How a Super Jumbo DSCR Loan Works From Application to Closing

How a Super Jumbo DSCR Loan Works From Application to Closing

The Quick Read: A super jumbo DSCR loan is a large-balance investor loan reviewed mainly on whether the property’s rent covers its monthly obligation, and it moves through the same stages as a standard DSCR file with deeper review at each one: fit check, application, appraisal, coverage test, underwriting, title and insurance, and signing. The rent-versus-payment math does not change with size. What changes is leverage, credit, reserves and the number of appraisals.

  • The standard program stops at $3,000,000. The wider ladder reaches $10,000,000 through select wholesale programs, subject to underwriting.
  • Leverage steps down as the loan grows: 80% on an investment-property purchase to $1,000,000, then 75%, 65% and 60% at the top.
  • Above $2,000,000 you get two appraisals. Above $4,000,000 every request is reviewed case by case before submission, on purchase or rate-and-term only.
  • Six months of reserves on the subject property is typical, and twelve for first-time investors.
  • Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Nothing here is a commitment to lend.

Key Terms Defined

Super jumbo is an informal label for a loan above the size where a lender’s standard grid ends. No agency or regulator defines it. Each lender draws its own line, and in the network Lendmire places files with, that line sits above $3,000,000.

DSCR (debt service coverage ratio) is the property’s gross monthly rent divided by its full monthly obligation. A result of 1.00 means rent equals the payment.

PITIA stands for principal, interest, taxes, insurance and association dues. ITIA drops the principal, and lenders use it when the loan is interest-only.

LTV (loan-to-value) is the loan amount as a percentage of the property’s appraised value or price.

Reserves are liquid funds left after closing. They are counted in months of PITIA.

Rent schedule is the appraiser’s opinion of market rent for the property.

Vesting is how title is held, such as in your name or an LLC.

Personal guaranty is your signed promise to stand behind the loan even when an entity is the borrower.

Clear to close means underwriting has signed off and only closing items remain.

The Process at a Glance

Every file follows the same sequence. Here is the version you can screen against your own deal:

1. Confirm the deal fits: investment use, one to four units, loan size band.

2. Submit the application and authorize a credit pull.

3. Assemble the entity and document package.

4. Order the appraisal, which produces value and a rent opinion.

5. Run the coverage test on rent versus the full monthly obligation.

6. Underwrite the file, then clear conditions.

7. Order title and insurance in parallel with everything above.

8. Review final terms.

9. Sign, fund and record.

Pre-qualification is a conversation about whether a scenario fits. Pre-approval is a credit-backed view of that scenario. Conditional approval means underwriting wants specific items. Clear to close means those items are satisfied. A strong early ratio never replaces the rest of the review.

Step One: The Fit Check

Before you apply, confirm four facts. The property must be a non-owner-occupied investment property of one to four units. The transaction is a purchase, rate-and-term refinance or cash-out. The loan amount lands inside the ladder below. And the borrower, you or your entity, is comfortable carrying a personal guaranty.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The size band you land in drives everything. The bands are loan amounts, not purchase prices. Multiply price by leverage first, then read the band for that loan. Experienced portfolio investors should note that programs allow up to 20 financed properties, and the network does not add reserves for the other loans you carry.

Step Two: Application, Credit and the Document Package

The application itself is short. You provide the address or contract, entity details if you are vesting in an LLC, and authorization to pull credit. You do not hand over traditional personal-income documentation, because the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, appraisal, entity paperwork and property review all remain.

The credit floor is 660 on loans to $3,000,000. Above $3,000,000 the super jumbo overlay raises it to 700, with a clean mortgage history (0x30x24), 48-month seasoning after any credit event, and US citizens or permanent residents only.

Entity vesting is welcome, subject to lender program eligibility, though layered entities are not. Most stalls come from paperwork, not math:

Item Why it’s needed Common stall
Entity documents Prove who can sign Operating agreement lacks authority
Government ID Identify guarantor Name mismatch across papers
Contract or address Define the deal Amendments not forwarded
Reserve statements Prove liquidity Large deposits unexplained
Lease or rent evidence Support rent Lease above market rent

Large balances draw closer attention to where your cash came from. Cash-out proceeds never count toward reserves on loans above $3,000,000.

How Much Can You Borrow at Each Size?

Leverage falls as the loan grows, and the top cells need stronger credit. The table shows ceilings at coverage of 1.00 or higher for standard long-term-rental investment property. Every figure is a ceiling through select wholesale programs, subject to underwriting.

Loan band Purchase Rate-and-term Cash-out
$150K–$1M 80% 80% 75%
$1M–$1.5M 75% 75% 70%
$1.5M–$2M 75% 75% 60%
$2M–$3M 75% 75% 60%
$3M–$4M 65% 65% —
$4M–$6M 60% (on review) 60% (on review) —
$6M–$10M 60% (on review) 60% (on review) —

The score each top cell needs differs from the floor. The 80% cell needs 660 or better. The $1,000,000 to $1,500,000 band needs 700 for its top cell. From $1,500,000 to $3,000,000 the top cell needs 720. Above $3,000,000 it needs 700. A lower score takes a lower leverage cell inside the same band.

Coverage below 1.00 is a real path through select programs, with LTV and terms adjusted, subject to underwriting. Full leverage goes to files at 1.00 or better.

Step Three: The Appraisal and the Rent Schedule

The appraisal produces two numbers that drive two different tests. Value drives LTV. The rent opinion drives coverage. A low report hurts both at once.

The appraiser completes a market-rent schedule. That is Form 1007 on a single-unit property and Form 1025 on two to four units. On an occupied property, many programs use the lower of the lease rent and the appraised market rent. A lease above market is usually capped at the market figure. A vacant property has only the appraiser’s rent opinion to work with.

Above $2,000,000 you get two appraisals. Comparable sales are thin at the top of the market, and a second opinion gives the lender a cross-check. A second report is not a second chance. Both go to the lender, which decides how to reconcile them, and the lower value commonly sizes the loan.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Step Four: The Coverage Test, Worked Through

Run the formula this way: gross monthly rent divided by PITIA. On an interest-only structure the divisor is ITIA, so coverage looks stronger for the same rent.

Here is an illustrative scenario with modeled assumptions, not market data. Picture a luxury rental purchase where the loan lands in the $3,000,000 to $4,000,000 band.

  • Leverage on the ladder: 65% on an investment-property purchase, subject to underwriting.
  • Credit that cell needs: 700 or better.
  • Appraisals: two.
  • Reserves: six months of PITIA on the subject property.
  • Modeled coverage: roughly 1.2x on appraised market rent.

At that coverage the file sits above the 1.00 benchmark. It still faces appraisal reconciliation, reserve review and entity checks. If the appraiser’s rent opinion came in lower, coverage could slide toward 1.0x without any change to your lease.

Compare ratio definitions when you gather quotes. Gross rent over PITIA is not the same as net operating income over debt service, which commercial lenders use. Make sure two quotes use the same ratio before you compare them.

Step Five: Underwriting and Conditions

Underwriting checks rent, the full obligation, credit, reserves, entity authority, title and insurance. Conditions follow. Typical ones are an updated bank statement, a corrected entity document, a lease copy or a title clean-up item.

Reserves are six months of PITIA on the subject property, or ITIA on interest-only, and twelve months for first-time investors. Documents go stale. A statement that was current at application may need refreshing before clear to close, so answer conditions fully and in order.

Step Six: Title, Insurance and the Closing Table

Order title and insurance while the appraisal is underway. They sit alongside the appraisal on the critical path, and insurance availability occasionally forces a change of carrier.

At the closing table you sign the note, the security instrument and the guaranty. Funds wire to the title or closing agent, and the deed records in your vesting name. Because DSCR loans are business-purpose, they are exempt from TRID, so the consumer Loan Estimate and Closing Disclosure do not apply. That does not make the file informal. The lender’s own disclosures, title work and entity paperwork all still apply.

A regulator’s handbook lists factors for judging business purpose, including the loan size, the income the property generates and documentation of how proceeds are used. Keep your paperwork consistent with an investment use.

The Critical Path: Who Does What

The appraisal is the longest dependency, so everything else runs beside it. You supply entity papers, reserves and a clean guaranty. The broker packages the file and matches it to a lender in the network. The appraisers deliver value and rent. The processor and underwriter chase conditions. The title agent clears vesting and wires. No step should wait on another unless it truly depends on it.

Where the General Rule Breaks

Short-term rentals. The rent forms were built for monthly leases. Short-term-rental files qualify on documented operating history, at 80% of gross, with coverage of 1.00 or higher. Loans stop at $2,000,000 and investors need experience owning income property. A refinance uses twelve months of operating history. A purchase uses the appraisal’s short-term-rent analysis. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Cash-out. Proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above that. Nothing is available above $3,000,000, and credit of 680 or below faces no cash-out above $1,500,000. Lendmire’s walkthrough of how a super jumbo DSCR cash-out refinance works from appraisal to proceeds covers that path in full. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Condos and rural property. Non-warrantable condos run to 75% and $1,500,000. Rural collateral of five acres or less is available to 75% only on loans at or below $3,000,000. Acreage reaches twenty acres on loans to $3,000,000, but above $3,000,000: no rural property, and no more than ten acres on a non-rural one.

Agency contrast. The conforming limit caps what Fannie Mae and Freddie Mac may buy, with the current baseline one-unit figure at $832,750 and a high-cost ceiling of $1,249,125, a 3.25% increase as reported by trade press. A DSCR loan is not an agency product, so the lender sets the size. Your guide to how this differs from a traditional jumbo is Lendmire’s piece DSCR Loan Vs Jumbo Loan For Investment Property.

Where super jumbo files stall. Four causes recur across the network: operating agreements that do not give a signer authority, unexplained large deposits, documents going stale, and a rent opinion that undercuts a strong lease. Each has the same fix: gather the proof before you apply.

After Funding

Once the loan funds, the interest-only runway matters. Programs offer a 120-month interest-only period on 30- and 40-year terms, at 75% maximum leverage, qualified on ITIA. When principal begins, the obligation rises and coverage tightens. Recheck coverage against the rent you actually collect well before that date. The complete DSCR loans guide walks through the structures behind that decision.

Frequently Asked Questions

What credit score does a super jumbo DSCR loan need?

The floor is 660 on loans to $3,000,000 and 700 above that, with clean recent mortgage history on the larger loans. Top leverage in each band needs more than the floor: 700 in the $1,000,000 to $1,500,000 band and 720 from $1,500,000 to $3,000,000. All of it is subject to underwriting.

Does a super jumbo DSCR loan require two appraisals?

Yes, above $2,000,000. Both reports go to the lender, which decides how to reconcile value and rent. A second report is a cross-check, not a replacement.

Can I take cash out on a super jumbo DSCR loan?

Up to $3,000,000, yes, with limits. Above $3,000,000 there is no cash-out, and cash-out never counts toward reserves. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Can I buy the property in an LLC?

Entity vesting is welcome, subject to program terms, though layered entities are not. The file needs the operating agreement and authority to sign, and you still sign a personal guaranty.

Do short-term rentals qualify at this size?

They can, to $2,000,000, with coverage of 1.00 or higher and documented operating history at 80% of gross. Municipal permission must be documented for the specific property, and local rules change.
