The Quick Read: A DSCR HELOC qualifies a rental line on the property’s rent, but in the programs Lendmire places, that rent is the lease and the appraiser’s market rent rather than nightly Airbnb revenue, so the right provider depends on whether your short-term rental carries a lease and how the lender reads it.
- The line is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage, qualified on rent with no personal income calculation, subject to lender guidelines.
- Minimum coverage is 1.10x, tested on the entire credit limit, not just the amount you draw.
- Second liens reach 70% combined loan-to-value at a 720 score or better, on lines of $50,000 to $500,000, through select programs.
- Nightly platform income is not the qualifying income on this lane, and a lease in place is required, so a booking-only Airbnb with no lease belongs in a different product.
- Lendmire is a broker. It shops a network of wholesale lenders and matches the property to a program, so it does not rank providers.
What Is a DSCR HELOC?
A DSCR HELOC is a revolving line of credit on a rental property, qualified on the rent the property earns instead of the owner’s personal income. The name is a marketing label, not a standard national product, and it covers three different things that investors often blur together.
The first is a true revolving line on a rental, which most banks underwrite on the borrower’s own credit and debt-to-income. Some banks do not offer it on rentals at all. The second is a closed-end second lien, which pays out once and cannot be drawn again. The third is the product described here: a revolving line on a one-to-four-unit rental, qualified on the property’s coverage ratio.
In the programs Lendmire places, the line sits in one of two positions. It is a standalone second lien behind the first mortgage the owner keeps, or a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, never a third lien, and never a line on the owner’s own home. The rent qualifies the file: no traditional personal-income documentation, W-2s, pay stubs or personal debt-to-income ratio, subject to lender guidelines.
Entity ownership works too. An LLC can hold title on investment property, subject to program terms. The members sign as guarantors, and the borrowers on the line need not be the borrowers on the first mortgage.
Why a Provider List Is the Wrong Starting Point
The best provider for your Airbnb depends on your property, your lien position, your credit profile and how the rent is documented. Any fixed leaderboard ignores those variables. Programs also change, and each file is underwritten on its own facts.
A broker sees the difference from the other side. Lendmire works with a network of wholesale lenders, and the programs in that network differ on a handful of mechanics. Those mechanics, not a brand name, decide whether your short-term rental fits:
- Income basis. Some programs use actual platform history. Some use a third-party market projection. Others fall back to the appraiser’s rent schedule or a lease.
- Lien position. Some lenders will not sit behind an existing first mortgage on a rental.
- Vesting. Some lines allow only individuals or trusts. Others allow an LLC.
- Valuation path. Automated valuation with an inspection report on smaller lines, full interior appraisal on larger ones.
- Seasoning and draw rules. How long you must have owned, and how much of the line is drawn at closing.
- Property eligibility. Condotels, row homes, rural-designated property and leaseholds sit outside many programs.
The lenders that write short-term-rental lines differ on every one of these points. Matching your file to the right combination is what a broker does, and it is the honest substitute for a ranking.
How Underwriting Treats Airbnb Income, Step by Step
The underwriter tests whether the rent covers a stressed payment on the full line. Platform revenue only enters the picture if the program accepts it as the rent figure, and this lane does not.
Step one: confirm the property fits. Eligible types include single-family homes, townhomes, planned unit developments, two-to-four-unit properties and condominiums, including non-warrantable ones. A two-to-four-unit building can have at most one vacant unit. The program excludes rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, mixed-use buildings and a property listed for sale in the prior two months. A condotel-style Airbnb unit is out on property type alone.
Step two: establish the rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. The market rent comes from the appraiser’s Form 1007 rent schedule.
That form is the first place where Airbnb income runs into trouble. Fannie Mae’s appraiser guidance says the 1007 is built from monthly-lease comparables and cannot estimate a nightly fee for a short-term rental. McKissock, an appraiser-education provider, says the form was not designed for single-family short-term rentals and that business income falls outside its scope. Fannie Mae’s guidance also rejects multiplying a nightly rate by 30 as a valid method. That agency guidance is context rather than a rule for these loans, and it matters here only because it explains what the appraisal can and cannot prove.
Step three: run the qualifying payment. The payment is a fully amortizing payment of principal and interest on the entire credit limit, stressed 2 percentage points above the starting rate. Taxes and insurance are not part of it. The coverage ratio is gross monthly rent divided by that payment, and 1.10x is the program minimum, subject to underwriting. Confirm on your file how the lender treats the first-mortgage payment on a second lien, because that detail governs the lender’s own coverage calculation.
Step four: size the line against value. Leverage depends on lien position and credit tier, covered below.
Step five: order the valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, paired with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.
Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.
A Worked Coverage Example
Coverage is the monthly rent divided by the stressed payment on the full limit, so the size of the limit you request moves the number more than anything else. The figures below are illustrative, and the lender’s own calculation governs.
Picture a duplex whose lease and market rent agree. Assume the rent covers the stressed payment on a $250,000 limit at roughly 1.3x. That clears the 1.10x minimum with some room. Request $400,000 on the same property and the stressed payment rises in proportion to the limit. Coverage falls toward 0.8x, and the file fails the test even if you plan to draw only part of the line.
Leverage is the second gate. On a second lien, the first mortgage balance plus the new line cannot exceed 70% of value at a 720 score or better. Say your first mortgage sits at 55% of value. That leaves room for a line worth up to 15% of value. A borrower who wants more than that headroom allows is not looking at a coverage problem. The question there is whether the equity is really available.
Now apply this to a short-term rental. Suppose your Airbnb grosses well above what a twelve-month tenant would pay. The extra revenue does not raise the rent used for lender review unless a lease above market is supported by three months of receipts. If the lease is at market, the appraiser’s number and the lease number match, and that is the figure the test uses.
HELOC, Cash-Out Refinance or Bank HELOC?
Choose by what you need the money to do. A revolving line suits staged spending. A cash-out refinance suits a single large draw, and a bank line suits a borrower whose personal income carries the file.
| Factor | DSCR HELOC | DSCR cash-out refinance | Bank HELOC on a rental |
|---|---|---|---|
| Structure | Revolving second or first lien | Replaces the first mortgage | Revolving, often limited |
| Reviewed on | Rent coverage | Property income, per program | Personal income and DTI |
| First mortgage | You keep it | Paid off and replaced | You keep it |
| LLC title | Allowed, subject to program terms | Depends on the program | Often limited |
| Payment step-up | When the draw period ends | None from a revolving period | When the draw period ends |
The line’s biggest advantage is that it leaves your existing first mortgage untouched. If that first mortgage carries terms you would not want to give up, a second lien reaches the equity without a refinance. A cash-out refinance can be the cleaner choice when you would rather hold one loan, or when you want the whole amount at once.
The bank HELOC wins in one case. A W-2 earner with strong income, one rental and a relationship at a bank that lends on non-owner-occupied property may find that route simpler. If personal income carries the file, the DSCR route gives no advantage. It earns its place when the personal file is the obstacle or when the owner holds title in an LLC.
The Structure of the Line
The draw rules are specific, and they surprise borrowers who expect a flexible line. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000 each.
The draw period runs 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
The payment step is the risk to plan around. The CFPB’s HELOC brochure explains that monthly payments may change even when you do nothing, and that repayment begins when the draw period ends. Experian’s explainer on draw periods makes the same point and adds that some home equity lines carry a balloon payment. On this program the repayment period amortizes fully, so the main shock comes from the interest-only payment turning into principal and interest on the whole balance.
Where the General Rule Breaks
The rule that rent qualifies the line holds in most cases. These are the situations where it does not.
A booking-only Airbnb with no lease. A lease in place is required on this lane. An owner who rents only by the night has no lease to show, so the file does not fit. A furnished mid-term rental on a signed lease is a different case, and it may fit if the other terms work, subject to underwriting.
A lease above market. This is the one exception to the lesser-of rule. Three months of rent receipts supporting the higher lease can lift the rent used for lender review. Owners with a true above-market lease should gather those receipts before applying.
A purchase or refinance made recently. Seasoning applies. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). A new Airbnb investor who bought last quarter will wait.
A borrower at 700 to 719 with a first mortgage. Second liens need a 720 score. Lien type is not the obstacle for this borrower; the line is out because the second-lien floor is 720.
A first-lien line with a high balance. First liens on a rental with no mortgage reach 75% loan-to-value at 740 or better on lines to $500,000, and 70% from 700 to 739. Lines above $500,000 and up to $1,000,000 carry a 65% loan-to-value ceiling at 720 or better.
Borrower eligibility. The program serves US citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
Declining markets and a few other flags. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower. Hazard insurance must cover both liens, with flood coverage where required.
Footprint. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Key Terms Defined
Debt service coverage ratio (DSCR): The property’s gross monthly rent divided by the qualifying monthly payment.
Draw period: The stretch when you can borrow from the line and pay interest only on the drawn balance.
Combined loan-to-value (CLTV): The first mortgage balance plus the new line, divided by the property’s value.
Form 1007: The appraiser’s single-family rent schedule, built from monthly-lease comparables.
Stress payment: A fully amortizing payment on the whole credit limit at a rate set above the starting rate, used only to test coverage.
Second lien: A loan that sits behind the first mortgage and is paid after it if the property is sold or foreclosed.
What to Prepare Before You Apply
A short checklist keeps the file clean, because lenders read the lease, the credit report and the valuation closely.
- The signed lease, plus three months of rent receipts if the lease sits above market rent.
- Proof of title, including the settlement date, and the date of any recent refinance.
- The first mortgage statement, so the combined leverage can be calculated.
- Your credit profile: no 30-day mortgage late in the last 12 months, and at least 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu.
- Entity documents if an LLC holds title, with guarantor details for the members.
- A realistic limit. Ask for the amount the coverage test supports, because a smaller limit raises the ratio.
No reserves are required on this program, subject to lender guidelines. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Frequently Asked Questions
Can Airbnb income qualify me for a DSCR HELOC?
Not as nightly platform revenue on this lane. The rent used for lender review is the lesser of the appraiser’s market rent and the lease, unless three months of receipts support a lease above market. A property run on a lease can fit, subject to lender guidelines. A booking-only unit with no lease is better matched with a different DSCR product.
Does the coverage test use only the amount I draw?
No. The test runs on a payment for the entire credit limit, stressed above the starting rate. Requesting a smaller limit raises your coverage, and it is often the simplest fix when the number comes in under 1.10x.
How long do I have to own the rental first?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Can my LLC hold the property?
Yes, subject to program terms. The LLC can stay on title for investment property, the members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
Which provider fits an Airbnb best?
It depends on lien position, credit tier, property type, how the rent is documented and how much leverage you need. A broker with several wholesale lenders can match the file to the program whose guidelines fit it. No single name is right for every short-term rental.
