How to Qualify for an Investment Property HELOC for a Five-Rental Airbnb Portfolio

How to Qualify for an Investment Property HELOC for a Five-Rental Airbnb Portfolio

The Quick Read: Qualifying comes down to your own credit, debt-to-income ratio, and equity, because the lender underwrites you rather than your nightly bookings, and a borrower is limited to three lines, so five rentals cannot each carry their own line. Each line sits on one property, and title must be in your personal name or a revocable living trust. Rental by rental, the file is reviewed subject to lender guidelines and property eligibility.

  • On an investment property, the network ceiling is 70% combined loan-to-value, and a score of 700 is the hard floor.
  • An investment line runs up to $500,000, and combined exposure across your lines is capped.
  • LLC-held Airbnbs cannot take the line unless title changes first.
  • Because an investment line tops out at $500,000 and full appraisals begin only above that amount, an investment line commonly uses an automated valuation instead of a full appraisal.
  • A DSCR cash-out refinance is the property-underwritten alternative for entity-held rentals.

An investor who owns several short-term rentals often hopes for one tidy source of capital. Equity lines do not work that way. The product is narrower than the primary-home version lenders advertise. NerdWallet’s explainer on HELOCs for investment property says the lender pool is smaller, qualification is stricter, and you generally cannot borrow as much as you could against your own home.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

This article walks through how the file is actually read, where five properties break the usual pattern, and when a different loan fits better.

Key Terms Defined

HELOC: a home equity line of credit, a revolving line you borrow against the equity in a property, with a draw period followed by a repayment period.

CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the property’s value.

DTI (debt-to-income ratio): your total monthly debt payments divided by your monthly income.

DSCR (debt service coverage ratio): a property’s monthly rent divided by its monthly payment of principal, interest, taxes, insurance, and any HOA dues.

Vesting: the legal way title is held, such as your personal name, a trust, or an LLC.

Seasoning: the waiting period a lender wants after an event, such as owning a property before a cash-out refinance.

How a Lender Reads a Five-Rental Airbnb File

An investment HELOC on this network is underwritten on you, not on the property’s rent coverage. The lender looks at your credit, your debts across every financed property, your documented income, and the equity in the one rental you pledge. Nightly-stay revenue is not the driver.

Here is the sequence, step by step:

1. Pick the collateral. You choose one rental to secure the line. The alternative is a line on your primary home, which carries a different risk, covered below.

2. Measure equity as CLTV. The lender adds your first mortgage to the requested line and divides by the property’s value. On an investment property, the network ceiling is 70% CLTV.

3. Check credit. An investment line needs a score of at least 700. The report must be no more than 90 days old at closing, and the score model keys to the primary wage earner.

4. Run DTI across everything. The maximum is 50%. The lender counts the mortgages on all five rentals plus any home loan, and the file is reviewed around the interest-only payment calculated on the maximum draw.

5. Document income. The file is reviewed on documented income under the applicable program, subject to lender guidelines. For an Airbnb owner, that usually means filed returns and the matching platform payout and bank records, not a screenshot of gross bookings.

6. Value the property. Because an investment line tops out at $500,000, and full appraisals begin only above that amount, the valuation is commonly automated with no traditional appraisal. You can ask for a full appraisal anyway.

7. Repeat for each line you apply for. Each line has its own CLTV, its own valuation, and its own place inside your DTI.

That DTI step catches many Airbnb owners off guard. The payment used for qualifying assumes the line is fully drawn, even if you plan to borrow only a slice. Add that assumed payment to five existing mortgages and the ratio climbs fast.

Why Five Rentals Is the Real Problem

You will not get five lines. A borrower is limited to three lines across the network’s equity-line programs. Combined exposure is also capped, at $750,000 on one wholesale program and $2,000,000 on the other. Those two programs differ in structure, so each cap applies only inside its own program.

A borrower who owns more than 15 financed properties is not eligible at all. Five rentals sit well under that count, but the count includes your primary home and any other financed property.

So the realistic plan with five Airbnbs is to pick the best one or two or three, not to line up all five. Equity also does not pool. A line secures one property, and the equity in your strongest rental does nothing for the others. A single lender reading a five-property portfolio sees five separate collateral questions sitting inside one personal debt picture.

Title: Where LLC-Held Airbnbs Stop

Plenty of short-term rental portfolios sit in LLCs, and this is the sharpest structural difference from a DSCR loan. The line requires title held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product.

A rental already deeded to an LLC has two paths. You can change the vesting into your personal name or a revocable trust before applying, subject to your own legal and insurance review. Or you can skip the line and use a DSCR cash-out refinance, which accepts entity ownership, subject to lender program eligibility.

Moving title out of an LLC is a real decision, not a form. Many investors hold rentals in an entity for liability reasons, and that is a conversation for your attorney. The loan side only tells you which structure the product accepts.

What the 70% Ceiling Means for Your Equity

On an investment property, no tier sits above 70% CLTV. A higher score buys eligibility rather than leverage. The table of credit tiers has only two steps, 720 and above, and 700 and above, and both land at 70% CLTV on a line up to $500,000. A 740 score and a 700 score get the same leverage.

So the question is simple. Does the first mortgage plus the line stay at or under 70% of the property’s value? A rental you bought with a high-leverage first mortgage may have little or no room. A rental you have owned for years, with a paid-down loan, may have a lot.

Two other points matter here:

  • A line is drawn mostly at closing. At least 75% of the line is drawn at closing. You cannot open a line, leave it undrawn, and treat it as a standby fund.
  • Pricing floats and never converts to fixed. It floats across both the draw period and the repayment period. Investment lines use a 5-year interest-only draw followed by a 25-year fully amortizing repayment, and that is the only structure available on investment collateral.

The CFPB’s plain-language HELOC explainer makes the same mechanical point for the broader market. Payments are often significantly higher once the repayment period starts, and HELOCs usually carry variable pricing. For an Airbnb owner, that means a floating obligation sitting on top of seasonal income.

What Counts as Airbnb Income

Strong bookings do not set your line. A bank-style investment HELOC reads your net income as documented on your returns, not gross nightly revenue. A host who grosses a lot but nets little after expenses will look modest on paper.

Prepare for the lender to match three things against each other: the return, the platform payout reports, and the bank deposits for each rental. If the deposits and the filings do not tell the same story, expect questions.

The income test also differs from a DSCR loan. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC file qualifies primarily on you.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Which Rental Goes First?

Four tests rank the five rentals: title, remaining equity, property type, and how clean the income documentation is. Whichever rental clears all four becomes the first application.

Run the numbers on a modeled portfolio. These are assumed inputs for illustration, not market data.

Rental Title Loans vs. value (before line) Read
A Personal name About 50% Room under 70%; strongest candidate
B Revocable trust About 62% Thin room; small line only
C Personal name About 68% Almost no room
D LLC About 40% Equity exists, title blocks it
E Personal name, condotel About 45% Property type not eligible

Rental A leads. The first mortgage leaves about 20 points of value before the 70% ceiling, and the line can use that room, subject to the $25,000 minimum and lender review. Rental B can take a smaller line. Rental C fails on equity. Rental D has the equity but not the title. Rental E has the equity and the title, but condotels are not eligible on either network program.

In this example, A and B are the realistic lines, and the other three rentals need a different tool. That is a typical shape for a five-rental portfolio: the equity is uneven, and some of it is trapped by title or property type.

Property Types and Credit History

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties. If one of your Airbnbs is a cabin built as a log home or a condo-hotel unit, that rental is off the table for this product.

Credit history has its own rules, applied across every financed property you own:

  • Bankruptcy needs 4 years of seasoning from discharge or dismissal.
  • Foreclosure history on an investment file seasons on a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale seasons on a 4-year path.
  • Housing history is reviewed across all financed properties, so a late payment on one rental affects the file on another.

That last point matters for a portfolio. Five mortgages mean five payment histories, and any one of them can surface in review.

HELOC, Primary-Home Line, or DSCR Cash-Out?

If the rental line does not fit, you have two other routes, and they trade different risks.

A line on your primary home is easier to qualify for on leverage. The ceiling reaches 90% CLTV, but only at a 720-or-better credit profile. The cost is that your own home becomes the collateral behind the rentals.

A DSCR cash-out refinance works on a different logic. Select programs start at 1.00 coverage, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A DSCR cash-out tops out at 70% LTV on short-term-rental collateral and around 75% on standard rentals. Most programs expect about 6 months of seasoning, and short-term rental files typically look for a 640+ score and about 12 months of hosting history.

One caution on DSCR math: it compares rent to the full payment, nothing else. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

Lendmire’s comparison of an investment property HELOC versus a DSCR cash-out refinance for a five-rental Airbnb portfolio goes deeper on the choice. For the full picture of how property-underwritten loans work, see the complete DSCR loans guide.

A practical split many investors use: a rental line as short-term capital for a down payment or rehab, then a term loan afterward. The line is flexible but floats, and the term loan locks the structure.

Your Pre-Application Checklist

Gather these before you apply, and expect the lender to want them for every property you pledge:

  • Per borrower: credit report, filed returns, bank statements, and a list of every financed property with its balance and payment.
  • Per property: current mortgage statement, insurance declaration, proof of title in your name or revocable trust, and platform payout reports matched to bank deposits.
  • Per property type: confirmation that the rental is not a condotel, log home, manufactured home, or commercial or agricultural property.

Availability is also narrower than the DSCR footprint. Equity lines through Lendmire’s wholesale network are available in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Lendmire’s DSCR investor loans reach 41 markets, including Washington, D.C. Confirm eligibility in your state before spending time on documents. Some states also add their own rules, such as a ban on listing a property for sale within the past 60 days in a handful of them.

Frequently Asked Questions

Can one HELOC cover all five of my Airbnbs?

No. A line secures one property, and equity does not pool across rentals. A borrower is limited to three lines, and combined exposure is capped. A blanket loan that pools several rentals under one note is a different product.

Can I get the line if my Airbnbs are in an LLC?

Not while title sits in the LLC. The line requires title in your name or a revocable living trust. Your options are a vesting change before applying, or a DSCR cash-out refinance, which accepts entity ownership subject to lender program eligibility.

Do strong Airbnb bookings raise my line size?

Not directly. The lender underwrites you, using documented net income, credit, and DTI. Equity sets the ceiling, at 70% CLTV on an investment property, and a score above 700 does not raise it.

Does owning five rentals disqualify me?

No. Eligibility turns on the number of financed properties, with more than 15 ruling a borrower out. Five rentals plus a primary home is well under that. The binding limits are the three-line cap, your DTI, and the equity in each rental.

Will the lender order a full appraisal?

Usually not on an investment line. Lines at or below $500,000 ordinarily run an automated valuation, and an investment line cannot exceed $500,000. A higher CLTV may require a secondary valuation, and you can request a full appraisal. NerdWallet notes that some lenders in the wider market require multiple appraisals.
