What Is a DSCR HELOC on an Airbnb Property Instead of a Business Loan?

What Is a DSCR HELOC on an Airbnb Property Instead of a Business Loan?

The Quick Read: Usually, a DSCR HELOC is a home equity line on a rental, written as a standalone second lien behind your first mortgage (or as a standalone first lien on a rental with no mortgage) and qualified on the rent covering a stress payment instead of your personal income, so it is not a business loan, though it fits an Airbnb only when a lease and market rent support the test. The label is informal, so confirm what each lender means by it.

  • The rent qualifies the line, with a minimum coverage ratio of 1.10x, subject to underwriting.
  • A second lien reaches up to 70% combined loan-to-value at a 720 credit score or better, on lines of $50,000 to $500,000, through select programs.
  • A lease must be in place, so a nightly-only listing with no lease usually belongs on a different path.
  • The line has a 5-year interest-only draw period, then a 25-year repayment period, at a variable rate.
  • Your LLC can stay on title, and the members sign as guarantors.

Key Terms Defined

DSCR (debt-service coverage ratio): the rental’s gross monthly rent divided by the qualifying payment. A higher number means the rent covers the payment with more room.

HELOC (home equity line of credit): a revolving line secured by a property, where you draw against the available equity.

Lien position: your place in line if the property is sold to pay debts. A first lien is paid first, and a second lien is paid after it.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.

Draw period: on this line, the first 5 years, when you pay interest only on what you have drawn.

What Is a DSCR HELOC, Really?

A DSCR HELOC is a revolving line of credit secured by a rental you keep, qualified on the rental’s rent. It is not a standard, regulated product name. Lenders use the phrase loosely, and it blends two different loans.

A traditional HELOC is judged mainly on you: your credit, your debts, and your income. A DSCR loan is judged mainly on the property: does the rent cover the payment? The line described here takes the revolving structure from the first and the rent-based test from the second.

In practice it comes in two shapes, and each is a standalone loan. The first is a second lien behind the first mortgage you keep. You do not refinance that mortgage, so whatever terms you hold on it stay in place. The second is a first lien on a rental with no mortgage at all.

Neither shape is ever closed together with a purchase, and neither is a third lien. It is also never a line on your own home or a second home. It applies to non-owner-occupied one-to-four-unit rentals only.

Experian warns that some home equity lines carry a balloon payment, meaning the whole balance plus interest comes due when the draw period ends. That is worth checking on any line you compare. This program instead moves to a fully amortizing 25-year repayment period after the draw period, subject to underwriting and the lender’s disclosures.

How Is It Different From a Business Loan?

A business loan looks at the company’s cash flow and often asks for a personal guarantee. A DSCR HELOC looks at one rental’s rent against a stress payment on the whole line, and it does not run a personal debt-to-income calculation. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

That does not mean you walk away from responsibility. If the rental sits in an LLC, the members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line also need not be the borrowers on the first mortgage.

The file also stays narrower than a business loan’s. A business loan can pull in the company’s financials and credit history. A DSCR HELOC keeps the file to the rent, the lease, the credit report, and the valuation. Every one of those is documented.

The tradeoff is size and flexibility. A business line can be sized to a company’s revenue. This line is sized to one property’s equity, within the leverage ceilings below.

How the Coverage Test Works

The minimum coverage is 1.10x, subject to underwriting. You divide gross monthly rent by the qualifying payment. That payment is a fully amortizing principal-and-interest payment on the entire credit limit at the start rate plus 2 percentage points, which makes it a stress payment. Taxes and insurance are not part of it.

The stress payment is built on the whole line, not just the drawn balance. A line you only partly draw is still tested as if fully used. That is deliberate, and it keeps the line sized to what the rent can carry.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most 1 vacant unit.

Picture a duplex with a first mortgage equal to 45% of its value. At the 70% combined ceiling, a line could add up to 25% of value on top of that mortgage, if the rent clears 1.10x on the full line. If the rent comes up short, the line shrinks until it clears.

Whether the first-mortgage payment joins the qualifying payment on a second lien is not something to assume. Confirm on the file how the lender treats it, because the lender’s own coverage calculation governs. Illustrative arithmetic never replaces that calculation.

Where Does Airbnb Income Fit?

On this line, Airbnb income fits only when a lease and an appraiser’s market rent carry the file. The line does not run a short-term-rental income calculation. Nightly platform revenue, AirDNA projections, and hosting history do not set the rent used for lender review.

That cuts both ways. A HELOC on this program does not use the short-term-rental history calculation, so a newly converted listing is not penalized for a short track record. But the rent that counts is long-term rent supported by a lease. Form 1007 is the appraiser’s long-term rent schedule, and it does not capture nightly income cleanly.

So a few situations point away from this line:

  • A property run purely nightly with no lease usually fits a DSCR cash-out refinance better. In Lendmire’s complete DSCR loans guide, short-term-rental programs qualify the property using AirDNA projections or historical platform income, and they typically apply stricter eligibility.
  • A condotel is not eligible on this line.
  • A property listed for sale in the prior 2 months is not eligible.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Short-term rental income is also seasonal and uneven. Annualizing a peak-season stretch overstates what the property earns across the year.

Leverage, Line Size, and Draw Rules

Leverage depends on lien position and credit score, and every figure below is a ceiling, not an offer. All of it is available through select programs and is subject to underwriting.

On an investment property, a second lien reaches up to 70% CLTV at a 720 credit score or better, on lines up to $500,000. Below 720 there is no second-lien option. A borrower who keeps a first mortgage can only take a second lien. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

A first lien exists only on a rental with no mortgage. It reaches up to 75% LTV at 740 or better and 70% LTV from 700 to 739, on lines up to $500,000. Lines above $500,000 run to $1,000,000 at a 65% LTV ceiling, at 720 or better. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Lines start at $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

For about the first five years you pay interest only on the drawn balance, at a variable rate. Then the line moves to a 25-year fully amortizing repayment period, with a 30-year maturity. Expect the payment to step up when repayment begins. Plan for that before you draw.

The mortgage history requirement is no 30-day late in the last 12 months. The program also asks for 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu. No reserves and no cash to close are required. Each borrower is limited to 5 loans or $2,500,000 with the program.

Across Lendmire’s wholesale network, this is a narrower, more specialized lane than a cash-out refinance. It trades flexibility for the chance to keep your existing first mortgage untouched.

Which Properties and Borrowers Fit

Eligible properties include single-family homes, PUDs, townhomes, and two-to-four-unit buildings. Warrantable and non-warrantable condominiums are also eligible, along with lots up to 10 acres. The leverage tiers above govern every property type.

The program excludes rural-designated property, row homes, and condotels. It also excludes commercial or agricultural property, leaseholds, land trusts, and age-restricted communities. Hobby farms, modular and log homes, land contracts, and mixed-use are out. So is a property with a solar lien.

Borrowers can be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is a broker that arranges the line through a wholesale lender in its network. The lender reviews and approves the file.

Seasoning applies as well. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Which Path Fits Your Airbnb?

Choose the structure that matches how the property earns and who holds title. The table compares three options side by side.

Factor DSCR HELOC Business loan DSCR cash-out refinance
What gets judged Rent vs. stress payment Company cash flow Property income vs. payment
First mortgage Stays in place Separate loan Replaced by new loan
Guarantee LLC members guarantee Personal guarantee often asked Typically guarantor on file
Airbnb income Lease and market rent Business financials Platform history or AirDNA
Best use Tap equity, keep first mortgage Fund business needs Pull equity, nightly-income property

Use these quick rules to sort your own situation:

  • Choose the DSCR HELOC if you like your first mortgage, the rental has a lease, and you want a revolving line qualified on rent.
  • Choose a DSCR cash-out refinance if the Airbnb earns nightly with no lease, or your first mortgage has terms you want to replace.
  • Choose a business loan if you need money sized to a company’s cash flow, and you are comfortable with a likely personal guarantee.
  • Use a HELOC on another property if you want to fund a purchase down payment. The line is secured by a property you already own, and the DSCR loan on the new rental is judged on that rental’s income. The line’s payment is still yours, so a property can clear the ratio and still run tight.

One more comparison matters. A HELOC on a rental that is reviewed on personal income is a different program with its own rules, and so is a bank statement HELOC. Those programs judge you, and they ask for your income file. This line does not.

Lendmire’s article How to Use an Investment Property HELOC to Start or Fund a Business covers that use in depth.

What Documents and Steps to Expect

The file is narrower than a business loan, but it is not empty. Expect the lender to review the lease, any rent receipts, the credit report, and the first mortgage statement. If the rental is in an LLC, expect entity documents too.

For valuation, lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted.

Title work follows size and lien position. A first lien and second liens above $400,000 take a full title policy. Smaller second liens use an owner-and-encumbrance report. Hazard insurance must cover both liens, and flood coverage applies where required.

A sensible order of steps:

1. Confirm the property type, lien position, and your score tier.

2. Check that the rent and lease produce a coverage ratio of 1.10x or better on the full line.

3. Choose the line size inside the leverage ceiling for your tier.

4. Gather the lease, receipts, entity documents, and first mortgage statement.

5. Review the lender’s HELOC disclosures, including how the variable rate and repayment period work.

The CFPB’s HELOC booklet explains that a line is secured by your property and moves from a draw period to a repayment period. It also cautions that a line’s terms may restrict renting the property. This lane is written for non-owner-occupied rentals, so rental use is the point of it. Still, read the line agreement before you rely on the income.

Frequently Asked Questions

Is a DSCR HELOC the same thing as a DSCR loan?

No. A DSCR loan is a term loan, usually a purchase or a cash-out refinance, and it replaces your first mortgage when you refinance. A DSCR HELOC is a revolving line written behind your existing first mortgage, or as a first lien on a rental with no mortgage. Both qualify primarily on the property’s rent, subject to lender guidelines.

Can I use a DSCR HELOC on an Airbnb with no lease?

Generally no. A lease in place is required, and the rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A property that earns only nightly income usually fits a DSCR cash-out refinance better. That path can use platform history or AirDNA projections.

Can my LLC hold the property?

Yes. Vesting in the owner’s LLC is allowed on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

How soon can I take a line after buying or refinancing the rental?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Do I have to draw the whole line at closing?

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. After that, each later draw is at least $5,000. Because of the draw rules, size the line to money you plan to use, not to the highest amount the equity allows.
