Can I Use A DSCR Loan For Short-term Rentals?

Can I Use A DSCR Loan For Short-term Rentals?

Can I Use A DSCR Loan For Short-term Rentals — The Quick Read: Yes. Most DSCR lenders in the space will underwrite an Airbnb, VRBO, or similar nightly-stay property, but not every lender does it the same way — some accept trailing platform income, some lean on third-party market data, and some fall back to a standard long-term-rent number that undersells what the property actually earns. The catch isn’t eligibility. It’s which lender’s methodology you land on, because that choice can move the coverage figure enough to make or break the deal.

DSCR loans qualify a property on its own cash flow rather than the borrower’s personal income, so the mechanics work the same whether the tenant signs a 12-month lease or books three nights through an app. What changes with a short-term rental is how income gets documented, how conservatively it gets discounted, and how much operating history the file needs before a lender trusts the number. That’s the part worth understanding before shopping a property across different programs.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

How DSCR Underwriting Actually Treats Short-Term Rental Income

The ratio itself never changes: qualifying monthly income divided by the full monthly housing payment — principal, interest, taxes, insurance, and HOA dues if applicable. What moves is the income side of that fraction, and on a short-term rental there are three ways a lender can build it.

Trailing platform income. If the property already has a year of hosting behind it, actual booking revenue from Airbnb, VRBO, or a property manager’s statements is the strongest documentation path. Lenders generally want a full 12-month trailing window so a summer spike doesn’t get treated as a typical month.

Third-party market projections. For a purchase or a property without operating history, a market-data provider like AirDNA can substitute a projected revenue figure. AirDNA’s own methodology builds that number from comparable listings within roughly a 10-mile radius, weighted by bedroom count, bathroom count, and guest capacity (AirDNA Help Center). The platform draws on a large dataset — its calculator cites more than 15 million Airbnb, Vrbo, and Booking.com listings tracked daily since 2014 (AirDNA) — but a projection is still an estimate, not a verified actual.

Appraiser-prepared long-term rent as a fallback. Some lenders, or lenders without a dedicated STR overlay, still order the standard Fannie Mae Single-Family Comparable Rent Schedule (Form 1007) or, on 2-4 unit properties, Form 1025 (Fannie Mae Selling Guide). That form was built for a signed annual lease, and appraisal trade press is direct about the mismatch: “The 1007 is not designed for single-family properties used as STRs,” and it “precludes information about other services related to the property, vacancy rates, and business expenses” (McKissock Learning). Fannie Mae itself has had to clarify the form’s scope for conventional lending as STR volume grew (Fannie Mae Appraiser Update), and that scope simply doesn’t extend to nightly-stay operations — which is exactly why non-QM lenders built STR-specific alternatives on top of it.

Whichever path a lender uses, expect a haircut. STR revenue is more volatile than a lease payment, so it gets discounted before it counts. That’s underwriting conservatism, not a penalty — a lender wants to see the property cover its payment in a slow month, not just in July.

What Purchase and Refinance Leverage Actually Look Like

Across select lenders in Lendmire’s wholesale network, short-term rental purchases can reach up to 75% LTV on the strongest files, with cash-out and rate-term refinances generally topping out around 70% LTV. Most STR programs want a credit score around 700 and roughly 12 months of hosting or landlord experience behind the borrower — newer hosts aren’t automatically shut out, but the file usually leans harder on market-data projections rather than trailing income when that history is thin.

The minimum coverage ratio on both STR purchases and STR refinances is generally 1.00 on the strongest programs — but purchase and refinance overlays are set independently by each lender, and they’re never guaranteed to match on a given file. A 1.00 DSCR means the projected income covers the full payment with nothing left over on paper; it is a coverage threshold on select programs, not a house-wide standard, and stronger coverage ratios typically unlock better leverage. Loan sizes on standard STR programs generally run up to $3,000,000, with smaller-balance files routed through specific lenders in the network rather than a blanket minimum.

None of this is a promise. Every program range here reflects typical guidelines on select files in Lendmire’s wholesale network, and actual terms depend on the borrower’s credit profile, the property, reserves, and the specific lender’s overlay at the time of application.

Where the Deal Actually Falls Apart

Not every DSCR lender underwrites STR income at all. That’s the single biggest variable an investor runs into shopping the same property across different programs — one lender will price the deal off a market-data projection that clears coverage comfortably, and another will default to the appraiser’s long-term market rent and come back with a number that doesn’t clear at all on the same house. The property didn’t change. The lender’s methodology did.

This is where the practitioner-level gap actually lives. Files on properties in seasonal or vacation-heavy markets are the ones where the STR-versus-long-term-rent gap is widest — a beach or mountain property can show a coverage ratio well above target using trailing STR income, and fall meaningfully short using the same appraiser’s annual-lease number. Investors who assume every DSCR lender treats STR income the same way are the ones who get a surprising quote on a property they thought was a clean deal.

A quick way to vet a lender before wasting time on a file:

1. Ask directly whether the program has a dedicated STR income path, or whether STR properties default to standard long-term-rent underwriting.

2. Ask which documentation methods the lender accepts — trailing platform statements, AirDNA-style projections, or appraiser market rent — and whether more than one can be combined.

3. Ask what haircut or vacancy discount gets applied to projected income, since that discount directly sets the coverage figure.

4. Ask how a brand-new listing with no operating history is handled — some programs will use a market projection alone; others want at least partial trailing data before they’ll rely on it.

New Listings Without Operating History

A property with zero booking history isn’t automatically disqualified — it just shifts the file entirely onto third-party market data. Since there’s no trailing income to average, the lender leans on a comp-based revenue projection for the specific market, discounted the same way trailing income would be. This is common on a purchase transaction where the buyer intends to convert the property to short-term use, and it’s one reason purchase-side STR underwriting tends to be more projection-dependent than refinance-side underwriting, where a year of actual deposits is usually sitting right there.

Zoning, HOA Rules, and Insurance — The Part the Appraisal Won’t Catch

A property can clear every DSCR number on paper and still be sitting in a jurisdiction, or under an HOA, that doesn’t allow the use the loan was built around — and that gap is invisible to the AirDNA report or the appraisal. Short-term rental regulation has become close to universal in major markets, ranging from light registration requirements to outright bans on whole-home rentals. Some states preempt local governments from banning STRs outright, while others leave the decision entirely to individual cities and counties — and even preemption isn’t absolute, since older municipal ordinances can survive as grandfathered exceptions regardless of a newer statewide rule.

Condo and HOA governing documents add a separate wrinkle entirely apart from city zoning. An association’s CC&Rs can impose a 30-day (or longer) minimum-stay requirement even where the municipality allows nightly rentals outright — and that restriction has to be checked against the specific property’s recorded documents, because no lender’s income report will surface it. Regulatory enforcement is also getting more capable, not less: some states now require booking platforms to share host-level data — including nights booked and registration status — directly with local governments, a trend that raises the practical risk of an unregistered listing getting flagged. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

STR vs. Long-Term Rental DSCR — A Practical Comparison

Factor Short-Term Rental (STR) Long-Term Rental
Income source Platform history, market-data projection, or appraisal Signed lease amount
Income volatility Higher — seasonal, occupancy-driven Low — fixed monthly figure
Typical purchase LTV Up to 75% on strongest files Often similar or slightly higher, program-dependent
Typical refinance LTV Up to 70% Often up to 75%, program-dependent
Experience expected Roughly 12 months hosting on many programs Not typically required
Regulatory exposure Zoning, HOA minimum-stay rules, licensing Standard landlord-tenant rules

A property that falls short of a 1.00 coverage ratio on a long-term-lease basis isn’t automatically dead. Some select lenders in the network will still consider the file below that floor, adjusting leverage and terms to compensate — that’s a real path, not a workaround, and the specific structure available depends entirely on the individual lender’s overlay at the time of application.

A Note From the File Room

Files on seasonal-market STRs tend to move fastest when the borrower shows up with 12 full months of platform statements already organized month-by-month, rather than a single annual total — lenders reviewing seasonal income want to see the low months, not just the average, because that’s what tells them the property covers its payment in February as well as July. Files that only bring a lump-sum annual figure usually get sent back for the same request: break it out by month.

DSCR vs. conventional financing

Two common ways to finance an investment property in this market. They qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does the property need a full year of Airbnb history to qualify?

No. A property without operating history typically qualifies using a market-data projection instead of trailing platform income, though the lender will still apply a conservative discount to that projected figure. Once 12 months of actual bookings exist, many lenders shift to using the trailing statements instead, since actuals are generally viewed as stronger documentation than a projection.

Will every DSCR lender treat my Airbnb the same way?

No — this is the biggest variance point in the space. Some lenders have a dedicated STR income path using platform statements or market-data tools, while others default to a standard long-term-lease appraisal regardless of how the property actually operates. Asking directly whether a program has an STR-specific overlay before submitting a file saves time.

What if my short-term rental doesn’t clear a 1.00 coverage ratio?

Coverage below that level isn’t an automatic decline. Select lenders in the network will still review files with lower coverage, generally adjusting leverage and terms to offset the risk. The specific path available on a given file depends on that lender’s individual overlay at the time of application.

Does the city allowing Airbnb mean the loan will use STR income?

Not necessarily. Municipal legality and a lender’s willingness to underwrite STR-specific income are two separate questions. A legally operating short-term rental can still get evaluated as a standard long-term rental if the specific lender’s program doesn’t have an STR income path, which means none of the nightly-rate upside shows up in the coverage figure.

Can I close a DSCR loan on an Airbnb in my own name, or does it need an LLC?

DSCR loans are business-purpose products and are commonly closed in an entity, subject to lender program eligibility, though individual ownership can be available depending on the specific program. Either way, qualification runs primarily on the property’s rental income covering the payment rather than on the borrower’s personal income documentation.

Does personal use of my vacation rental affect the loan?

It can. DSCR loans rely on the property being classified as business-purpose, and heavy personal use of the property can complicate that classification. An owner planning significant personal stays should raise that upfront with the lender rather than assume the loan structure applies automatically.
