Top DSCR HELOC Providers on a Short-Term Rental

Top DSCR HELOC Providers on a Short-Term Rental

The Quick Read: The best provider for a short-term rental depends on one thing above all: whether the line counts nightly booking income or only lease-based rent. On the programs Lendmire places files with, the line is reviewed on a lease and the appraiser’s market rent, not on Airbnb or Vrbo revenue, and it is a business-purpose line secured by the rental. A broker that shops several wholesale lenders can match your property to the program that fits.

  • The line is a standalone second lien behind your first mortgage, or a first lien on a rental with no mortgage, qualified on the rental’s income and subject to underwriting.
  • A lease in place is required, and nightly platform income alone is not the coverage figure.
  • Coverage is tested at 1.10x on a stress payment across the whole credit limit, not just the drawn balance.
  • If your short-term rental runs on nightly income with no lease, a first-lien DSCR cash-out refinance is often the better tool.
  • Ranking providers by name is the wrong frame, because fit matters more than brand.

Key Terms Defined

DSCR (debt service coverage ratio): the rental’s monthly rent divided by the monthly payment the lender uses to test the loan.

HELOC (home equity line of credit): a revolving line secured by a property. You draw, repay, and draw again during a set window.

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.

Lien position: the order in which lenders get paid if the property is sold. A second lien sits behind the first mortgage.

Form 1007: the appraiser’s rent schedule for single-family homes, which estimates monthly market rent.

Draw period: the stretch of time when you can borrow against the line before repayment begins.

Why There Is No Honest “Top Providers” List

You will not find a trustworthy ranking of DSCR HELOC providers, because the right answer changes with your file. A line that suits a paid-off cabin held in an LLC may not suit a duplex with a low first mortgage and a 700 credit score. Rankings also tend to reward whoever pays for the listing.

Lendmire is a mortgage broker. It works with a network of wholesale lenders and does not lend, underwrite or approve anything itself. That lets it compare programs against your property rather than push one. This product is also narrow. Few lenders write a rent-qualified revolving line on a rental, and fewer handle short-term rentals without conditions.

So the useful question is not who is number one. It is which program accepts your income story, your title, your property type and your leverage need. The rest of this article shows you how to answer it. For the broader picture, Lendmire’s complete DSCR loans guide covers how rent-based investor loans work in general.

What a DSCR HELOC on a Short-Term Rental Actually Is

It is a revolving line secured by a one-to-four-unit rental you do not live in. It is written either as a standalone second lien behind the first mortgage you keep or as a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, never a third lien, and never placed on your own home.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Qualification runs primarily on the property’s rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation: no W-2s, pay stubs or personal debt-to-income calculation. The rent, the lease, your credit report, the title and the valuation are all still documented and reviewed. This is not a no-paperwork loan.

Your LLC can stay on title. The members sign as guarantors, subject to lender program eligibility. If a title holder is not a borrower, that person signs a non-borrowing owner acknowledgment along with the security instrument. The program serves U.S. citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Most programs we place files with are available in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Property and borrower rules apply on top of that.

How Underwriting Treats Short-Term Rental Income

On this kind of line, the rent used for lender review is lease-based and appraisal-based, not platform-based. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.

The reason is mostly about the appraisal form. Fannie Mae’s appraiser guidance says Form 1007 was not designed for short-term rental properties. It needs comparables with monthly lease rates and cannot estimate a nightly fee. McKissock’s appraisal-education blog makes the same point: the form documents monthly rent, not nightly rent or business income, and the lender makes the final income call.

Some programs handle short-term rentals through a separate appraisal addendum. Class Valuation describes a short-term rental projected income analysis built on nightly comparables. That kind of analysis supports term-loan DSCR products. The line described here does not count nightly booking income as the coverage figure.

So the decision splits in two. If your property has, or can sign, a real lease at a realistic rent, the line can work. If your rental earns its money only on nightly bookings, you are usually better served by a different product, covered below.

The Underwriting Steps, Start to Finish

Each step below is subject to underwriting, and the lender’s own calculation governs.

1. Eligibility screen. The lender checks property type, lien position, title and seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

2. Rent determination. The lender takes the lesser of market rent and the lease, with the receipts exception above. A two-to-four-unit property can have at most one vacant unit.

3. Coverage test. Gross monthly rent divided by the qualifying payment must reach at least 1.10x. The qualifying payment is a fully amortizing principal-and-interest payment on the entire credit limit at a stress level above the start rate. Taxes and insurance are not part of it. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because that treatment shapes the real coverage number.

4. Leverage test. The lender adds your first mortgage balance and the new line, then divides by value. More on the caps below.

5. Valuation. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Credit and title. Expect no 30-day mortgage late in the last 12 months and at least 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. A full title policy applies on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

Notice what is missing. No reserves and no cash to close are required, subject to underwriting. Each borrower is limited to 5 loans or $2,500,000 with the program.

Leverage and Line Size: What the Tiers Look Like

Through select programs, a second lien reaches up to 70% CLTV on an investment property at a 720 credit score or better. Lines run from $50,000 up to $500,000. There is no second-lien tier below 720. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

A first lien on a rental with no mortgage has more room:

Line and credit Maximum LTV (first lien)
Up to $500,000, 740 or better 75%
Up to $500,000, 700 to 739 70%
Above $500,000 to $1,000,000, 720 or better 65%

These figures are ceilings, not offers. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower. Hazard insurance must cover both liens, with flood coverage where required.

One point trips up borrowers. If you keep a first mortgage, you can only take a second lien, and that needs a 720 score. A first lien exists only on a rental with no mortgage.

How the Line Behaves After Closing

The line carries a variable rate. You get a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000 each.

This structure matters more than most borrowers expect. The CFPB’s HELOC explainer notes that monthly payments are often significantly higher once repayment begins. In some cases the whole balance can come due at that point. Its consumer material is written for lines on a home, so treat it as the structural template, not the rule for investor lines. Even so, the lesson carries over: model the payment after the interest-only window ends, not just the one you start with.

The lender’s HELOC disclosures spell out the rate and pricing terms. Read them before you sign.

Where the General Rule Breaks

Nightly income and no lease. If you run a cabin or beach condo purely on platform bookings, this line may not fit, because a lease in place is required. Some owners sign a long-term lease and still short-term rent. That is a decision to make with your lender and your own situation, not a workaround to assume.

Newly bought or recently refinanced rentals. The 6-month clocks rule out a freshly acquired property. A short-term rental you just converted from a primary home may also fail the test if the title history does not fit.

Property types that sit outside this lane. Rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use property and commercial or agricultural property are all excluded. So is a property listed for sale in the prior 2 months and one carrying a solar lien. Many short-term rentals are exactly these types, particularly condotels and rural cabins.

Non-warrantable condos. Warrantable and non-warrantable condominiums are eligible property types, but the leverage tiers above govern them like any other property.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Existing first-lien terms. If your short-term rental already carries a DSCR first mortgage, read its terms before adding a second lien. Prepayment and subordination clauses can affect how a new line sits behind it. Have the lender review that on your specific file.

LLC borrowers who want a bank product. Many banks write investment-property lines only to individuals, and large retail lenders seldom write them at all. That is a big reason investors look at DSCR lines, closed-end seconds or cash-out refinancing.

Line, Cash-Out or Something Else? The Decision in Practice

The line keeps your existing first mortgage in place, which matters if its terms are favorable. A cash-out refinance replaces that first mortgage. The line also suits staged spending, such as a renovation done in phases. A cash-out suits one large lump sum.

Here is how the choice usually breaks down:

Your situation Likely fit
Seasoned rental, lease in place, want to keep first mortgage Second-lien DSCR line
Paid-off rental, lease in place, want flexible access First-lien DSCR line
Income comes from nightly bookings with no lease First-lien DSCR cash-out or similar
Rural cabin, condotel or row home Outside this line; look at other structures
Need one big lump sum with no phased draws DSCR cash-out refinance

If you want to understand what counts as rent used for lender review more broadly, Lendmire’s article Top DSCR HELOC Providers When Rental Income Counts Toward Qualifying covers that ground.

Think about cash flow honestly, too. Clearing 1.10x on paper is not the same as profit, because the coverage test leaves out operating costs like repairs, management and vacancy. A variable-rate line can also squeeze cash flow after the interest-only window closes. Have a clear exit for the money you draw. The line produces cash. It does not buy the next property by itself, and a separate purchase loan gets judged on the new property’s rent.

A worked picture helps. Say you own a duplex in an LLC with no first mortgage, a 745 credit score and a lease in place. A first-lien line at 75% LTV is within the ceiling for lines up to $500,000. Suppose the lender sets the stress payment on the whole limit and your lease-based rent covers it near 1.2x. That clears the 1.10x test. Reduce the lease or raise the line size and the same property can fall below it. The lender’s own calculation decides. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Questions to Ask Before You Apply

A broker that shops several wholesale lenders will usually ask for these answers up front, because they sort the programs fast:

  • Do I have a lease in place, and is it at or near market rent?
  • Is title in my name or an LLC?
  • Do I have a first mortgage, and what is my credit score?
  • How long have I held title, and when did I last refinance?
  • Is the property a type that sits outside this lane?
  • How is coverage tested on a second lien when a first mortgage exists?
  • What happens to my payment when the draw period ends?

Credit tiers and leverage ceilings shift by program, and lenders update guidelines. Your file is underwritten individually, and nothing here is a commitment to lend.

Frequently Asked Questions

Can I get a DSCR HELOC on an Airbnb?

Sometimes, but not on booking income. The line is reviewed on a lease and the appraiser’s market rent, so you need a lease in place. If your rental has no lease and earns only on nightly bookings, a first-lien DSCR cash-out refinance is often the better fit, subject to lender guidelines.

Does nightly income count toward qualifying?

Not as the coverage figure on this line. The appraisal form used for the rent schedule measures monthly lease rent, so nightly revenue does not feed the coverage test.

Can my LLC hold title?

Yes, on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the same people as on your first mortgage.

How long do I have to own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Is a DSCR HELOC different from a consumer HELOC?

Yes. It is investor-purpose only, secured by a non-owner-occupied rental, and qualified on the property’s rent instead of your personal income. A home equity line on your own residence is a different, owner-occupied product, and this line is never offered on an owner-occupied home.
