The Quick Read: The right provider for a DSCR HELOC on your old home depends on whether the house is leased, how much you still owe on the first mortgage, your credit score, and how much equity you want to reach, so a broker that shops several wholesale lenders can match the file to a program.
- A DSCR HELOC is a line of credit on a rental you keep. It qualifies primarily on the property’s rental income covering the payment, subject to lender guidelines.
- Your old home must be a leased, non-owner-occupied one-to-four-unit rental before the line is possible.
- On a second lien behind your first mortgage, combined leverage tops out at 70% through select programs, at a 720 credit score or better.
- The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Why “Top DSCR HELOC Providers” Is the Wrong Question
No neutral body ranks DSCR HELOC lenders, so a ranked list has nothing solid behind it.
Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and does not name or rank them. What differs from one lender to the next is the guideline fit: property type, lien position, credit tier, valuation path and how much equity you want to reach. The best program for your situation is the one whose rules match your house, not the one with the loudest marketing.
So this article does something more useful. It shows how these lines are underwritten, where they break, and what to ask before you apply. If you want the wider background first, Lendmire’s complete DSCR loans guide covers the loan family this line sits beside.
Key Terms Defined
DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment. A result of 1.10x means rent is 110% of that payment.
HELOC: A home equity line of credit, a revolving line secured by property you own.
Lien position: Your place in line for repayment. A second lien sits behind your first mortgage. A first lien has nothing ahead of it.
CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value. On a first lien with no mortgage, the same idea is called LTV.
Seasoning: The waiting period a lender wants after you buy or refinance a property before it will lend against it.
Draw period: The stretch when you can borrow from the line. Repayment follows it.
What a DSCR HELOC Actually Is
A DSCR HELOC is a revolving line secured by a rental you keep. It is written as a standalone second lien behind the first mortgage you already have. On a rental with no mortgage, it can be a standalone first lien.
Three things it is not. It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home.
The rent drives lender review. The file holds the lease, the credit report and the valuation. It does not hold tax returns, W-2s or pay stubs, and no personal debt-to-income ratio is calculated. That is not a no-documents loan. The rental’s income, the lease and your credit are all documented, subject to lender guidelines.
The line can also sit in your LLC, which matters if you plan to add rentals later. The members sign as guarantors. Whether that structure fits depends on program terms.
Does Your Old Home Count as a Rental?
Only once it behaves like one. The house must be a non-owner-occupied one-to-four-unit property, with a tenant and a lease in place.
If you still live there, this product is off the table. A home equity line on the house you live in is a different, owner-occupied product, and it puts your residence at risk. If you live in one unit of a duplex, neither this line nor a DSCR cash-out refinance applies. You need owner-occupied financing.
One order-of-operations trap catches first-time landlords. Some owners open a line on the house while living in it, then move out and rent it. Your mortgage terms generally expect you to live in the home, and renting it after opening a primary-residence line may breach those terms. The lender decides whether a property is a primary home, a second home or an investment property. Read your current mortgage documents before you move out.
How Underwriting Treats the File, Step by Step
1. Rent is set. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property can have at most one vacant unit.
2. The payment is stressed. The lender does not test your actual draw. It tests a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. That payment is principal and interest only, with taxes and insurance outside it. Minimum coverage is 1.10x.
Because the test runs on the entire credit limit, a bigger line means a bigger stress payment, so the line size you want must fit the rent. At least 80% of the line is drawn at closing, but the stress payment still counts the whole limit. How the lender treats the first-mortgage payment in a second-lien calculation varies, so confirm that on your file.
3. Leverage is capped. On a second lien, combined leverage reaches 70% CLTV at a 720 credit score or better, on lines from $50,000 to $500,000. Below 720 there is no second-lien tier. On a first lien, a rental with no mortgage can reach 75% LTV at 740 or better and 70% LTV from 700 to 739, on lines to $500,000. Larger first-lien lines, up to $1,000,000, carry a 65% LTV ceiling at 720 or better. All of this is subject to underwriting. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
4. The property is valued. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.
5. Credit is checked. The credit tier comes from the lender’s own report. There should be no 30-day mortgage late in the last 12 months. Programs want 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves are required.
6. Seasoning is applied. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
A Worked Example With Ratios Only
Say your old home is worth a round number and your first mortgage is about half of that value. The 70% CLTV ceiling leaves room for a line worth roughly 20% of the home’s value, if credit sits at 720 or better. That is the ceiling. Appraisal and underwriting set the real number.
Now test the rent. Suppose the lease and the appraisal’s market rent land close together, and the rent covers the stress payment on that full line at about 1.2x. That clears the 1.10x minimum. If rent covered it at roughly 1.0x, the line would likely need to be smaller to pass, because the test runs on the whole limit.
This is illustrative arithmetic. The lender’s own calculation governs.
Which Stage Are You In?
| Your situation | What it means | Next step |
|---|---|---|
| Still living in the house | Not a rental yet | Plan the move and the lease first |
| Lease signed, recently bought or refinanced | Seasoning may apply | Count the 6-month clocks |
| Rented, seasoning met, first mortgage kept | Second-lien fit | Check credit, CLTV and rent coverage |
| Rented, no mortgage | First-lien fit | Check the credit tier and LTV |
How Each Tool Differs
| Factor | DSCR HELOC | DSCR cash-out refinance | Primary-home HELOC |
|---|---|---|---|
| Property | Leased rental | Rental | Home you live in |
| First mortgage | Stays in place | Replaced | Stays in place |
| Qualified on | Rental income | Rental income | Personal income |
| Funding shape | At least 80% drawn at closing | One lump sum | Varies by lender |
Any product that pays off your first mortgage works like a cash-out refinance, whatever its name. Some items sold as a DSCR HELOC are actually closed-end seconds that pay one fixed amount. Ask whether the product is revolving and what it does with your first mortgage. The Draw Rules Change How You Should Think About It
This is not a standby reserve. Lines start at $50,000. At least 80% is drawn at closing, and the closing draw is never under $50,000. On the smallest lines, the whole line is drawn at closing.
Later draws are at least $5,000 each. You get a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable, so the payment can move over the life of the line. Rent that covers the stress test today does not remove that risk.
If you want the broader mechanics, Lendmire’s article on how an investment property HELOC works for a first-time landlord covers the same family from another angle.
Where the Rule Breaks
No tenant yet. A line needs a lease. A house sitting vacant after you move out does not qualify.
Listed for sale. A property listed for sale in the prior 2 months is not eligible.
Property types outside the lane. Check the property type before anything else, since several are excluded outright, including row homes, condotels and mixed-use buildings. A solar lien also blocks the file.
Soft markets. A declining-market flag lowers the leverage ceiling by 5 points.
Credit below 720 with a first mortgage. A second lien needs 720. A 700 score opens only the first-lien tier, which exists only on a rental with no mortgage.
Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.
Big cash needs. If your first mortgage is not worth keeping, or you want more than the combined cap allows, a DSCR cash-out refinance usually fits better. A prior cash-out on the property can also leave no room under the cap.
Limits per borrower. The program allows at most 5 loans or $2,500,000 per borrower.
Order of Operations for the Next Purchase
The line must exist before you go under contract on the next property, because it is never closed with a purchase. For a first-time landlord, that means the old home first becomes a seasoned, leased rental. Then the line opens. Then you shop for the next property.
You are borrowing against equity in a house you already own. Do not count on drawing from a property you have not bought.
Tax Points to Raise With a Professional
Selling the old home later brings a tax question: the IRS home-sale exclusion has ownership and use tests over the five years before a sale. Separately, depreciation on a converted home begins when it is placed in service as a rental. Tax treatment varies; consult a qualified professional.
How to Pick the Right Fit Through a Broker
Because no ranking exists, use questions. A broker that shops multiple wholesale lenders can answer these for your file:
- Is the line a revolving second lien, or a closed-end second?
- What lien position and combined leverage does the program allow for my credit tier?
- How does the lender treat the first-mortgage payment in its coverage calculation?
- Which valuation path applies to the line size I want?
- Is my property type eligible, and is the program offered in my state?
- What are the seasoning clocks, and does my timeline clear them?
Program terms change, and every file is underwritten individually. Treat these answers as a starting point, subject to lender guidelines and not a commitment to lend.
Frequently Asked Questions
Can I use a DSCR HELOC on the home I still live in?
No. The line is only for non-owner-occupied one-to-four-unit rentals, never your own home or a second home. If you live there, a primary-residence home equity line is the owner-occupied route. That product is a different one, qualified on your personal income.
Is there a waiting period after I buy or refinance?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). A new landlord who just refinanced the old home may need to wait before applying.
Do I need a tenant before I apply?
Yes. A lease in place is required, and a two-to-four-unit property can have at most one vacant unit.
Can my LLC hold title?
Yes, on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
Is the program available everywhere?
No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. State availability is checked before a file is placed.
