How to Source a DSCR Down Payment From Business, Stock or Crypto Funds

How to Source a DSCR Down Payment From Business, Stock or Crypto Funds

The Quick Read: Business, brokerage and crypto money can usually fund a DSCR down payment once it is owned by the borrower, converted to dollars, and traceable through bank statements into escrow. Programs differ on what they accept, so the specific guideline decides each file.

  • Stock and crypto generally must be sold and sit in a U.S. bank account before they count.
  • Business funds need proof of ownership and proof that taking the money does not hurt the business.
  • Down payment dollars and reserve dollars are counted separately, never twice.
  • Most purchase files across the network land at 75%-80% LTV, which means 20%-25% down, subject to lender guidelines.
  • A bigger down payment can lift the coverage ratio, but it does not erase credit, reserve or property rules.

DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. That replaces personal income paperwork. It does not replace asset paperwork. The lender still wants to know where every dollar of the down payment came from.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Lendmire is a broker. It arranges DSCR investor loans through select lenders in its wholesale network, covering 41 markets including Washington, D.C. Lenders review and approve. What follows is how the sourcing step looks across that network.

What Does “Sourced” Mean on a DSCR File?

Sourced means the underwriter can follow each down payment dollar from its origin to the closing table without a gap. The reviewer wants an account you own, a visible origin, and no unexplained deposits in between.

Four questions decide almost every sourcing review:

  • Do you own and control the account?
  • Is there a traceable chain from the original asset to the bank deposit?
  • Is the money yours, or is it borrowed?
  • Does the program count that asset type at all?

No federal rule fixes the answers. DSCR loans are business-purpose investor mortgages, and each program sets its own asset rules. That is why two lenders can give different answers on the same crypto balance. Check the guideline, not a forum post.

How Do Business, Stock and Crypto Funds Compare?

Each source needs a different proof, and each carries a different failure point. Cash in your own bank account is the benchmark. Everything else is judged by how closely it can match that.

Source What reviewers want to see Main risk
Savings (benchmark) Statements in your name Large unexplained deposits
Business account Ownership proof, access, CPA letter Money treated as a loan or restricted
Brokerage or stock Sale confirmation, transfer, deposit Unsold positions, unvested shares
Crypto Exchange history, wallet proof, bank deposit Program excludes it, or custody can’t be verified

The sections below walk each path in order.

Can Business Funds Be Used for a DSCR Down Payment?

Often yes, if you own the business and can take the money without harming operations. Programs differ, so this is a guideline check before it is a documentation exercise.

Underwriters look at four things on a business account:

1. Ownership. An operating agreement, articles of organization, or a tax-preparer letter that shows your ownership share.

2. Access. You need full signing authority over the account. If a co-owner must approve withdrawals, expect a consent letter.

3. Impact. Many files include a letter from a CPA or tax preparer saying the withdrawal will not hurt operations.

4. Characterization. A distribution to you is clean. A loan from the business to you raises the borrowed-funds question.

Move the money into your personal account first, then let it show on a statement. Wiring straight from the business account to escrow can confuse the paper trail. On a business that is unrelated to the property you are buying, the same rules apply. The reviewer cares about ownership and access, not the industry.

If the purchase is titled in an LLC, entity documents join the file, subject to lender program eligibility. Lendmire’s piece Can You Use Gift or Business Funds for a P&L Loan Down Payment? covers related mechanics on a different product. The sourcing logic is similar.

How Do You Use Stock or Brokerage Money?

Sell the position, move the cash to a U.S. bank account, and keep every confirmation. An unsold portfolio generally doesn’t count as down payment cash. It may count in other ways, such as reserves, but check the program.

The path is simple:

1. Place the sale and save the trade confirmation.

2. Wait for the sale to settle.

3. Transfer the proceeds to your own bank account.

4. Keep the bank statement showing the deposit.

5. Move funds to escrow from that account.

Restricted stock, unvested shares and RSUs are typically not accepted until they are vested and sold. Some lenders also apply a haircut to market value when stock is counted toward reserves. Don’t plan a down payment around a discounted number without confirming the program.

Sell early. A deposit that lands the week before escrow funds invites questions that a deposit sitting on two statements does not.

How Do You Use Crypto?

Convert it to dollars through a regulated exchange, withdraw to your bank, and let the statement show the deposit. Programs vary on crypto. Some exclude it, and cold-wallet holdings are hard to verify. Converting is the safer route.

The paper trail looks like this:

1. Export the full exchange transaction history.

2. Record the sale: date, units sold, and dollar value.

3. Withdraw the dollars to your bank account.

4. Keep the statement showing the deposit.

5. If the coins started in a self-custody wallet, keep proof you control that wallet and the transfer to the exchange.

The IRS says digital assets are treated as property and expects records of the sale date, units, fair market value and basis. Those same records build the lender’s trail, so keep them in one folder.

A sale is what creates a gain or loss, as the Taxpayer Advocate Service explains, so after-tax proceeds are what you can actually put down; tax treatment varies, so consult a qualified professional.

Leaving crypto in a wallet and calling it “assets” does not work as a down payment. Convert first.

What Does the Documentation Checklist Look Like?

Bring statements and confirmations that connect each source to the deposit. Underwriters usually read the most recent bank statements and flag any large deposit without a clear origin.

  • All sources: recent bank statements for the receiving account, plus a written explanation for any large deposit.
  • Business funds: ownership proof, CPA or tax-preparer letter, and co-owner consent if required.
  • Stock: brokerage statements before and after the sale, sale confirmation, and transfer record.
  • Crypto: exchange history, sale record, withdrawal record, and the bank deposit.
  • Foreign nationals: expect heavier sourcing documentation and a longer paper trail.

Lendmire’s piece How a P&L Loan Lender Documents the Source of Down Payment Funds shows what the review looks like on that product. It is a close cousin, though the DSCR income test is different.

What Is the Order of Operations?

Work backward from escrow and finish moving money well before underwriting starts. The goal is to have every transfer already visible on a statement before the file is reviewed.

1. Confirm the program’s asset rules with your broker before you sell anything.

2. Sell stock or crypto and let the sales settle.

3. Move proceeds to your personal bank account.

4. Take business distributions and document them.

5. Stop shuffling money between accounts. Every extra transfer adds an explanation you must write.

6. Send escrow funds from the account the file documents.

Skip round-number transfers across several accounts and commingled personal and business money. Those are the habits that turn a clean file into a list of conditions.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Does a Mixed-Source Down Payment Look Like?

A mixed file works when every slice has its own paper trail. Run the numbers on a purchase at 75% LTV, which means the borrower puts 25% down, subject to lender guidelines.

Say that 25% comes from three places. About half is a documented distribution from a business the investor owns. About a third is a brokerage sale. The rest is crypto sold on an exchange.

  • Business slice: ownership letter, CPA letter, distribution record, deposit into the personal account.
  • Brokerage slice: sale confirmation, settlement, transfer, deposit.
  • Crypto slice: exchange history, withdrawal, deposit.

All three land in one personal account. The bank statements show three clean deposits, each matching a source document. The reviewer sees ownership, origin and no borrowed money.

Reserves are separate. Across the network, reserves are commonly around 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived. Reserves vary by lender, leverage, loan size and transaction type. The same dollar can’t count as down payment and as reserves.

Where Does the General Rule Break?

These edge cases are where files stall, so confirm each one with the program before you act.

  • Borrowed down payments. Money from a business line of credit or a personal loan is treated differently by different programs, and many underwriters scrutinize it. Borrowed money also adds a payment that strains cash flow. Don’t assume it works.
  • Business funds as reserves. Some programs count business account money toward reserves only if you have full access and control. Others don’t count it at all.
  • Assets-only structures. An asset-depletion or assets-only loan follows different rules from a standard DSCR purchase. In some of those structures, business funds and crypto don’t count toward the qualifying pool. Don’t mix the two.
  • Gift funds. Rules differ by program. Some require the borrower to bring a share of their own money. Agency rules for owner-occupied loans are not a DSCR rule.
  • Restricted stock. Unvested shares and RSUs are typically not accepted.
  • Cold-wallet crypto. If the lender can’t verify it, it doesn’t count until it is converted and deposited.

How Does the Down Payment Affect Coverage?

More cash down means a smaller loan, a smaller payment and a stronger DSCR. On the same rent, 25% down produces a better ratio than 20% down. That can matter on a borderline file. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

DSCR compares rent to PITIA: principal, interest, taxes, insurance and any HOA dues. Per background on the ratio, a result below 1 means the income doesn’t cover the debt, and above 1 means it does. Across the network, 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

A bigger down payment does not erase the rest of the file. Credit still matters: a 620 floor exists in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest leverage tiers. Reserve rules, loan size limits and property eligibility still apply. Manufactured homes, log homes and barndominiums are not offered in these programs.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the ratio. The strongest files clear two tests: enough equity and enough rental coverage.

If you would rather recycle equity than sell assets, Lendmire’s cash-out refinance page explains how DSCR cash-out refinance works on an investment property. Cash-out tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Key Terms Defined

Sourced funds: Money whose origin you can prove with documents from the original asset to the bank deposit.

Seasoned funds: Money that has sat in your account long enough that it no longer looks like a fresh, unexplained deposit.

Liquidation: Selling a stock or crypto position and converting it to dollars.

PITIA: Principal, interest, taxes, insurance and association dues, the monthly obligation rent is measured against.

Reserves: Liquid assets left in your account after closing, held on top of the down payment and closing costs.

Large deposit: Any deposit big enough that the underwriter will ask where it came from.

Frequently Asked Questions

Can I send crypto straight to escrow?

Generally no. Convert it to dollars, withdraw to your bank, and fund escrow from the bank account. The conversion creates the documented trail the reviewer needs. Programs vary, so confirm with your broker before you sell.

Do I need to season the money?

Many programs want funds to sit in your account rather than arrive just before review, and large deposits get questioned. The exact expectation varies by lender. Selling early and moving the money once keeps the statements clean.

Can I borrow the down payment against the business?

It depends on the program. Some treat a loan-funded down payment as a problem, and borrowed money adds a payment of its own. A documented distribution of your own money is the cleaner path.

Can the same money cover reserves and the down payment?

No. Reserves sit on top of the down payment and closing costs. Across the network they are commonly around 6 months of PITIA, with variations by lender, leverage and loan size.

What if my funds are mostly in foreign accounts?

Expect heavier sourcing documentation and more questions about how the money moved. Start the paper trail early and ask your broker what the program requires before you transfer anything.
