How to Qualify for a 40-Year Super Jumbo DSCR Loan

How to Qualify for a 40-Year Super Jumbo DSCR Loan

The Quick Read: Qualifying means clearing a stack of gates in order: loan size, credit, rental coverage, reserves, appraisal and property type. Programs review the file primarily on the property’s rental income covering the payment, not on traditional personal-income documentation, subject to lender guidelines and underwriting. The 40-year label usually means a long note with a 120-month interest-only window, not 40 years of principal paydown.

  • Leverage steps down as the balance rises: typically 80% on a purchase to $1,000,000, then 75% to $3,000,000, then 65% to $4,000,000.
  • Credit starts at a 660 floor on loans to $3,000,000 and 700 above that. The higher size bands need 700 to 720 for top leverage, subject to underwriting.
  • Coverage of 1.00 earns full leverage. Sub-1.00 paths exist through select lenders, but LTV and terms adjust.
  • Reserves are typically 6 months on the subject property, 12 for first-time investors.
  • Two appraisals are required above $2,000,000.

Lendmire is a mortgage broker. It arranges these loans through select lenders in a wholesale network covering 41 markets, including Washington, D.C. Lenders review and approve. Nothing here is a commitment to lend.

Key Terms Defined

DSCR: the property’s monthly rent divided by its monthly housing obligation, which is principal, interest, taxes, insurance and association dues.

ITIA: interest, taxes, insurance and association dues, the payment used on interest-only files because no principal is included.

Interest-only period: the stretch of the loan, 120 months on these programs, when the payment covers interest only.

Super jumbo: a market label for balances well above the jumbo line. No regulator defines it. Each program sets its own tiers.

Amortization versus term: the term is how long the note runs. Amortization is the schedule used to pay principal down. They can differ.

Reset: the point where the interest-only window ends and principal payments begin.

What Does “40-Year” Actually Mean?

It means the note is built on a 40-year schedule, and most of the time the first ten years are interest-only. Trade press describes the structure the same way: Scotsman Guide reports that 40-year loans are non-QM products, commonly interest-only for up to ten years and then repaying principal and interest or refinancing. It also calls the product uncommon.

Three separate levers hide inside that label:

Lever What it controls What it does not change
Note term How long the loan runs The rent
Amortization Pace of principal paydown Qualifying income
Interest-only window Early-year payment size Rent and credit review

A longer schedule only shrinks the denominator of the coverage ratio. Rent stays where it is. An interest-only window also defers principal paydown, so it raises the total interest owed over the life of the loan. Confirm all three levers on the term sheet before you model anything. On the programs in Lendmire’s network, 30- and 40-year terms both carry a 120-month interest-only period, capped at 75% leverage and qualified on ITIA, subject to underwriting. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

What Makes a Loan Super Jumbo?

It is the loan amount, not the price, that makes a loan jumbo. The Federal Housing Finance Agency sets the conforming loan limit each year. Anything above it is a jumbo loan. Beyond that line, “super jumbo” has no official definition. It is a trade label.

In practice the line shows up in the program. Lendmire’s standard DSCR program stops at $3,000,000. The portfolio investor ladder carries qualified investors from $150,000 up to $10,000,000. The top of that range is not a flat offer. Above $4,000,000, every request is reviewed case by case before submission, purchase or rate-and-term only, with no cash-out.

How Does Underwriting Treat a 40-Year Super Jumbo DSCR File?

Underwriting works through gates in a fixed order. A miss at an early gate usually ends the file before the later ones matter.

Gate 1 is loan size, which sets the leverage ceiling. Every figure below is a ceiling through select wholesale programs, subject to underwriting.

Balance Purchase Rate-term Cash-out
$150K–$1M 80% 80% 75%
$1M–$1.5M 75% 75% 70%
$1.5M–$2M 75% 75% 60%
$2M–$3M 75% 75% 60%
$3M–$4M 65% 65% —
$4M–$6M 60% on review 60% on review —
$6M–$10M 60% on review 60% on review —

Leverage in the table above also depends on the borrower qualifying. The gates below set those limits.

Gate 2: Credit. The floor is 660 on loans to $3,000,000 and 700 above it. The top leverage cell in each band needs more: 660 or better to $1,000,000, 700 or better from $1,000,000 to $1,500,000, 720 or better from $1,500,000 to $3,000,000, and 700 or better above $3,000,000. A lower score takes a lower leverage cell in the same band. Above $3,000,000 the program also wants a clean housing history of 0x30x24, 48 months of seasoning after any credit event, a citizen or permanent resident borrower, no rural property, and no more than ten acres on a non-rural one.

Gate 3: Coverage. A ratio of 1.00 earns full leverage. No-ratio files reach $2,000,000 through a handful of lenders in the network, with a seven-year clean housing history and 0x30x24, and remain subject to underwriting.

Gate 4: Reserves. Six months of PITIA on the subject property, or ITIA on interest-only loans. First-time investors carry twelve months. Cash-out proceeds never satisfy the reserve requirement above $3,000,000. There are no extra reserves for other financed properties, and a borrower can hold up to 20 financed properties. Exact numbers vary by lender and program.

Gate 5: Appraisal. Loans above $2,000,000 require two appraisals. Rent comes from a lease or the appraiser’s market-rent schedule. The appraisal forms involved are the single-family rent schedule (Form 1007) and the 2–4 unit operating income statement (Form 1025).

Gate 6: Property and vesting. The programs cover 1–4 units, warrantable and non-warrantable condos, and condotels, each with its own leverage and size limits.

The structure works because these are business-purpose loans. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Which Payment Gets Tested?

The interest-only payment is what the program reviews the file on. The one that matters to you is the payment after the window closes. Test both.

Run the same rent through two denominators. During the 120-month window, the tested payment is ITIA. After the reset, principal joins the payment. On a 40-year schedule, principal is spread across 30 remaining years rather than 20, so the step-up is smaller than on a 30-year note, though still real. Scotsman Guide’s analysis of interest-only loans explains why 40-year amortization was introduced for these programs: underwriting on the higher post-interest-only payment makes qualifying harder, and a longer schedule softens the step.

Consider a rental clearing roughly 1.25x on the interest-only payment. After the reset, that same rent could land closer to 1.0x, or below it. A file that shows 1.25x today and 0.90x at year eleven is a file with a refinance dependency. Price that in before signing.

Purchase Versus Cash-Out at This Size

Cash-out gets tighter fast as the balance rises. It runs at 75% to $1,000,000 and 70% to $1,500,000. Above that it is 60%, and it is not available above $3,000,000. Proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above 60%. Borrowers at 680 credit or below get no cash-out above $1,500,000. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

For the documentation side, Lendmire’s piece How to Use 40-Year Amortization on a Super Jumbo Bank Statement Loan covers the alternative path. A purchase carries the highest leverage. Above $3,000,000, cash-out is off the table and rate-and-term is the refinance route.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where the General Rule Breaks

Short-term rentals. They qualify on documented operating history at a discount to gross rent. Programs use 80% of gross income, taken from twelve months of operating history on a refinance or the appraisal’s short-term-rent analysis on a purchase. Coverage must be 1.00 or higher, loans stop at $2,000,000, and the borrower must be experienced (twelve months owning income property in the last thirty-six). STR files are not eligible for the no-ratio path. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income, and municipal permission must be documented for the specific property.

First-time investors. Reserves double to twelve months, and a short-term rental is off the table.

Condos and condotels. Non-warrantable condos run to 75% and $1,500,000. Condotels run to 75% on a purchase and 65% on a refinance, capped at $1,500,000, with $250,000 cash-in-hand.

Rural and acreage. Rural property on five acres or less reaches 75%, and only on loans at or below $3,000,000. Acreage up to twenty acres is possible on loans to $3,000,000. Above $3,000,000: no rural property, and no more than ten acres on a non-rural one.

Interest-only. The window is 120 months to a 75% maximum, with coverage of 0.75 or better, qualified on ITIA. On a very large file, the interest-only option is often what lets the coverage number clear.

Documents Checklist

Entity paperwork, vesting documents and the operating agreement come first. A lease or rent schedule follows, along with proof of reserves that is not cash-out proceeds, and a clean housing history. Insurance quotes must be complete. For short-term rentals, twelve months of operating statements and the per-property permit file go in too.

Why Files Get Declined and How to Fix Them

  • Leverage asked above the tier. Size the request to the ladder before submission, not after.
  • Credit below the tier. A file at 680 that wants cash-out above $1,500,000 will not clear. Drop the proceeds or pay down.
  • Thin reserves. Cash-out proceeds cannot count above $3,000,000. Move liquid funds before the file goes in.
  • Coverage under 1.00 with full leverage assumed. Below 1.00, LTV and terms adjust, subject to underwriting.
  • Reset not modeled. A file that only works in the interest-only window invites a reconsideration of terms.

Planning the Exit and the Reset

Plan the year-eleven payment before closing. Three paths exist: refinance before the window ends, hold and absorb the amortizing payment, or sell. Refinancing at a large balance meets the same size ladder again, including lower cash-out limits, so equity and credit need to hold up. The CFPB’s truth-in-lending guide treats credit to buy or improve non-owner-occupied rental property as business-purpose credit. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

The same logic is in Lendmire’s complete DSCR loans guide, which walks through the underlying coverage math.

Frequently Asked Questions

Does a 40-year super jumbo DSCR loan exist?

Yes, through select wholesale programs. Loan sizes run to $10,000,000 on the portfolio investor program, and 30- and 40-year terms carry a 120-month interest-only option. Above $4,000,000 each request is reviewed case by case, subject to underwriting.

Is it 40 years of amortization?

Not with the interest-only option. The first 120 months pay interest only, and principal is repaid across the remaining 30 years. A fully amortizing 40-year schedule is a different structure, so confirm which one is on the term sheet.

Do I need personal income documents?

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, assets, appraisal, title and entity review still apply.

Can I buy in an LLC?

Entity vesting is welcome, with no layered entities, subject to lender program eligibility. Entity documents are among the first items reviewed.

What if the rent does not cover the payment?

Coverage from 0.75 to 0.99 is a real path to $2,000,000 through select lenders, but LTV and terms adjust, subject to underwriting. No-ratio files reach $2,000,000 through a handful of lenders in the network, with a seven-year clean housing history and 0x30x24, subject to underwriting.
