Nothing about the DSCR math changes conceptually. Rental income still gets divided by the mortgage payment to produce a coverage ratio. What changes is the source of that income number.

Before twelve months of operating history, a lender typically relies on market-projection tools or an appraiser’s short-term-rental income analysis. After twelve months, the file can use actual trailing income instead — platform statements, bank deposits, or a full profit-and-loss statement.
