The Quick Read: The right provider for a DSCR cash-out refinance depends on your property, credit profile, and how much leverage you need, so a ranked list of company names can’t answer the question. Lendmire is a mortgage broker that matches each file to a program across its wholesale lender network. Typical program guidelines look like this:
- Cash-out on a standard rental typically tops out around 75% LTV.
- About 6 months of ownership (seasoning) is the common expectation.
- Coverage of 1.00 is where select programs start, and stronger ratios open better terms.
- Credit floors begin around 620, with most programs wanting about 660.
- Reserves commonly run about 6 months of PITIA, stepping up on larger loans.
The cash you pull out is not the cash you keep. Payoff, costs, and reserves come out first.

What Is a DSCR Cash-Out Refinance?
A DSCR cash-out refinance replaces the current loan on a rental with a larger one and sends the difference to you. The new loan is sized on appraised value, and the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Personal W-2s and DTI are not the center of the file.
Investors use the cash as the down payment on the next rental. That is the whole strategy: equity trapped in one property becomes the entry ticket to another. Our complete DSCR loans guide covers the loan family in full.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Why “Top Providers” Is the Wrong Question
The best program for your situation depends on property type, credit, leverage, and reserves. A single lender’s page shows you one set of guidelines. A broker sees many.
Across a wholesale network, the guidelines differ in real ways. Some lenders want more seasoning. Some cap leverage lower on certain property types. Reserve requirements and how they scale with loan size can also vary from one program to the next. Lendmire does not rank or name those lenders. Instead, it matches your scenario to the program whose rules fit it. The lenders that write your deal depend on your numbers, not on a league table.
Here is what to compare in any provider:
| Factor | What to ask |
|---|---|
| Leverage cap | What is the cash-out LTV for my property type? |
| Seasoning | How long must I hold title first? |
| Coverage floor | What DSCR does the program start at? |
| Reserves | How many months, and do they change with loan size? |
| Prepayment terms | What is the structure and for how long? |
| Property limits | Is my property type eligible at all? |
How Underwriting Treats a Cash-Out, Step by Step
1. The file is classified. Any refinance that returns cash beyond payoff and costs is cash-out. It carries a lower leverage ceiling than a rate-and-term refinance, which returns no meaningful cash. Across the network, the cash-out ceiling is about 75% LTV on a standard rental, while rate-and-term on an investment property can reach 85%. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
2. Seasoning is checked. Most programs expect about 6 months of ownership, measured from title recording. Inside that window, some lenders size the loan on your cost basis plus documented improvements rather than on a new appraisal. A recent all-cash buyer may find that delayed-financing treatment applies, depending on the lender.
3. The appraisal sets two numbers. The appraiser reports value, which sets the LTV. Market rent is reported as well, and that rent becomes the numerator of the coverage test.
4. Coverage is tested on the new balance. DSCR is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. Cash-out raises the balance, so coverage falls with every dollar you take. Test the post-refinance loan, not the one you hold today.
5. Credit and reserves are reviewed. Credit floors start around 620 in parts of the network. Most programs want about 660, and 700 and above unlocks the strongest leverage tiers. Reserves commonly run about 6 months of PITIA, and about 9 months on loans above $1,500,000. Some lenders let cash-out proceeds count toward reserves, though that varies by program.
6. Vesting and net proceeds close it out. Title can often be held personally or in an LLC, subject to program terms. Then payoff, closing costs, reserves, and any prepayment charge on the old loan come off the top. Maximum LTV is a ceiling, not a deposit.
The Structures That Exist
The spine of the market is the 30-year fixed. Select lenders in the network also offer extended 40-year terms and interest-only periods, and ARM structures exist for investors who want them. Loan sizes run up to $3,000,000 on standard programs, with smaller balances available through select lenders. The largest loans are the exception to that flexibility: above $2,500,000, the network generally holds to 30-year fixed structures, so longer terms and interest-only periods apply to loans below that size.
Prepayment penalties commonly attach to DSCR loans and can lock you in for several years. If you plan to refinance again, model that cost before you sign.
Where the General Rule Breaks
Coverage below 1.00. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. That is a different route, not a lower floor on the same program. If you need it because every property you’re pricing falls short, that is often a sign to revisit the property rather than the loan type.
No-ratio structures. These are available only through select lenders, generally for borrowers who already own a primary residence. Expect tighter terms.
Short-term rentals. STR cash-out typically tops out around 70% LTV, below the 75% ceiling on standard long-term rentals. Expect a 640+ score and about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
A hard-money or bridge payoff inside the seasoning window. You can do a rate-and-term payoff now and a cash-out later, or wait out the clock. Which is cheaper depends on the cost of the bridge loan and your timeline.
Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.
Larger buildings. DSCR programs are built around small residential properties. Bigger multifamily generally moves to commercial financing.
What the Investor Decision Looks Like
Picture an investor with a free-and-clear rental and a target of a second property. The refinance has to clear two tests at once: enough equity under the 75% ceiling, and enough rent to cover the larger payment. Fail either one and the cash shrinks or disappears.
Then the trade-off. A bigger balance means lower coverage on the refinanced property. The new rental carries its own debt too. Stack two thin-coverage properties and one vacancy hurts. Clearing 1.00 is also not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
A larger down payment on the next purchase can lift that property’s coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. Purchase leverage on the next rental typically lands at 75%-80% LTV, and select high-leverage programs reach 85% with roughly a 700+ score.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Key Terms Defined
DSCR: Monthly rent divided by the full monthly obligation (PITIA) on the property.
PITIA: Principal, interest, taxes, insurance, and association dues combined.
Seasoning: The length of time you have held title before a lender sizes cash-out on appraised value.
LTV: The loan balance divided by the property’s appraised value.
Delayed financing: A structure that lets a documented all-cash buyer recover funds without waiting out full seasoning.
Reserves: Liquid funds held after closing, counted in months of PITIA.
Myths Worth Correcting
Cash-out is not underwriting-free. Rent coverage, credit, reserves, and the appraisal all apply. The 1.25 coverage figure investors hear often comes from commercial-lending content. Many DSCR programs start at 1.00, with 1.25 and above helping pricing and leverage. And a property that cash-flows today may not qualify after cash-out, because the balance rises.
On the legal side, credit for non-owner-occupied rentals is generally treated as business-purpose. The CFPB’s exam procedures say so, and the CFPB’s Regulation Z text carries the business-purpose exemption. That is why these are non-QM investor products, and why they sit outside consumer disclosure regimes.
Frequently Asked Questions
How much can I pull out of a rental?
It depends on appraised value, the 75% LTV ceiling on standard rentals, your payoff, and the coverage the larger loan produces. Costs and reserves reduce what reaches you. Cash-out does not guarantee cash. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Can I refinance right after buying?
Usually not on appraised value. About 6 months of seasoning is the common expectation. Inside that window, sizing often follows cost basis, and delayed financing may apply for a documented cash buyer.
Does my LLC matter?
Vesting is often allowed individually or in an LLC, subject to program terms and lender requirements. Your broker can confirm which programs fit your ownership structure.
What if my rent doesn’t reach 1.00?
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Reserves and pricing may differ from a standard file.
Can I use cash-out for the down payment on another rental?
Yes, many investors use proceeds this way, provided the loan qualifies. Keep the proceeds documented, and size them to cover the down payment, closing costs, and reserves on the new property.
