Can a BRRRR Investor Skip Early Exit Fees on a DSCR Takeout?

Can a BRRRR Investor Skip Early Exit Fees on a DSCR Takeout?

The Quick Read: Usually yes, but it is a choice made at the quote stage, and it usually costs something in pricing or flexibility. The takeout typically pays off a bridge loan that carries no prepayment penalty, so the fee that matters is the one written into the new DSCR loan, which governs your next exit.

  • The bridge payoff and the takeout’s prepayment penalty are two different contracts.
  • The takeout’s penalty clock starts at the takeout closing, not at the purchase or the bridge closing.
  • A no-penalty or short-window option exists, but expect it to be priced above a longer step-down.
  • The seasoning clock and the prepayment clock are separate. Do not merge them.
  • The fee sits outside the DSCR ratio but inside your cash math.

Which Fee Are People Asking About?

The phrase “early exit fee” covers two places in a BRRRR plan, and mixing them up is where most bad assumptions start. The first is the rehab or bridge loan that the DSCR takeout pays off. On the programs Lendmire places, bridge loans typically run 6 to 18 months, interest-only, with no prepayment penalty, though terms vary by lender, property, and borrower experience. Confirm the terms on your own note.

The second is the DSCR loan itself. It carries the prepayment penalty that applies if you later sell, refinance, or pay down a large share of the balance inside the penalty window. That is the fee you can shape at application.

Can You Choose No Penalty at All?

Yes, programs with no prepayment penalty exist, and across a wholesale network a few lenders will quote one. The trade is pricing. Treat that as practitioner commentary, not a published standard.

The structure is not free. A longer step-down usually buys the strongest pricing. A zero-prepay or short-window option gives up some of that pricing for flexibility. Which side is right depends on what the file is going to do next.

The Structures You Will Actually See

Most DSCR prepayment terms fall into a handful of shapes:

  • Step-down. Written like 5-4-3-2-1, meaning a percentage of the prepaid balance by year. Some programs use shorter versions such as 3-2-1.
  • Flat. One percentage for the whole window, often five years.
  • Abbreviated. A short charge, such as several months of interest.
  • Floor structures. A schedule like 5-4-3-3-3 never reaches zero inside the term. Lendmire’s page on how an early exit fee is calculated on a cash-out loan covers that shape.
  • None. Priced for flexibility.

Practices vary by lender. Read the schedule in your quote, not the average.

Lendmire’s piece How a DSCR Early Exit Fee Hits a BRRRR Takeout Loan goes deeper on the cost side. This article stays on the avoidance routes.

Five Ways to Skip or Shrink the Fee

1. Pick a zero or short-window structure. Best for a planned second refinance within a couple of years. It costs pricing.

2. Time the exit past the window. If the step-down ends in year three and the plan is a refinance in year four, the fee is zero. This is the cleanest route for a long hold. It only works if the plan holds. Rate moves, appraisals, and life change timelines.

3. Negotiate at the quote stage. Some lenders will shorten the window or soften the schedule. Ask before you sign, not after. That is a question to ask, not a guarantee.

4. Ask about soft versus hard terms. Some structures charge only on a refinance, not on a sale. That varies by lender, so ask whether the penalty applies to sales as well as refinances.

5. Ask about partial paydowns. Some programs exempt small principal reductions. Ask whether paydowns are exempt and how the exemption is measured. Do not assume it exists.

Decision Table: Match the Structure to the Plan

Your plan after the takeout Structure to lean toward Main risk
Hold long term Longer step-down for better pricing Plans change
Refinance within about two years Zero-prepay or short window Higher pricing
Sell after a stabilization period Ask about sale versus refinance triggers Hard penalty applies to sales
Unsure Shorter step-down Paying for flexibility you never use

Run a simple break-even. Compare the added pricing cost of the flexible option against the expected penalty on your planned exit, then add the closing costs of the next transaction.

Why the Penalty Lands on a Larger Balance

A BRRRR takeout is often a cash-out, so the balance carrying the penalty is bigger than the original purchase loan. On most programs in the network, cash-out is capped at 75% LTV on a standard rental, and about six months of seasoning is the common expectation before value-based sizing applies. Before that point, sizing generally follows cost basis. Rent must cover PITIA, and the program floor is 1.00 on select programs, with a separate select-lender path below 1.00 where leverage and terms adjust.

Two clocks run here. The seasoning clock decides how the takeout is sized. The prepayment clock decides what an early exit costs. A penalty on a first-step payoff can also get in the way of a planned second cash-out, so sequence both before you pick a structure.

The fee is not part of the DSCR calculation, which compares rent to PITIA only. It lives in your cash math. Clearing 1.00 on coverage also does not mean positive cash flow, since repairs, vacancy, management, and capex sit outside the ratio.

Where the General Rule Breaks

The rule that you can choose your structure breaks in a few places:

  • Lender variance. Not every lender in a network offers zero-prepay. Credit, leverage, and loan size all affect what is on the menu.
  • Non-step-down structures. A floor schedule never reaches zero inside the term.
  • Bridge loans that do carry a fee. The no-prepay statement above describes programs Lendmire places. Other bridge notes can differ, so read yours.
  • Delayed financing. This is an agency exception for cash buyers that skips the seasoning clock. Lendmire’s hard-money refinance math notes it generally does not help when hard money was secured by the subject property. Do not plan an exit around it.
  • Occupancy. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z commentary deems credit to acquire, improve, or maintain non-owner-occupied rental property as business purpose, with an exception for a property the owner expects to occupy more than 14 days in the coming year. For the consumer prepayment limits, the CFPB’s rule on covered consumer mortgages is the contrast: those limits generally do not govern investor loans, so the contract terms control. There is no legal cap on DSCR prepayment penalties to rely on.

What to Verify in the Loan Documents

Before you commit, get these in writing:

1. The prepayment rider, with the exact schedule and the date the window starts.

2. What triggers the fee: sale, refinance, full payoff, or large paydown.

3. What balance the fee is calculated on.

4. Whether small paydowns are exempt.

5. Whether the loan closes in your LLC or your own name. This affects how the note and rider are drafted, subject to lender program eligibility.

6. Whether a same-lender refinance reduces or waives the fee.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Key Terms Defined

Early exit fee. A charge for paying off a loan before the penalty window ends, usually triggered by a sale or refinance. It is not a monthly fee.

Step-down. A schedule where the penalty percentage falls each year until it reaches zero.

Takeout. The long-term DSCR loan that pays off a bridge or rehab loan.

Seasoning. The ownership period a lender expects before sizing a cash-out on appraised value.

PITIA. Principal, interest, taxes, insurance, and association dues, the monthly obligation that rent is measured against.

Frequently Asked Questions

Does the bridge loan payoff trigger the DSCR penalty?

No. The takeout’s penalty applies to the takeout loan, and its window starts when the takeout closes. The bridge payoff is the event that funds the takeout, and on programs Lendmire places the bridge typically carries no prepayment penalty.

Does the early exit fee affect my DSCR?

No. The ratio compares rent used for lender review to PITIA. The fee is a cost of a future exit, so it shows up in your cash math and break-even, not in coverage.

Can I negotiate the penalty?

Often, at the quote stage. Lenders in a network differ on how much they move. Asking about a shorter window, a softer schedule, or a same-lender waiver costs nothing, but none of it is guaranteed.

Is a no-penalty option worth the higher cost?

It depends on your timeline. Practitioners report that zero-prepay is priced above a longer step-down. If a refinance or sale inside a couple of years is realistic, the flexibility can pay for itself. For a long hold, a step-down is usually the better trade.

Do consumer prepayment limits protect investors?

Generally no. Business-purpose investor loans sit outside the consumer-mortgage prepayment limits, so the note and rider decide. Read them before signing.
