Top DSCR HELOC Providers for Non-QM Rental Investors

Top DSCR HELOC Providers for Non-QM Rental Investors

The Quick Read: The best provider for you depends on your property, your credit, your lien position, and how the title is held, so no single company tops the list. A DSCR HELOC is a revolving line on a rental you keep, qualified on the rent instead of your paycheck. Lendmire is a mortgage broker that matches your file to a wholesale lender whose program fits, subject to lender guidelines.

  • The line sits as a standalone second lien behind your first mortgage, or as a first lien on a rental with no mortgage.
  • The rent qualifies the file: minimum DSCR of 1.10x on a stress payment over the whole line.
  • Leverage tops out at 70% combined loan-to-value on a second lien. On a first lien it tops out at 75% loan-to-value with a 740 score on lines up to $500,000, and at 65% loan-to-value on lines above $500,000.
  • Seasoning, title, property type, and state decide eligibility before the DSCR number does. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

You will not find a ranked list of companies below. A ranking would mislead you, because eligibility turns on facts about your file. What follows explains how these programs work so you can tell which ones fit.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit secured by a rental you already own. The rental’s income, not yours, qualifies the file. The lender looks at whether the rent covers the payment, which is the debt service coverage ratio, or DSCR.

The label gets used loosely. Some people use it for a closed-end second mortgage. Others use it for a bank statement HELOC, which is a different product: it is reviewed on a self-employed owner’s personal deposits. A DSCR HELOC qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Still, the lender reviews credit, title, equity, and value.

Most big banks market HELOCs for primary homes and often decline rentals. NerdWallet says lenders view investment-property lines as higher default risk, so they are harder to get and the requirements are stricter. That gap is why specialty non-QM lenders exist. Non-QM means the loan falls outside the standard rules for agency-style mortgages, so the lender uses other proof of repayment, here the rent.

How Do You Pick a Provider When No List Fits Everyone?

Pick on fit, not on name. Five facts about your file narrow the field: lien position, combined leverage, credit score, how title is held, and property type. A broker that shops several wholesale lenders can test those facts against each program’s rules before you apply.

Those lenders write the product differently, and Lendmire sees many sets of guidelines. The strictest programs want more seasoning, tighter property types, and lower leverage. A broker’s job is to match your scenario to the program whose rules you already meet. The best program for your situation is the one whose limits your file clears.

Ask any provider these questions:

  • Does the line sit in first or second position on my property?
  • Can the LLC stay on title, or must I deed it to myself?
  • What combined leverage applies at my credit score?
  • How does the lender treat the first-mortgage payment in its coverage calculation?
  • What does the valuation require at the line size I want?
  • Does the rental type appear on the eligible list?

How Does Underwriting Treat the Line, Step by Step?

Underwriting runs in a fixed order: collateral, coverage test, leverage, valuation, then credit and title. Here is the sequence across the wholesale programs Lendmire places files with.

Step 1: Collateral. The rental must be non-owner-occupied, one to four units. The line is a standalone second lien or a standalone first lien. It never closes together with a purchase and never sits third.

Step 2: Coverage test. DSCR here is gross monthly rent divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress test on the whole line, drawn or not. Taxes and insurance are not part of the qualifying payment. The minimum is 1.10x, subject to underwriting.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place. A two-to-four-unit property may have at most one vacant unit.

Step 3: Leverage. Lenders measure combined loan-to-value (CLTV): your first-mortgage balance plus the new line, divided by value. On a second lien, CLTV goes up to 70% at a 720 credit score or better, on lines up to $500,000. Below 720 there is no second-lien tier. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Step 4: Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.

Step 5: Credit and title. Mortgage history shows no 30-day late in the last 12 months, and 48 months must pass after a bankruptcy, foreclosure, short sale, or deed-in-lieu. These parameters apply through select programs and are subject to underwriting.

Which Structures Exist?

Two lien positions exist, and they carry different leverage and credit rules. Your existing mortgage decides which one you can use. If you keep a first mortgage, only a second lien is possible. A first lien exists only on a rental with no mortgage.

Factor Second Lien First Lien
Fits Rental with a mortgage Rental with no mortgage
Credit floor 720 700
Leverage Up to 70% CLTV Up to 75% LTV
Line size $50,000 to $500,000 Up to $1,000,000

On a first lien, 75% LTV needs 740 or better on lines up to $500,000. A 700 to 739 score tops out at 70% LTV. Lines above $500,000 run to $1,000,000, and they carry a 65% LTV ceiling at 720 or better. These are ceilings, not offers. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

What Do the Draw Rules Look Like?

The draw period lasts 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.

This line is not a standby reserve. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line funds at closing. Later draws are at least $5,000 each. Plan for interest on most of the line from day one.

The payment steps up when repayment begins, because principal joins the bill. A New Western explainer flags the same payment jump on rental lines. Because the rate is variable, the payment can also move during the draw period, so when you test your next deal’s coverage, use a payment higher than today’s.

Where Does the Rule Break?

Most stalls come from title, seasoning, property type, or state. Meeting the DSCR minimum does not clear any of them. Know these edge cases before you apply.

LLC title. The program allows vesting in your LLC on investment property. Members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. If the rental is held in an LLC, raise that early so the file is set up correctly from the start.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Property type. Single-family, PUD, townhome, two-to-four units, and condominiums are eligible, plus lots up to 10 acres. These are outside the program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien.

Recent rehab. An automated valuation may not capture fresh improvements, so a full appraisal may be the better path. An improvement may support a higher appraised value, depending on comps and underwriter review.

Borrower type. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Exposure. The program allows at most 5 loans or $2,500,000 per borrower.

Location. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. The 15 are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia, and Washington.

Business-purpose status matters too. These are investor loans on non-owner-occupied property, so they are reviewed differently from a standard owner-occupied mortgage. Under Regulation Z’s exemption for business-purpose credit, the loan’s purpose drives treatment, and Compliance Alliance notes the rule looks at loan purpose, not the property’s purpose. Using funds for personal spending can change that classification.

Which Option Fits Which Investor?

The decision is whether to keep your first mortgage or replace it. A line leaves the first mortgage untouched. A cash-out refinance replaces it. If your existing first mortgage carries terms you like, a second lien keeps them. If it does not, run both paths side by side.

Path First Mortgage Structure
DSCR HELOC Stays in place Revolving line, variable rate
DSCR cash-out refinance Replaced Closed-end, new loan
Bank investment HELOC Stays in place Personal income and DTI based
Bank statement HELOC Stays in place Self-employed deposits

The bank products in the last two rows follow their own rules, not this program’s. A DSCR HELOC replaces none of that with a shortcut. It swaps the personal-income calculation for property income.

Picture a landlord with a rental that has a low-cost first mortgage and a lease at market rent. Blending that first mortgage with a variable-rate second may cost more over time than one refinance. Run the combined cost both ways before you choose. Lendmire’s piece Top DSCR HELOC Providers for First-Time Investors With One Rental covers the one-property case.

Key Terms Defined

DSCR: Gross monthly rent divided by the qualifying payment. Above 1.00 means rent exceeds the payment.

CLTV: Combined loan-to-value. The first-mortgage balance plus the new line, divided by value.

Second lien: A loan that sits behind your first mortgage. It is paid second if the property is sold or foreclosed.

Draw period: The 5-year stretch when you pay interest only on what you have drawn.

Non-QM: A loan outside agency-style mortgage rules, qualified on alternative proof such as rent.

Seasoning: The waiting period before a recently bought or refinanced property qualifies.

Frequently Asked Questions

Can an LLC own the rental when I take the line?

Yes, on this program. Vesting in your LLC is allowed on investment property, subject to lender guidelines. Members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Lenders in the market require personal title, so ask before you apply.

How long do I have to own the property first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are subject to underwriting.

Do I need reserves or tax returns?

No reserves and no cash to close are required, subject to lender guidelines. The file is reviewed on the rental’s income: no traditional personal-income documentation, W-2s, or personal income calculation. The lender still reviews the lease, the credit report, and the valuation.

Can I use a line to fund the purchase of my next rental?

Not at the same closing. The line is never closed together with a purchase. It sits on a rental you already own, and once it is open you can use the proceeds for the next deal, subject to the draw rules above.

Is a DSCR HELOC the same as a bank statement HELOC?

No. A DSCR HELOC is reviewed on the property’s rent. A bank statement HELOC qualifies a self-employed owner on personal deposits. The documents, the borrower profile, and the underwriting path all differ.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Whether a line beats a refinance comes down to your first mortgage and your next deal, not to any one provider’s name.
