How to Qualify for a DSCR Loan Over $5 Million

How to Qualify for a DSCR Loan Over $5 Million

The Quick Read: At this size, qualification rests mainly on the property: rent that covers the full monthly obligation at 1.00 coverage or better, leverage near 60% reviewed case by case, credit of 700 or higher, two appraisals, and reserves on the subject property, all subject to lender guidelines and underwriting. Your personal income is not the test. Size changes the leverage and the paperwork far more than it changes the formula.

  • Leverage tops out around 60% on review above $4,000,000, on purchases and rate-and-term refinances only.
  • Credit of 700 or higher, plus a clean housing history, is the entry ticket above $3,000,000.
  • Two appraisals are required above $2,000,000, and the rent has to hold up in both.
  • Cash-out is off the table above $3,000,000, and short-term-rental files stop at $2,000,000.

What “Over $5 Million” Actually Means

“Super jumbo” is a label lenders use, not a legal category. No agency sets a cap on this loan type, so the $5 million line is a tier built into each program’s own guidelines. Lendmire is a broker. It places these files through a wholesale network of investor lenders in 41 markets, including Washington, D.C. The figures below describe that network’s typical ceilings, and every file is underwritten individually.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

One detail trips up first-time large-balance borrowers. The size bands apply to the loan amount, not the purchase price. A $9 million property at 60% leverage produces a loan in the $4 million to $6 million band, with figures at that size reviewed case by case. Work out price times leverage first, then read the band that loan falls in. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

The formula itself is simple. For a rental loan, coverage is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Commercial lenders use a different version. J.P. Morgan describes it as net operating income divided by total debt service. The two can give different numbers on the same building, so ask which one a lender means.

For the basics behind all of this, start with Lendmire’s complete DSCR loans guide.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s rent divided by its full monthly obligation. A result of 1.00 means rent equals the payment.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the full monthly cost of carrying the property.

LTV (loan-to-value): The loan as a percentage of the property’s value or price. Lower LTV means more cash from you.

Reserves: Liquid money left after closing, counted in months of PITIA on the subject property.

0x30x24: No 30-day late payments on housing in the last 24 months.

Interest-only period: A stretch in which the payment covers interest alone, which lowers the monthly obligation used in the coverage test.

How to Qualify for a DSCR Loan Over $5 Million, Step by Step

The process runs in a set order. Each step can end the file, so it pays to check them in this sequence before you spend money on appraisals.

1. Size and leverage. Find the loan band, then the maximum leverage for it.

2. Coverage. Test market rent against the full PITIA.

3. Borrower overlays. Check credit, housing history, residency, and the property type.

4. Reserves and cash to close. Confirm the cash is yours, seasoned, and sourced.

5. Appraisals. Two appraisals confirm value and rent.

6. Documents. Assemble the entity, credit, cash, lease, and insurance paperwork.

Here is the leverage ladder for 1.00 coverage or better. Every figure is a ceiling through select wholesale programs, subject to underwriting.

Loan band Purchase and rate-and-term LTV
$150K–$1M 80%
$1M–$1.5M 75%
$1.5M–$2M 75%
$2M–$3M 75%
$3M–$4M 65%
$4M–$6M 60%, on review
$6M–$10M 60%, on review

Above $4,000,000, every request is reviewed case by case before it is submitted. Think of 60% as the ceiling for a strong file, not a promise. Credit sets how much of that ceiling you can use. The top cell at $1M to $1.5M needs 700 or better, and the top cells from $1.5M to $3M need 720. The top cells above $3M need 700. A lower score steps you down to a lower leverage cell in the same band.

Coverage: What the Rent Has to Prove

Coverage of 1.00 earns full leverage on this ladder. Rent is documented by the appraisal’s rent schedule (the 1007 form) or, on small multifamily, the operating income statement (the 1025 form), alongside current leases or a rent roll. You can also set rent by lease where the property is already leased.

Run the numbers on a hypothetical $9 million building at 60% leverage on review. The loan lands in the $4M–$6M band, and you bring 40% down plus reserves. If the appraiser’s market rent supports coverage around 1.1x, the income test passes. If it supports 0.9x, the file has a problem. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Here is the catch. Programs that accept coverage below 1.00 do exist through select lenders in the network, but LTV and terms adjust, subject to underwriting, and they stop at $2,000,000. They do not reach this tier. At $5 million, a sub-1.00 property needs a different structure:

  • A smaller loan. More cash down shrinks the payment and lifts the ratio.
  • Interest-only. The qualifying payment drops, but the lower ladder LTV still governs above $3,000,000.
  • A different loan type. Full documentation, covered below.

Expensive markets are where this bites. Price can outrun rent, and a trophy property that rents thinly can miss 1.00 at any sensible leverage.

Borrower Overlays Above $3 Million

The standard program has a 660 credit floor. Above $3,000,000 the floor moves to 700, and several overlays arrive together. In one sentence: you need a 0x30x24 housing history, 48 months of seasoning after any credit event, U.S. citizenship or permanent residency, and a non-rural property of no more than ten acres.

Loans to $3,000,000 can carry up to twenty acres and some rural collateral. Above that line, any property designated rural is out, whatever its acreage. Cash-out proceeds never count toward reserves.

Non-warrantable condos and condotels top out at $1,500,000 in the program, so they do not appear at this size. Think 1-4 unit buildings, single-family luxury homes, and warrantable condos that fit the ladder.

You can hold title in an entity, subject to program terms, but layered entities are not accepted. Up to 20 financed properties are allowed. Coverage is tested on each property, not on your portfolio as a whole, which helps experienced investors scale.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Reserves and Documents

Reserves are six months of PITIA on the subject property. On an interest-only loan, the reserve calculation uses interest, taxes, insurance, and dues (ITIA). First-time investors need twelve months. Reserves on your other financed properties are not added on top. Cash-out proceeds from the subject do not count.

Most large-balance checklists look like this:

  • Entity documents (single layer)
  • A reviewed credit report
  • Proof of down payment and reserves, with the source of funds
  • Current leases or a rent roll
  • Tax and insurance evidence

A file like this qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, housing history, reserves, and entity paperwork all still get reviewed. That review is the part investors underestimate. The two appraisals also cost real money, so build that into your plan before ordering them.

Why Personal Income Isn’t the Test

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal rules treat credit to acquire or improve non-owner-occupied rental property as business-purpose credit, and the ability-to-repay rulemaking says investment-purpose loans are considered business-purpose loans. That is why the underwriter asks whether the property can carry the debt, not whether your paycheck can.

None of this means a lighter file. At this size it means a different file.

Where the Rule Breaks

Cash-out. None above $3,000,000. Below that, cash-out proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. Borrowers with credit at 680 or below get no cash-out above $1,500,000. If you want to pull equity from a $5 million asset, plan a different structure, such as a smaller cash-out loan on another property. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Short-term rentals. The limit is $2,000,000, so a short-term-rental deal over $5 million does not fit this ladder. Where short-term rentals do qualify, coverage is 1.00 or better, income is counted at 80% of gross receipts, and the source is twelve months of history on a refinance or the appraisal’s analysis on a purchase. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Interest-only. A 120-month interest-only period is available on 30- and 40-year terms, with leverage capped at 75%. Above $3,000,000, the lower ladder LTV governs, so the 75% cap rarely matters at this size.

Market comparisons. Some lenders cap DSCR products well below this tier. That reflects their own programs, not a market-wide limit. A handful of lenders in the network go to $10,000,000, and every one of them reviews the largest requests individually.

DSCR or Full-Doc? A Decision Table

Honestly, this is a toss-up for some borrowers, and the answer turns on the property, not the investor. Full-doc means the lender underwrites you on your traditional personal-income documentation, pay records, and other traditional income paperwork.

Your situation DSCR over $5M Better path
Rent covers full PITIA at 1.00+ Fits DSCR
Thin-rent trophy property Poor fit Full-doc
Need cash-out above $3M Not available Full-doc
Short-term rental above $2M Not available Full-doc
Rural or foreign-national buyer Excluded at this size Full-doc or smaller loan

Self-employed investors who prefer to qualify on deposits can look at Lendmire’s piece How to Qualify for a $5 Million Bank Statement Loan.

In files like this, the same three items usually decide the outcome: whether the review above $4 million goes your way, whether two appraisals support the rent, and whether reserves are sourced cleanly. Leverage and the review shape the terms. Coverage above 1.00 is only the entry test at this size.

Frequently Asked Questions

Can I take cash out on a $5 million rental?

No. The network offers no cash-out above $3,000,000. Below that line, proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. If you need liquidity, consider a smaller cash-out loan against another property, or full-doc financing. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What credit score do I need?

700 or higher above $3,000,000, with a 0x30x24 housing history and 48 months of seasoning after any credit event. The 660 floor applies only to loans of $3,000,000 or less. Credit also sets how much leverage you can use inside each band, subject to underwriting.

Will short-term-rental income count?

Not at this size. Short-term-rental files stop at $2,000,000. Below that, income is counted at 80% of gross receipts with documented history or an appraisal analysis, and you need twelve months of experience owning income property.

Can I buy in an LLC?

Yes, subject to program terms. Entity documents are required and layered entities are not accepted. Reserves, credit review, and the housing history still apply to you as the guarantor.

Is interest-only available on a large loan?

Yes, with a 120-month interest-only period on 30- and 40-year terms. Above $3,000,000, the ladder’s lower LTV governs, and reserves are calculated on interest, taxes, insurance, and dues.
