Banks That Offer an Investment Property HELOC on an Airbnb You Hold as an Investment

Banks That Offer an Investment Property HELOC on an Airbnb You Hold as an Investment

The Quick Read: Few banks write a home equity line secured by a rental, and an Airbnb narrows the field further, because lenders decide the answer from how they classify the property’s occupancy, how it is titled, and what your personal credit and debt load look like rather than from the listing’s bookings. Lendmire is a mortgage broker, so the useful question is which lender programs fit your file.

  • Large retail banks usually limit equity lines to the borrower’s own home, so the lenders that write investment-property lines are a smaller group.
  • Across Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV), requires a 700 credit profile, and caps at $500,000.
  • These lines review you personally. A DSCR cash-out refinance reviews the property’s rent against its payment instead.
  • An LLC cannot hold title on these lines, which is a structural problem for Airbnb owners whose property is already in an LLC.
  • Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

What Is a HELOC on an Airbnb You Own as an Investment?

It is a revolving credit line secured by a short-term rental you own but do not live in. You borrow against the equity, which is the property’s value minus what you owe on the first mortgage. The line can sit in second position behind that mortgage or, on some programs, in first position if the property is free and clear.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The lender sees an investment property, not a home. That classification drives everything that follows: the leverage limit, the credit score, the title rules, and whether the lender will write the line at all.

Why Do So Few Banks Offer One?

Most large banks do not offer equity lines on rentals. Investor-education coverage from Lofty says community banks, credit unions, and investor-focused lenders are the likelier sources. NerdWallet adds that not every lender offers these lines and that the qualification rules are stricter than on a primary home.

The reasoning is about risk. A HELOC sits behind the first mortgage, so the lender is paid second if things go wrong. Lenders also assume an owner fights harder to save the house they live in than a rental. Short-term income swings month to month, which adds one more reason for caution.

There is no authoritative national list of which banks write these lines. Any list you find goes stale as lenders change appetite. That is why a broker who shops several wholesale lenders can be more useful than calling banks one at a time.

Lender type Typical stance on rentals Airbnb fit
Large retail banks Often primary home only Usually a no
Community banks, credit unions Sometimes, with local limits Depends on the loan officer
Wholesale lenders via a broker Written to specific program rules Depends on occupancy and title

How Underwriting Treats Your Airbnb, Step by Step

Here is the sequence a lender follows on a file like this.

Step 1: Occupancy classification. The lender decides whether the property is a primary home, a second home, or an investment property. A rental you hold for income is an investment file. Do not try to describe an Airbnb as something else. Ask the lender how it classifies short-term rentals, and let the answer decide whether to continue.

Step 2: Lien position and equity. The line is a standalone line in first or second lien position. If you already have a first mortgage, the lender subtracts it from the allowed total.

Step 3: Combined leverage. The lender adds every lien and divides by the property’s value. On Lendmire’s network, an investment-property line caps at 70% CLTV, whether your credit profile is 700 or 720. Above 700, higher credit does not buy more leverage.

Step 4: Personal underwriting. These lines review you. The network looks at a debt-to-income ratio (DTI) up to 50%, and it tests that ratio on the interest-only payment at the maximum draw. So the lender assumes you borrow the full line, even if you plan to borrow less.

Step 5: Valuation. Because an investment line cannot exceed $500,000, it is structurally in the automated-valuation lane. It commonly closes with no traditional appraisal, though a borrower can request a full appraisal.

Step 6: Title check. The property must be held by you personally or in a revocable living trust. More on that below.

How Much Can You Borrow? A Worked Equity Example

Start with percentages. Say your Airbnb is worth 100 units of value, and the first mortgage balance is 50 of those units, or 50% of the property’s value. The 70% CLTV ceiling leaves room for a line equal to 20% of the property’s value. If the first mortgage is 65% of value, only 5% remains, and the line may be too small to be worth opening, since lines start at $25,000.

Market-wide figures run a little higher. Market surveys report combined limits of 70% to 80% and credit expectations of roughly 700 to 720 on investment-property lines, per Lofty. Lendmire’s network is narrower: 70% CLTV on an investment property, a 700 minimum, and a $500,000 maximum line, all subject to lender guidelines.

Three structural details matter here:

  • At least 75% of the line is drawn at closing, so you cannot open a large line and leave it untouched.
  • Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment.
  • Pricing floats through both the draw and the repayment period on this program and does not convert to fixed.

Does Airbnb Income Help You Qualify?

On a bank-style line, income counts when you can document it. That usually means tax returns, platform payout records, and bank deposits. Many underwriters read income after expenses, and some discount short-term income because it swings. Gross bookings alone do not qualify you. How a given lender counts rental income varies, so ask before you apply.

A DSCR loan works differently. The debt service coverage ratio compares the property’s rent to its monthly principal, interest, taxes, insurance, and any HOA dues (PITIA). A lender sizes the loan from the rent, not your personal paycheck. That is why many investors with several financed properties, or self-employment income that makes a personal debt ratio tight, look at DSCR products instead. The complete DSCR loans guide explains the full structure.

One caution applies to DSCR math as well. Clearing the coverage test is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

Where the General Rule Breaks

Some Airbnb files fail for structural reasons that have nothing to do with credit.

LLC title. Equity lines on the network cannot be written to an LLC, corporation, partnership, or an irrevocable, blind, or land trust. Only you personally or a revocable living trust can hold title. If your Airbnb is already deeded to an LLC, you need a vesting change or a different product, such as a DSCR cash-out refinance.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agricultural zoning are not eligible. The condotel exclusion catches some vacation condos that operate like hotel rooms. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible.

Exposure limits. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Larger portfolios can run into this limit.

Recent listings. In several states, a property listed for sale, or listed within the past 60 days, is ineligible.

Credit events. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure needs seven years, and a deed-in-lieu, pre-foreclosure, or short sale needs four.

Availability. Lendmire arranges home equity lines in a 16-state footprint. That is narrower than its 41-market DSCR footprint, which includes Washington, D.C.

Local rules. If nightly stays are banned or restricted, the income basis and the lender’s rental-use language can both be affected.

If your Airbnb is a plain long-term-style rental in practice, Lendmire’s piece Banks That Offer an Investment Property HELOC on a Rental Held as a Long-Term Buy and Hold covers that adjacent case.

Which Route Fits: Line on the Rental, Line on Your Home, or DSCR Cash-Out?

An Airbnb owner has three realistic ways to pull cash. Each one reviews a different thing.

Factor HELOC on the rental HELOC on your home DSCR cash-out refinance
What is reviewed You personally You personally The property’s rent
Collateral The Airbnb Your residence The Airbnb
Title Individual or trust Individual or trust LLC possible*
Main limit 70% CLTV, $500,000 Higher CLTV tiers LTV and coverage

*Subject to lender program eligibility.

A line on your own home can reach higher combined leverage than an investment line. On the network, a primary-residence line reaches 90% CLTV only at a 720-or-better credit profile. But it puts your residence at risk for a rental decision, which is a real tradeoff.

A DSCR cash-out refinance replaces the first mortgage with a larger one. On a short-term rental, the cash-out ceiling is around 70% LTV. On a standard long-term rental, it is around 75% LTV. About six months of seasoning is the common expectation. Short-term rental files also expect a 640+ score and about 12 months of hosting history. On a short-term rental refinance, 1.00 coverage is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Purchases on short-term rentals look for 1.10 coverage, so do not blend the two. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

NerdWallet points investors who mostly rent a property toward a DSCR second mortgage or a cash-out refinance for this reason. The right route depends on your first mortgage, your title, and how much cash you need.

What Changes When the Draw Period Ends?

A HELOC has two phases. During the draw period you can borrow up to the limit and make payments. When it ends, borrowing stops and repayment begins. The CFPB notes that payments are often significantly higher in repayment. Its HELOC brochure adds that payments can change even if you do not draw more.

For an Airbnb owner, this matters twice. If occupancy drops, the line payment is still your personal obligation. And the end of interest-only payments can land during a slow season.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Questions to Ask Before You Apply

Ask each lender these in plain words, and ask for the answers in writing:

  • Do you write lines on short-term rentals, or only on long-term leases?
  • How do you classify an Airbnb by occupancy?
  • What combined loan-to-value limit applies to this property type?
  • Do you allow an LLC, or must title be in my name or a revocable trust?
  • How many financed properties or open lines can I have?
  • Do you count short-term income, and how many months of hosting history do you want?
  • Does the line agreement restrict nightly rentals?

What Should You Do After a Decline?

Start by finding out which rule failed. A decline for occupancy classification, a decline for title, and a decline for equity call for three different fixes.

If title is the problem, a DSCR cash-out refinance can work on an LLC-held property, subject to lender program eligibility. If equity is thin, a smaller line or waiting is the honest answer. If your personal debt ratio is the issue, a product that reviews the rent against the payment may fit better. If the property is ineligible, such as a condotel, no line structure will change that.

A broker can place the scenario with the lender whose program matches. The lenders that write these lines depend on the property, the title, and your credit profile. The best program for your situation is rarely the first one you call.

Key Terms Defined

CLTV (combined loan-to-value): Every loan on the property added together, divided by its value.

Lien position: Where a loan stands in line to be repaid. First lien is paid before second lien.

Draw period: The window when you can borrow from the line, usually interest-only on these programs.

Occupancy classification: How a lender labels the property: primary home, second home, or investment.

AVM (automated valuation model): A computer-generated value estimate used instead of a full appraisal.

Vesting: How title is held, such as in your name, in a revocable trust, or in an LLC.

DSCR: A loan ratio that compares the property’s rent to its monthly payment.

Frequently Asked Questions

Can I get an investment property HELOC on an Airbnb at all?

Yes, but with fewer lenders than on a primary home. On Lendmire’s network, an investment line requires a 700 credit profile, caps at 70% CLTV and $500,000, and requires individual or revocable-trust title. Approval is subject to lender guidelines and full file review.

Will a lender count my Airbnb bookings as income?

It depends on the lender and the product. Bank-style lines review you personally, so income generally counts where it is documented, often after expenses. A DSCR loan looks at the property’s rent against its payment instead.

Can my LLC hold the line?

No, not on the equity lines Lendmire arranges. Only an individual or a revocable living trust can hold title. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance, subject to lender program eligibility.

Is a HELOC on the rental or on my home the better choice?

It is a tradeoff. A line on your home can reach higher leverage, but it puts your residence behind the rental’s risk. A line on the rental keeps the risk on the rental but caps at 70% CLTV on the network.

Does a DSCR cash-out refinance work better for a short-term rental?

Often, when title is in an LLC, your personal debt ratio is tight, or you hold several financed properties. Short-term rental cash-out refinances top out around 70% LTV, expect about 12 months of hosting history, and are subject to lender guidelines.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The brokerage works with select wholesale lenders and is not itself the lender, and every file is a request for review rather than a commitment to lend.
