Top DSCR HELOC Providers on an Airbnb Held in an LLC

Top DSCR HELOC Providers on an Airbnb Held in an LLC

The Quick Read: The right provider depends on how your Airbnb is leased, how it is titled, and how much equity you hold, not on a ranking. A DSCR HELOC can be written to an LLC that stays on title, and it is reviewed on the rental’s income instead of your personal income. The catch for an Airbnb is that this program tests against a lease and a long-term market rent figure, so a purely nightly-booking property often fits better in a different structure.

  • A DSCR HELOC is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
  • The LLC can hold title (investment property only), subject to program eligibility. The members sign as guarantors.
  • The coverage test runs on the full credit limit, not just the amount drawn.
  • A lease in place is required, which is where many nightly Airbnbs run into trouble.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Everything below is a typical guideline range through select programs, subject to underwriting. Nothing here is a commitment to lend.

Why “Top Providers” Is the Wrong Question

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches a file to the program that fits. No single provider is the top choice for every owner. The right one depends on your property type, credit profile, leverage need, and how the rental is leased.

That is why this article sorts providers by type. Naming and ranking companies would tell you little about whether your Airbnb fits.

Provider type How it qualifies you LLC on title?
Wholesale DSCR HELOC lender (through a broker) Rental income and the property Allowed on this program
Large retail bank, personal-income HELOC Your income and debt-to-income Often individual or trust only
Community bank or credit union Your finances plus the entity Sometimes, with guarantee
DSCR cash-out refinance lender Rental income and the property Commonly allowed

The broker’s edge is that one conversation reaches many lenders’ guidelines. Their overlays differ on property types, seasoning, and how they read rent. Matching your file to the right one up front saves you from a decline on a technicality.

Experian notes that home equity lines on investment property are harder to qualify for, and not every lender offers them. That matches what we see across our network: the pool is smaller than for a primary-home line, and the fit matters.

How Top DSCR HELOC Providers Treat an LLC-Held Airbnb

Across our wholesale network, the programs that write a rent-qualified line to an LLC follow a similar sequence. Here is how an LLC-held file moves, step by step.

Step 1: Pick the lien position. If you keep a first mortgage, the line is a standalone second lien behind it. If the rental has no mortgage, the line is a standalone first lien. It is never closed together with a purchase, and never a third lien.

Step 2: Confirm the vesting. The LLC stays on title. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to match the borrowers on the first mortgage.

Step 3: Run the coverage test. The line is reviewed on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The minimum is typically 1.10x. That is gross monthly rent divided by a qualifying payment, which is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. Taxes and insurance are not part of that qualifying payment. Whether the first-mortgage payment joins it on a second lien is something to confirm on the file with the lender, because the lender’s own coverage calculation governs.

Step 4: Establish the rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

Step 5: Value the property. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.

Step 6: Check eligibility. Credit, mortgage history, seasoning, and property type all have to clear. The sections below cover each.

Where the Airbnb Part Gets Hard

A lease in place is required, and the rent used for lender review is capped by the appraiser’s long-term market rent on Form 1007. Form 1007 is the rent schedule an appraiser completes to estimate what the property would rent for on a standard lease.

A nightly Airbnb with no lease has nothing to point to. Platform payout history and booking statements may be strong evidence of income. On this program, though, they do not stand in for the lease. If your property runs on nightly stays only, this lane generally does not fit.

Three situations tend to work better:

1. The property is leased. A furnished mid-term or long-term tenant is in place, with a lease that supports the coverage test.

2. A different structure fits the income. A DSCR cash-out refinance on a short-term rental is built to read short-term income evidence. It replaces the first mortgage instead of sitting behind it.

3. The line goes on another property. A line on a leased, separately titled rental can fund the Airbnb’s needs. The proceeds can go to the LLC, but the line stays tied to the collateral property.

Several property types are also outside this lane no matter how they are leased. Condotels are excluded. A property listed for sale in the prior 2 months is excluded, as are rural-designated property, hobby farms, and mixed-use. Many Airbnbs sit in condo-hotel buildings or rural cabins. Check the property type before spending time on the rest.

Short-term rental rules can vary by city, county, HOA, and property type. Confirm local rules before relying on projected rental income.

HELOC, DSCR Cash-Out, or Something Else?

This table shows how the options compare for an LLC-held Airbnb.

Your situation Structure that usually fits
Keeping a low first mortgage, rental is leased DSCR HELOC (second lien)
No mortgage, rental is leased DSCR HELOC (first lien)
Nightly bookings, no lease DSCR cash-out refinance
You want the lowest personal exposure possible Talk to an attorney first
Strong personal income, individual title Personal-income investment HELOC

A personal-income investment HELOC is underwritten to you: your credit, debt-to-income, and documented income. A bank statement HELOC reads deposits instead of tax returns. Those rules belong to those two products, not to a DSCR HELOC. Neither one is built around an LLC on title.

The tradeoff is simple. A line lets you keep the first mortgage and borrow only against the equity above it. A cash-out refinance replaces the first mortgage. If your existing first mortgage is one you want to keep, the line has the edge. If not, the cash-out may cover more situations.

The Program Numbers

These are ceilings and floors, not offers. Each is subject to underwriting.

Second lien (behind your first mortgage): Combined loan-to-value (CLTV), meaning the first mortgage balance plus the new line divided by value, goes up to 70% at a 720 credit score or better. Lines run up to $500,000. Below 720, there is no second-lien option. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

First lien (a rental with no mortgage): Loan-to-value (LTV) reaches 75% at 740 or better and 70% from 700 to 739, on lines up to $500,000. Lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better. The first-lien floor is 700. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

If you keep a first mortgage, only a second lien is available to you. A first lien exists only on a rental with no mortgage.

Line size and draws: Lines start at $50,000. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. Later draws are at least $5,000 each.

Terms: A 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. The rate and pricing terms come with the lender’s disclosures.

Credit and history: Mortgage history shows no 30-day late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves or cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Seasoning: A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Borrowers: U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

A declining-market flag lowers the ceiling by 5 points. Hazard insurance covers both liens, with flood coverage where required.

The complete DSCR loans guide explains how coverage tests work across the other loan types.

A Worked Example

Picture an LLC that owns a leased duplex with a first mortgage. The owner has a 740 credit score and wants a second-lien line. Two things decide the file. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

First, the equity. The program caps CLTV at 70%. If the first mortgage already sits at about 50% of value, the line has about 20 points of room. If the first mortgage sits near 65%, only about 5 points remain. At that point the $50,000 minimum line probably does not fit.

Second, the coverage. The test runs on a stress payment for the whole limit, even though at least 80% is drawn at closing. Suppose the rent clears roughly 1.2x on that stress payment. That is above the 1.10x minimum, so the file passes the test. If it came in near 1.05x, it would not. Lowering the line size would lower the stress payment and could bring the ratio back up. The lender’s own calculation governs, so treat all of this as illustrative.

Edge Cases That Break the General Rule

Deeding the property out of the LLC. Some owners consider moving title to themselves to qualify for a consumer-style line, then moving it back. Do not do that casually. The existing first mortgage may carry a due-on-sale clause. You would lose the LLC’s liability separation while title sits in your name. Title insurance can also be affected. Talk to an attorney first.

An LLC owned by a trust. It is generally still treated as an LLC. A consumer HELOC built around an individual or revocable trust will not accept it.

A personal guarantee on a consumer HELOC. A guarantee does not turn a consumer HELOC into an entity loan. It only helps with lenders that underwrite the entity itself, such as some community banks and credit unions.

Moving a mortgage into an LLC. That alone does not always remove it from your personal debt-to-income calculation in a personal-income program. It depends on that program’s rules.

Property in a new market. A property listed for sale in the prior 2 months is out. So is one with a solar lien.

Foreign nationals and ITIN borrowers. They are not eligible on this program.

Business-Purpose Treatment

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB describes a HELOC as an open-end line you can draw on repeatedly. The OCC’s handbook on the Truth in Lending Act lists credit to anyone other than a natural person among exempt transactions. An LLC is not a natural person. That is why consumer-style HELOCs, built around a personal borrower, usually cannot be written to an LLC. The barrier is product design. It is not a legal ban.

Pre-Application Checklist

Gather these before a broker shops the file:

  • The deed or title report showing how the property is vested
  • The LLC’s operating agreement, articles, EIN letter, and certificate of good standing
  • Guarantor identification and credit authorization for each member
  • The current lease, plus three months of rent receipts if the lease is above market
  • The first mortgage statement, if you are taking a second lien
  • Homeowner and flood insurance details
  • Proof of the dates you purchased or last refinanced the property
  • A clear view of any HOA or local short-term rental rules that apply

Key Terms Defined

Frequently Asked Questions

Can an LLC-owned Airbnb get a DSCR HELOC?

Sometimes. The program lets the LLC stay on title (investment property only), with the members signing as guarantors, but it requires a lease in place and tests against long-term market rent. A property booked only by the night usually does not fit. A leased property can, subject to underwriting and program eligibility.

Do I need a lease?

Yes, on this program. Without a lease, a DSCR cash-out refinance that reads short-term rental income is usually the better route.

Is the line tested on what I draw or on the full limit?

On the full limit. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. A smaller line lowers that payment and can improve the ratio.

Can I use it on a paid-off Airbnb?

Yes, as a standalone first lien, if the property is eligible. Loan-to-value reaches 75% at a 740 score or better and 70% from 700 to 739, on lines up to $500,000. Lines above that carry a 65% ceiling at 720 or better.

How long must I own the property first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
