Top Investment Property HELOC Providers on a Paid-Off Rental With No Mortgage Balance

Top Investment Property HELOC Providers on a Paid-Off Rental With No Mortgage Balance

The Quick Read: The providers that write a line against a rental you own outright depend on your title, credit profile, property type, and state, so no single ranked list fits every borrower. Lendmire is a mortgage broker, not a lender. It shops a network of wholesale HELOC lenders and matches the file to the program that fits. A paid-off rental removes the first-mortgage hurdle, but it does not remove the lender’s own limits on leverage, credit, and title.

  • On an investment property, the network ceiling is 70% CLTV, with a maximum line of $500,000.
  • Credit of 700 or better is a hard floor on investment lines.
  • The borrower must hold title personally or in a revocable living trust. LLC-owned rentals are not eligible.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment, with no shorter Tennessee variant for investment lines.
  • Availability is limited to Lendmire’s 16 full-service states.

Why a Ranked List Misleads Here

No honest ranking exists for this product. The right provider depends on facts about your file, not on a brand’s popularity.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet notes that investors face a smaller pool of lenders on a rental than on a primary home, and that qualification requirements are strict. Many banks only write lines on owner-occupied homes. That thin field is the real story. A list of ten names would hide the fact that most of them may not lend on your property, in your state, in your ownership structure.

That is why the broker model matters. A broker shops several wholesale lenders and matches your scenario to the program that fits. The best program for your situation turns on property type, credit profile, how much cash you want, and how the deed reads. This article skips the brand parade and explains what decides who will lend.

What a HELOC on a Paid-Off Rental Actually Is

It is a revolving line of credit secured by the rental, which you draw on as needed. NerdWallet’s HELOC explainer compares it to a credit card secured by property.

With no mortgage balance, the new line is the only lien on the property. In the network’s structure, a standalone line can sit in first or second lien position, so a free-and-clear rental fits naturally. That differs from a typical rental HELOC, which sits behind an existing first mortgage.

One point surprises people. The line itself floats. Pricing varies across both the draw and the repayment period and never converts to fixed. Plan for payment movement, not a locked number.

How Underwriting Treats It, Step by Step

A bank-style investment line is underwritten on you personally, not on the rent. Here is the sequence a lender follows.

1. Occupancy and property type. The lender confirms the property is a non-owner-occupied rental and that it is an eligible type. Single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible.

2. Title and vesting. The borrower must hold title individually or in a revocable living trust. This step stops many files before they start.

3. Credit. Investment lines require a minimum 700 credit profile. The score model is single-bureau and keyed to the primary wage earner. The report must be no more than 90 days old at closing.

4. Income and DTI. The maximum ratio is 50%, with tighter limits at lower scores. The lender reviews your file on the interest-only payment calculated on the maximum draw, a conservative test.

5. Equity and sizing. The lender applies its CLTV cap to the property value and subtracts any existing liens.

6. Valuation. Lines of $500,000 or less ordinarily use automated valuation with no traditional appraisal. A borrower may still request a full appraisal.

That last point has a practical consequence. An investment line caps at $500,000, so it always lands in the automated-valuation lane.

Sizing a Line on a Free-and-Clear Rental

The formula is simple: property value times the CLTV cap, minus existing liens. With no liens, the cap alone sets the ceiling.

On an investment property, the network ceiling is 70% CLTV, and both the 700 and 720 credit tiers reach that same 70%. A score above 700 therefore does not raise the leverage available. The maximum line is $500,000.

Here is how that plays out. Picture a rental valued at $400,000 with no mortgage. The 70% cap means the line can be sized up to 70% of that value, subject to lender review. On a $900,000 free-and-clear rental, the 70% cap would suggest a larger number, but the $500,000 line maximum would bind first. Higher-value properties hit the dollar cap before the percentage cap.

Market surveys differ. Experian reports that investment HELOC caps are typically around 80% across the broader market and that lenders want at least 20% equity remaining after the full draw. That is a market-wide statistic. The network figure for an investment property is 70% CLTV.

At least 75% of the line is drawn at closing, so this is not a pure standby line. Budget for most of the balance being outstanding from day one. After closing, the minimum subsequent draw is generally $1,000 under the longer-runway structure, with Texas at $4,000. That minimum is stated for the longer-runway program, which is the one that sets subsequent-draw minimums, and the Texas figure is a state-level exception to the $1,000 baseline.

Which Lender Types Offer These Lines

This section describes categories, not companies. Stance varies widely.

Lender type Typical stance on rental HELOCs Best approach
Large retail lenders Often primary-home only Ask before applying
Community banks and credit unions Sometimes, with local ties Relationship and portfolio fit
Wholesale HELOC lenders Written through brokers Broker shops the match
DSCR lenders Rent-based cash-out, not a line Compare as an alternative

The wholesale route is where a broker adds value. Because Lendmire works with several wholesale lenders, it can compare programs that differ on leverage, credit, and property rules rather than offering one lender’s single answer. Where the two wholesale programs differ, each figure applies only within its own program’s terms.

Two Programs, Two Structures

Lendmire’s network places investment lines through select wholesale partners with two draw structures. Primary residences and second homes can use either. Investment lines use only the first.

Feature Longer-runway program Higher-leverage program
Draw period 5-year interest-only 3-year interest-only
Repayment 25 years 17 years
Available on investment lines Yes No

The names above label the two wholesale programs for this article. The longer-runway program is the one that applies to a paid-off rental. In Tennessee, both structures shorten, with 5-year draw lines repaying over 10 years.

Longer-runway lines also set tighter tradeline rules. Borrowers need two tradelines seasoned 12 months or one seasoned 24, with housing history standards applied across all financed properties. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Where the General Rule Breaks

A few edge cases change the answer entirely.

LLC-owned rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. This is the sharpest structural difference from a DSCR loan, subject to lender program eligibility on the DSCR side. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead. Changing title can carry legal and insurance consequences, so confirm with an attorney first.

Properties above the line cap. A line above $500,000 is available on primary residences only. It requires 700 or better credit (720 on the longer-runway program) and a full appraisal. It does not apply to rentals.

Texas. The 12-day waiting period, one-lien-at-a-time rule, and 12-month seasoning apply to primary residences only. Texas investment properties are eligible as non-homestead transactions, limited to 10 acres.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Large portfolios. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible. Combined exposure caps at $750,000 on the longer-runway program.

Credit history events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on investment files follows the 7-year path, with deed-in-lieu, pre-foreclosure, or short sale at 4 years.

Short-term rentals. NerdWallet notes that some lenders restrict investment lines by location or by whether the home is rented year-round. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens divided by property value.

Draw period: The stretch when you can borrow and pay interest only.

Repayment period: The stretch after the draw ends, when principal and interest are both due.

Vesting: The legal way title is held, such as personally or in a trust.

Automated valuation: A computer-based value estimate used in place of a full appraisal.

Lien position: Whether a lender stands first or second in line for repayment.

HELOC, DSCR Cash-Out, or Leave It Alone?

A HELOC and a DSCR cash-out refinance are underwritten differently. One is a revolving line tested largely on you personally. The other replaces or adds a loan and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Investment HELOC DSCR cash-out refinance
Reviewed on Personal credit and DTI Property rental income
Title Individual or revocable trust LLC allowed, per program
Leverage ceiling 70% CLTV on investment About 75% LTV, standard rentals
Structure Revolving, floating Term loan, fixed options
Best fit Recyclable capital, personal profile Entity-held or income-driven files

Since this article is about a paid-off rental, one more point matters. The short version: a line suits an investor who wants to recycle capital across deals, while a lump-sum refinance suits one who wants a fixed structure and entity-friendly title. A DSCR cash-out typically tops out near 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation, and clearing 1.00 coverage is where many select programs start. Clearing that number is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.

For borrowers weighing a larger debt-free portfolio strategy, the complete DSCR loans guide walks through how the rent-based path works.

The Paid-Off Checklist

Before applying, confirm the basics.

  • The old lien release is recorded, and title is clean.
  • Title is held in your name or a revocable living trust.
  • Insurance reflects the current ownership.
  • Leases and rent history are current.
  • Your credit report meets the lender’s recency requirements, which vary by file and lender.
  • The property is not listed for sale, where that restriction applies.
  • Your state is one of Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

That last item matters. Availability for these lines is narrower than Lendmire’s 41-market DSCR footprint. A rental in a state outside the 16 would need a DSCR route instead.

Risks of Debt on a Debt-Free Asset

Adding a lien to a free-and-clear property trades safety for flexibility. Three risks deserve a hard look.

  • Floating payments. Pricing never converts to fixed, so payments can change, and the repayment phase brings principal due on top of interest.
  • Payment shock at the end of the draw. After 5 interest-only years, the 25-year repayment begins.
  • Debt that is real from day one. Because most of the line is funded at closing, interest accrues on a large balance almost immediately.

One more practical point: if borrowed funds will fund a down payment on another rental, the purchase lender decides whether those funds count as acceptable. Confirm with that lender before relying on the plan.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. IRS Publication 936 ties home-equity interest deductibility to using the funds on the home that secures the loan.

Frequently Asked Questions

Can I get a HELOC on a rental I own with no mortgage?

Often yes, but only through a smaller group of lenders. On the network, an investment line requires 700 or better credit, individual or revocable-trust title, and a 70% CLTV ceiling. Qualification is subject to lender guidelines and full file review. This is not a commitment to lend.

How much can I borrow against a paid-off rental?

The ceiling is 70% CLTV on an investment property, up to a $500,000 maximum line. Lines start at $25,000, or $10,000 in Michigan. Higher-value rentals reach the dollar cap before the percentage cap.

Can my LLC-owned rental qualify?

No. LLCs and similar entities cannot hold title on these lines. The usual paths are moving title into your name or a revocable living trust, or using a DSCR cash-out refinance, depending on program guidelines. Speak with an attorney before changing vesting.

Do I need an appraisal?

Usually not. Investment lines cap at $500,000, so they ordinarily use automated valuation. A borrower may request a full appraisal, and a higher CLTV may call for a secondary valuation.

What types of rentals are not eligible?

Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

A paid-off rental is the strongest collateral an investor can bring to a lender. The real question is whether the line, the refinance, or no debt at all serves the next acquisition.
