For a refinance, most programs want twelve months of documented operating history. This can come from platform statements or a property manager’s ledger showing what the unit actually earned. For a purchase, there’s no track record yet. So underwriting usually relies on the appraiser’s short-term-rent analysis instead. That projected income gets counted at roughly 80% of the projected gross. This builds in a cushion for vacancy, cleaning turnover, and seasonality.

That haircut matters because a straight nightly-rate-times-30 calculation overstates what a unit will actually net after platform fees and slow months. The Leverage Ladder as Portfolios Get Bigger

In the $150,000 to $1,000,000 range, cash-out commonly reaches 75% on standard rentals (and separately, up to 70% is the relevant ceiling once short-term-rental collateral and higher balances are involved). Above $1,500,000, cash-out leverage typically compresses to around 60%, and cash-out generally isn’t available at all above $3,000,000 in this program. Short-term-rental loan amounts cap at $2,000,000 regardless of the broader ladder, which is worth flagging early for operators buying nightly-rental units at the high end of a market.

Above $4,000,000, lenders review every file in this program one by one before submitting it. This applies only to purchases or rate-and-term refinances — no cash-out is allowed here. Don’t assume a flat percentage applies once you’re above that amount. If you own five properties, this ladder usually matters less for any single loan. It matters more when you look at all your loans together. Each property you buy needs to pass its own coverage and leverage test on its own. That’s the main advantage over a conventional lender, who looks at your properties as a whole.

Reserves Get Heavier as the Portfolio Grows

Scaling operators often underestimate this part. Reserve requirements in this program are based on the property itself. Lenders typically want six months of the full monthly payment in reserves.
