months is out. So is a property with a solar lien.
  • A nightly-only unit. If no lease exists, there is no rent used for lender review. A host who moves a unit to a lease changes the file, and the lease must then hold up against the appraisal.
  • A conversion. A long-term rental turned Airbnb has lease history, but that is not short-term-rental history. The lease still matters here, but it should be current.
  • Title. An LLC on title is a common reason a bank-style personal-credit HELOC fails. This program allows the LLC, subject to program terms.

Across our wholesale network, files for young Airbnbs usually stall on one of three items. The first is a missing or short lease. The second is a market rent that comes in below the lease. The third is a property type outside the program. Check all three before ordering the valuation.

When Another Route Fits Better

This line is not always the right tool. A personal-income HELOC from a bank is underwritten on your income, credit and home, and it usually expects individual title. If your rental sits in an LLC, that route often does not work.

A DSCR cash-out refinance replaces your first mortgage and follows its own rules. It is worth comparing if your first mortgage is large or the leverage here falls short.

Waiting is also a real option. Twelve months of clean booking records, one deposit account and a documented permit give any lender more to work with. For the full picture of how these products fit together, read the complete DSCR loans guide.

Key Terms Defined

Lien: a lender’s legal claim on a property as security for a loan. A second lien is paid after the first.

CLTV: combined loan-to-value, meaning all loans on the property divided by its value.

Stress payment: a fully amortizing payment on the whole credit limit, used only to test coverage.

Draw period: the 5 years when you borrow against the line and pay interest only on what you drew.

Seasoning: the waiting time between a purchase or refinance and a new loan.

Form 1007: the appraiser’s single-family rent schedule, built around monthly market rent.

Frequently Asked Questions

Do I need a full year of Airbnb bookings to qualify?

No. The program does not test booking months. It tests a lease in place, the appraisal’s market rent, the 1.10x coverage minimum and the title and note-date clocks, all subject to underwriting.

Can my LLC hold the property?

Yes, on an investment property, subject to program terms. The LLC’s members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Does nightly Airbnb income count toward the 1.10x?

Not directly. Rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. Nightly revenue does not replace that figure.

How long must I wait after buying or refinancing?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can I take a first-lien line if I still have a mortgage?

No. If you keep your first mortgage, the line is a second lien, and that needs a 720 score or better, subject to underwriting.

Next Step

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183.

A young Airbnb rarely fails this test because it is new. It fails because the lease, the appraisal and the property type do not line up, and all three are easy to check before you apply.
