Top DSCR HELOC Providers on a Short-Term Rental Without Income Verification

Top DSCR HELOC Providers on a Short-Term Rental Without Income Verification

The Quick Read: A ranked list cannot tell you which lender fits, because the answer depends on the rental, your credit, the equity you hold, and how the rent is documented. Lendmire is a mortgage broker that matches a rental to a wholesale DSCR HELOC lender in its network, and these lines qualify on the property’s rent instead of personal income, subject to lender guidelines.

  • The line is a standalone second lien behind the mortgage you keep, or a first lien on a rental with no mortgage.
  • The rent must cover a stress payment on the whole line at 1.10x or better.
  • Second liens reach 70% CLTV at a 720 score; first liens reach 75% LTV at 740 or better.
  • Lines run from $50,000 up to $500,000 (second lien) or $1,000,000 (first lien).
  • Every figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A DSCR HELOC is a revolving line of credit on a rental you already own. The rental’s income qualifies the line, and the file never calculates your personal income. That is the whole idea, and it is why investors with heavy deductions or several properties look at it.

What Is a DSCR HELOC?

A DSCR HELOC is a home equity line on a non-owner-occupied one-to-four-unit rental, secured by that rental. It works two ways. It can be a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never closed with a purchase, never a third lien, and never a line on your own home.

The line is revolving. According to the CFPB, a HELOC is open-end credit that lets you borrow repeatedly against your equity during a draw period, then moves to a repayment period where payments are often significantly higher. This program follows that shape: a 5-year interest-only draw period, a 25-year repayment period, and a 30-year maturity. The rate is variable, and the lender’s disclosures carry the pricing terms.

The title can stay in your LLC, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment.

For the broader picture of how rent-based lending works, see Lendmire’s complete DSCR loans guide.

Does “Without Income Verification” Mean Nothing Is Checked?

No. The phrase is shorthand for no personal income calculation. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You do not submit tax returns, W-2s, or pay stubs, and no debt-to-income ratio is run.

Plenty is still reviewed:

  • Your credit report, which sets your leverage tier
  • The lease in place
  • The valuation of the property
  • Title and hazard insurance

This is why the self-employed and owners with large deductions often look at DSCR lines. Depreciation and write-offs that shrink taxable income do not count against the property’s rent.

How Underwriting Treats the Rent, Step by Step

The coverage test is monthly gross rent divided by a qualifying payment. Here is how the pieces fit.

Step one: the qualifying payment. The payment is fully amortizing and is figured on the entire credit limit, not on what you draw. It uses the start rate plus 2 percentage points. That is a stress payment, so the test is tougher than the interest-only payment you would actually make during the draw period. Taxes and insurance are not part of this qualifying payment. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

Step two: the rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

Step three: the threshold. The program minimum is 1.10x. A line sized to the property’s rent clears it; an oversized line does not, because the test runs on the full limit.

Step four: credit and leverage. Credit tiers set how much you can borrow against value. Details follow below.

Step five: valuation and title. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073, or 1025. Appraisal waivers are not accepted.

Step six: draws. At least 80% of the line is drawn at closing, and the closing draw is never under $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each. The CFPB’s HELOC brochure notes that payments can change even when you draw nothing more, which is worth keeping in mind with a variable-rate line.

A quick illustration, in ratios only. Suppose a rental’s rent used for lender review covers the stress payment on the full limit at about 1.25x. That clears the 1.10x minimum with room. Raise the line size by a third and the same rent lands near 0.94x, which does not clear. Line size is the lever you control.

Short-Term Rental Income: Where the Rule Gets Tight

The rent figure is the biggest swing factor for a short-term rental owner. Under this program, rent used for lender review is tied to the lease and the appraiser’s Form 1007 market rent. Platform history or a third-party projection is not what sets the number on this line.

That matters. A rental that earns well on a nightly basis can show a long-term market rent well below its short-term potential. On paper, a property that would clear 1.00x on nightly income can fall short on a lease-and-market-rent basis. The 1007 is the appraisal’s rent schedule for single-family homes, and the 1025 serves two-to-four-unit properties.

Does that make the program a poor fit for a short-term rental? Not automatically. If the long-term market rent and a lease in place cover the stress payment on a right-sized line, the line can work. If you need nightly income counted at full projection to reach the number, a DSCR term loan on a refinance may use different rent documentation, and a broker can show you both paths.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Leverage and Credit Tiers

Leverage is combined loan-to-value (CLTV) on a second lien, which adds the first-mortgage balance to the new line before dividing by value. On a first lien it is plain LTV.

Position Credit score Maximum leverage Line size
Second lien 720+ 70% CLTV $50,000 to $500,000
First lien 740+ 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720+ 65% LTV $500,000 to $1,000,000

These are ceilings, not offers, and all are subject to underwriting. A declining-market flag lowers the ceiling by 5 points. A 700 to 719 borrower who keeps a first mortgage has no second-lien tier, because the second-lien floor is 720. A first lien exists only on a rental with no mortgage.

Mortgage history matters as well. There can be no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale, or deed-in-lieu. No reserves and no cash to close are required. Each borrower is limited to 5 loans or $2,500,000 with the program.

Seasoning, Property Types, and What Falls Outside

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Eligible properties include single-family homes, PUDs, townhomes, two-to-four-unit properties, and warrantable and non-warrantable condominiums, plus lots up to 10 acres. Outside the program: rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use, commercial or agricultural property, a property listed for sale in the prior 2 months, and a property with a solar lien. Philadelphia lines carry a ceiling 10 points lower. Foreign nationals and ITIN borrowers are not eligible. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are.

How Does Lendmire Fit Into Choosing a Provider?

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and places a file with the program that matches the scenario. The right program depends on the property type, your credit profile, how much leverage you need, and how the rent is supported.

That is why a “top providers” list is the wrong tool here. A rent-qualified line is built for owners whose rental income, not their personal income, should carry the loan, including owners who hold the rental in an LLC. A broker that sees several programs can compare how each treats title, property type, and rent.

Within Lendmire’s network, the programs that write this line differ on details, so a vetting checklist helps. Ask any provider:

  • Is the line truly revolving, or a closed-end second under another name?
  • Which lien position applies to my rental?
  • Is the test run on the full limit or the drawn balance?
  • Which rent counts: the lease, the 1007 market rent, or a projection?
  • Can the LLC stay on title?
  • Does the property type fall inside the program?

Choosing Between a DSCR HELOC and the Alternatives

Factor DSCR HELOC DSCR cash-out refinance Personal-income HELOC
First mortgage Stays in place Replaced Stays in place
Reviewed on Property rent Property rent Your income
Structure Revolving line One-time lump sum Revolving line
Best fit Keep first mortgage, tap equity Reset the whole loan Strong income, one rental

If you hold a first mortgage you like, a line lets you reach equity without replacing it. If you want to restructure the whole debt, a cash-out refinance does that. Lendmire’s piece Top Short-Term Rental Cash-Out Refinance Providers Without Full Income Documentation covers that route.

A personal-income HELOC can be the better call if you have strong documented income and a single rental, since your own file may carry the loan on its own. A DSCR line becomes more practical for entity-owned rentals, self-employed owners, or files where the property’s income is the cleaner basis.

Where the Plan Can Go Wrong

Payment shock at repayment. The qualifying test is stressed, but the shift from interest-only draws to a 25-year amortizing schedule is still a real step up. Plan for it before drawing the line.

An oversized request. The test runs on the whole limit, so asking for more line than the rent supports can push the file below 1.10x.

A rent source mismatch. If the lease or 1007 rent sits below your nightly earnings, the file reads weaker than the business actually is.

A frozen line. HELOCs in general can be reduced or frozen under certain conditions, so do not treat undrawn capacity as guaranteed cash.

Key Terms Defined

DSCR: The debt service coverage ratio, meaning gross monthly rent divided by the qualifying payment.

CLTV: Combined loan-to-value, which adds the first mortgage and the new line, then divides by property value.

Draw period: The 5-year stretch when you can borrow from the line and pay interest only on what you drew.

Repayment period: The 25-year stretch after the draw period when the balance amortizes.

Form 1007: The appraiser’s rent schedule for a single-family rental, used to establish market rent.

Stress payment: The fully amortizing payment on the full limit at the start rate plus 2 percentage points, used only to qualify.

Frequently Asked Questions

Can an LLC hold title to a rental with a DSCR HELOC?

Yes, subject to lender program eligibility. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The property must be an investment property, never an owner-occupied home.

Does the lender look at my tax returns or pay stubs?

No. The line is reviewed on the rental’s income, with no traditional personal-income documentation, W-2s, or personal income calculation, subject to lender guidelines. Your credit report, the lease, the valuation, and title are all still reviewed.

Can I draw only a small part of the line at closing?

No. At least 80% of the line (and never less than $50,000) is drawn at closing. Later draws must be at least $5,000 each.

Where is the program offered?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Foreign nationals and ITIN borrowers are not eligible, and every file is underwritten individually.
